“Great value, great location.”

This was a lovely little hotel 5mins walk from Koh San Road. It is not a high end hotel. The rooms are simple and basic. We paid around $45 AUD per night. The rooms were very clean and the staff were lovely. For what we paid we were very satisfied. The reception area is lovely, beautifully decorated. It is ideally located in an ally way, so very quiet. Negatives: Our bathroom smelt bad. This was not because it was not clean, it is a very common problem in Bangkok it has to do with their sewer systems. Our satellite TV was not working properly so no English channels. This was disappointing as it would have been nice to watch something while going to bed at night. The breakfast was not great, very basic, nothing wrong with it. Toast, eggs, hotdog..the bread was quite sweet which I don't like.

Overall, it was exactly what we wanted in Bangkok. Much better than any backpacker style accommodation. Not a high end expensive hotel. Walking distance to Koh San road. Quiet at night, away from the noise of Koh San road. Very clean, good service, basic but nice rooms.

This guest house is one of the best I've stayed in while in Asia. The staff are extremely friendly, polite and helpful. The first time we stayed, it was in a larger room, and the second time we stayed in one of the smaller ones without a window. To be honest it didn't make much difference, except the larger room has more space. The rooms are very clean and are cleaned every day by the maids. On our second visit which was 2 months after our first the staff even remembered us, which is a bit unusual in a city like Bangkok! The breakfast set up is a bit erm... strange, the food is OK, but I reckon if I stayed again we'd probably just eat breakfast out. I cannot fault this place for location, cleanliness and price. It is definitely a bargain find in the Bangkok jungle! It is also pretty close to Kho San Road, (5min walk) but far enough away from the craziness that you get a very good sleep in the quite guest house. Overall, this place is definitely a good find and value for money.

Checked in late last night. Greeted by a warm and friendly english speaking staff member who quickly gave me a map and directions so I could get my bearings.

Room is compact but very clean and has air con and private bathroom.

So close to Khao San Rd and other major tourist spots.

This place is much better than other places I've stayed in within Bangkok and cost me a lot less.

Highly recommend staying here.

Stayed here for 4 nights at the end and would highly recommend it. The hotel is reasonably priced and is well located down a side street just off the north eastern side of the democracy monument. However, don't expect a taxi driver in Bangkok airport to know of this
place, so print off is location on a map. Incidentally the location given on this site is not correct.
The hotel itself is quiet, spotlessly clean with extremely courteous and attentive staff. It is also priced above the backpacker price point. The hotel's location is excellent and is about 5 minutes walk to Khao San road, 20 minutes to the Grand Palace and Wat Pho and about 25 minutes to the ferry for Wat Arun.
The main positive and negative points of he hotel are as follows:
1. Well located and doesn't attract backpacker clientele.
2. Breakfast included in the room rate although it is a bit on the small side - just a snack really.
3. In room wifi, although signal is a bit hit and miss on the third floor.

Negatives:
1. Toilet and shower are contained in one room without a curtain or screen so everywhere gets drenched.
2. No wardrobe space
3. Lack of lift means that you have to haul all your luggage down up o three flights of stairs. There are also no rooms on the ground floor so this hotel would not be suitable for disabled persons.

Those points aside I would have no hesitation in recommending a stay here.

First time to Asia with no real expectations.

I found the property to be very nice, clean, and very new.

The bed was a bit hard, but I am finding this is the norm in Asia.

My only complaint was that the shower was not very hot. This only really mattered when I took AM showers as my AC was cranked (very cold! ..I am from Alaska, this is nice!) and I got into a luke warm shower. However when I returned at 4 pm sweating buckets I found the cool shower to be refreshing.

Location was perfect.

Would recomend to anyone! I found there staff to be cheery and very nice!

We stayed there for 3 nights in July and it turned out to be absolutely spot-on. The staff is great – very friendly and helpful. We arrived early in the morning but there was no problem to store our luggage.
Pluses:
- our room (Standard Room - we booked through www.booking.com) was very clean and comfortable with a big bathroom; it didn’t have TV but it had a fridge + complimentary water every day;
- delicious breakfasts (as far as I remember there were six options to choose from – I recommend rice with crabs and a plate of fruit – yummy)
- perfect location – very close to Khao San Road and major tourist attractions – we visited everything on foot;
- nice design of both the room and the hotel;
- free WIFI – it worked very well;
- the hotel is in the back alley so it’s very quiet.
Minuses:
- our room had a window but you couldn’t open it; besides it wasn’t transparent, so there were no views;
- a wardrobe would be a nice amenity in the room because the wooden screen and a few hangers are not enough;
To sum up – it’s a charming small guesthouse with a nice atmosphere located in a quiet alley close to major tourist attractions. If we come to Bangkok again, we’ll definitely stay there.

The hotel itself is very nice. Clean, well equiped rooms and within walking distance of Khao San road and about 15 mins from the nearest ferry pier. The staff are happy and helpful (not the best english). However, on our first night it rained heavily and the water ran onto a tin roof outside our window. Not a great nights sleep.
