After turning our collective nose up at this brand-new clean modern efficient purpose-built hotel in the parking lot of a new mall, and enduring yet another night at a decrepit ramshackle over-priced nearby establishment down an unlit pot-holed muddy street complete with shadowy angry boys, we overcame our snobbery and transferred. At USD109/room for B&B it was twice the price and worth every penny.
Centrally located to Cairo street and the bus stations, real water-pressure, A/C that works, a safe, twin key-cards, an ironing board on request, a pool, a (small) flat-screen TV, non-smoking, no musty odors, roach-free, drinkable water, headache-inducing patterned hallway carpets, hall-of-mirrors elevator, a friendly eager-to-please young staff (if a bit green). Rooms are compact but well laid out if a bit utilitarian, complete with a small desk with a choice of outlets, but no fridge. The beds are doubles (rather than queens), which is OK by me, but the free WiFi is somewhat pokey, although they are aware of it and "working on it". I felt the laundry service was overpriced. The good news/bad news is that it is brand new, so it is nice and clean, but obviously some of the bugs are still being worked out.
Not exactly Africa in the raw, but after 48 hours on the Tazara "Express" train from Dar es Salaam followed by 4 hours on the mini-bus from hell and then a night at the aforementioned typical TIA hotel, we were only too happy to have a little bit of Northern efficiency and cleanliness.

Room Tip: All appear to be the same, except 301, 401, 326 and 426 have corner windows. Odd-numbered rooms have a fine view North of the mall and a decommissioned power station; even-numbered rooms look South towards the railway and the bus stations.
