Stayed here for 3 nights at one of the ground floor rooms. The rooms are a bit outdated yes, but they are refurbishing apparently. The amount of water from the showers was enough but not overdone. The rooms are of good size and the beds were good, there was a TV with international channels.
The location is good, on the backside of the imperial palace, it used to be the guest house for the emperor's guests, so there is a large park around the hotel.

Best part - the grounds are fantastic. That's about it. 5 nights in October. Found the place to be old and tired - hot water random at best, base rooms depressing, ones along front and bungalows worth the extra $20 but still won't get alot. Restaurant fine, and location not too bad but a tad far from airport if that is main connect you need. Internet speed a bad joke.

The staff are very friendly, food in the restaurant was good, rooms neat and tidy only one problem it takes the hot water forever to come through for a shower.

stayed there for a few days at the end of march this year ...... this is a government hotel with no sense of customer service (unless they really want to be tipped) ...... checking in takes forever, the rooms (rivieria apartments), tired and worn ...... you are not allowed to have more than your allocation of towels ........... asking for anything is such a big deal ......... breakfast is again terrible (except for the omelettes) ...... staff almost grunt at you if you ask for anything ........

the only saving grace is the garden at the back of the apartments where you can let the kids loose and play ....... and it's quiet as the hotel has large grounds..........

don't stay there unless you absolutely have to

a series of little things, each in itself not a deal-breaker, but put together make this a place to avoid: old rooms with poor lighting, no internet for the 4 days i was there, terrible food, no shower curtain, bad service, especially room service that takes forever, and then accepts only cash in spite of saying on the phone that you could charge to the room..this turned out to be from busboys trynig a shakedown...beauty of the grounds cannot make up for all this, avoid!

I like this hotel for business trips when I need to work. I can use the internet in my room (which is around 10 US$ per 24 hours), or sit with my laptop on the veranda overlooking the peaceful gardens. I like the serene quiet of the place.

You do need to get over the carpets, curtains, wood paneling, padded chairs etc. which are new but seem really outdated. But it is very comfortable.

I find the staff helpful but not overly friendly. The restaurant is OK for lunch, but I would advise to go out for food and good coffee. Fortunately the hotel is in the middle of the town.

There is a huge swimming pool, but no dressing cabins...

You have to be a kind of romantic to enjoy this hotel!

The good--felt very safe, rooms clean, food good, gardens beautiful, feels like you are in the country when you are in the middle of a busy city, very quiet at night.

The bad---could not get internet to work in my room and they would not give me a refund. If you have a problem and need someone to fix it, no one will come. They will tell you that the person will be right there but they never show up. No hot water at night. TV did not work. Staff unfriendly until I worked on them. I will kill you with kindness until you smile at me! Towards the end, they all knew my name and were very friendly. It may have helped that I took them a huge bag of M&M's!

Initially, on my first night, I was disappointed. But the longer I stayed the more it grew on me. Plus--you have to remember you are not in America. Things don't work the same and that is part of the beauty of Ethiopia. They are not in a hurry like Americans! Going back to Addis in July and will most likely stay at the Ghion again. The location is very convenient. The maids were all very sweet.

Remember also that a tip goes a long way! Tip before hand and you will be treated like royalty.
