Good clean rooms though a little bit old. Affordable rates (with or without b'fast) and best located next to Surasak BTS (skytrain). Swimming pool at the rooftop makes it extremely pleasant and with a view over the area. Rooms are spacious and staff are friendly too.

We arrived at 2:30am and they were quick to help us get settled in our rooms on the 5th floor. The rooms were average--of course they could use some updating, but the bed was large, AC was cold, water was hot, wifi worked, and it was also super quiet despite the traffic noise outside. The washer and dryer were also on that floor-- very convenient for us. The hotel is nicely located by the SkyTrain and it's within a 5-minute walk from the Embassy of Myanmar-- convenient for those arranging a visa. Pool on the roof was refreshing and there were plenty of decent street food options right outside the door--there's also a friendly coffee lady right out front--15 baht for a tasty iced coffee! We will definitely consider staying here again when we're in Bangkok--good value for money.

Room Tip: We liked the 5th floor because of the easy access to the laundry room.

Cheap and convenient, ideally located for getting around Bangkok, just a few metres from the BTS station. I have stayed here a few times, without any major issues.
The small negatives (beds are hard, brekkie is not great and the pool area needs a spruce up) are more than countered by the good price and location.
Staff are very nice and always happy to help.
The small market just up the road provides some tasty and cheap eats on weekdays,

Never judge the place by it's price and it is true they are surely charging less than many hotels but the service is incredible and staff is very helpful. They have beautiful pool on the 10 floor, upside of this property is the location as it is right next to a BTS station and BTS is the best way to travel in BKK.

I will surely stay in the same place every time I am visiting BKK

I was staying here for 4 nights but only managed 3 (would have been less time but it was Chinese new year so difficult to find anywhere else at short notice). The whole experience left a lot to be desired. I've stayed in some bad places but this inn was the worst. The room was ok but sadly had problems with cockroaches and when eating breakfast in the tiny dining room I had the awful experience of a cockroach scurrying over the table, yuk!! Pretty much got out of there immediately.. On the plus side the reception staff were very pleasant.

Location:
pro - Absolutely the best location hotel as it situated just infront of BTS Surasak. After a whole days of shopping, just few step to reach your room are most welcomed.

cons - if seeking to get some light supper in the middle of the night, only 24-hrs 7-eleven provide you some food.

Room/Hotel:
Booked for a standard room but upgraded to deluxe room for free as we stay for 5 night there.
pros - the room is huge. Air cond workin in perfect condition. Clean toilet with a bath tub (have a nice warm dip with you love one :p ). The reception staff are wonderful and speak decent english.
Cons - the only bads of the room is the light are quite dim even with all the light turn on.

Price: One of the hotel that cheap but stay in a decent and comfortable room

Overall: Near to transportation, cheap and comfortable hotel.

I stayed at King Royal Garden Inn fo 4 nights. Best thing about this hotel is its location near BTS station, espesially comes usefull when trafic in the city gets heavy.

Room I was given was a delux room, which was big, but somewhat disorganized. For example, there was no sources of light right where you expect them too be, so the room seemed pretty dark. Also it may be impartant to some people, that the A/C was partly placed over the bed and had a strong flow even on min. settings, so I had to turn it off at night. I take heat pretty easily, so it was not a terrlible problem for me, but it may be for some.

Bathroom was OK.

Breakfast was actually pretty good, nothing fancy, but you would't be hungry after it.

I have mixed impressions about reception staff. One lady was looking very helpful, but her answers to my questions almost always led me wrong way, so to speak. Maybe it was communication problem. On the other hand, another manager was really very helpful.
