My boyfirend and I were booked into the BnB by my brother and his partner while they visited us in Bangkok on our 4 month S.E Asia back packing trip.
We were worried about the money being a waste but from the moment we got there we had no doubt in our mind they had picked the perfect place in Bangkok.
We were catching a night bus up from Phuket and thought we would be arriving around midday but for a first the bus was on time at 5am leaving us to arrive at the B&B around 6am, we rung the bell hoping to be able to just leave our bags there untill our designated 1pm check in. A lovely boy answered and showed us in where we were greeted by Baan Pra Nond staff holding refreshment towels and yummy thai iced tea.
She followed with saying that the room was ready and we would be able to check in, there and then at 6am, after a night on a sleeper bus and months in hostels we could barely pick our jaws off the floor in time to enter our amazing room.
The entire experience followed suit with the lovely owners Jason & Tasma giving us advice everyday on Bangkok and serving a delcious breakfast each morning. The pool was a private refuge after a hot day tromping through the city and the rest of the staff were always more than willing to help. We barelyn noticed the noise as your in the middle of the city proving even more that it is a haven.

Booked a room at Deluxe Room 4 for 3 nights for a short holiday with my wife. We really like the deco and colours used in the room. The furniture were colonial-styled, french-classic types and we really loved it!

We were well attended by the staff who were polite and friendly. Breakfast differs each morning and we had an English Breakfast on the first day, traditional Thai on the 2nd day and Amercian 'full' breakfast on the last day. Coffee was especially nice and fragrant.

Do take note that Baan Pra Nond is located near a busy traffic and during peak hours you may experience some difficulties crossing the road. Drivers and motorists typically do not strictly follow traffic rules so you just have to try to cross the road the moment you find the opportunity - regardless what the traffic lights is indicating!

More importantly, do take note that the owner and staff at the B&B retire for the day at 5pm and if you need any assistance, there is only a housekeeping staff around the premise who does not happen to speak English. We happened to be stuck in our room one night because of heavy rain and wanted to ask the owners of the B&B for advise for dinner. However, we did not manage to contact them via their mobile phones and the above-mentioned housekeeper was not very helpful or able to address our queries and did not help us to contact the owners. We just felt that more can be done to allow us to contact the owners more promptly (e.g. alternative numbers if one number cannot be reached) especially in case of an emergency.

Just want to share our experience with fellow travellers. Having said all that, it has been quite a comfortable stay for us at the B&B.

Thank you very much for your review. We appreciate that you have taken the time to help spread the word about our B&B. Your feedback is a valuable tool in helping us to improve the B&B experience for all our guests and we will do our best to address all issues.
In regards to not being able to contact us after 5:00pm...I do sincerely apologize for the inconvenience. Most of the time, our guests have been able to contact us without problem. In the future, as you suggested, we will be sure to have a few alternative numbers that ensure someone can be reached after hours.
Regarding dining, we provide a map in each room with key spots within walking distance from the hotel (dining, shopping, hospitals). In the future, we will be sure to emphasize that the map is provided upon guest check in.
Once again, we sincerely thank you for review and for helping us make Baan Pra Nond B&B a better vacation experience.

We stayed here at the end of a two-month backpacking trip all over Southeast Asia. Baan Pra Nond felt unbelievably luxurious compared to many of the places we'd stayed. And not luxurious in the skyscraper-hotel sense – this was like staying in a distant relative's beautiful old estate, filled with period details and a real sense of place. The owners have done a terrific job updating the house while preserving its character. They're also kind, thoughtful, and eager to help guests explore Bangkok. We loved our time here. We'll be back.

We were welcomed by the owner and given a glass of iced tea whilst our bags were taken up to our room, from then on we felt part of the Baan Pra Nond family. The main house is a beautifully restored Thai villa - where breakfast was served. Breakfast was excellent and varied the 3 days were were there. On the morning of my husband's birthday Tasma, her husband Jason and Janya came in singing happy birthday and presented him with cake & candle - they'd noticed his date of birth when we registered, such was their attention to detail. The same applied to our room - everything from ear plugs to anit mosquito lotion. The traffic is close but we slept well and the location is perfect as the skytrain is just around the corner. We're going to stay there next time we're in Bangkok

Room Tip: Room 7 was delightful with its small balcony.

My husband and I started our honeymoon at Baan Pra Nond and couldn't have asked for a better experience. We arrived around 1am after nearly 23 hours of flying and the entire staff came to greet us with Thai Iced tea and smiles. Our room was beautifully furnished with antique-style furniture, as was the entire house. Breakfast was large enough to fill me up twice over and our favorite meal of the day. What sets this classy place apart from other B&B's are the owners, Tasma and Jason. Each morning at breakfast we badgered them with questions on what to do, how to get there, what to pay---you name it! They set up several tours for us and mapped out directions for us. Their recommendations were spot-on and we would not have been able to experience Bangkok the same way without them. We enjoyed the place so much we ended up staying an extra night (4 nights in total)! This lovely, young couple works hard to make Baan Pra Nond a one of a kind home away from home and we feel lucky to have stayed at such a unique, peaceful place amidst the hustle and bustle of Bangkok. Thank you both for all of your help and service. We couldn't be more pleased with our stay!
