My husband and I just got back from Belize last week, and we absolutely loved it! Caribbean Villas was the perfect place to spend our vacation!
The staff is extremely helpful and friendly, and the resort itself was gorgeous. Unlike most of the other resorts we saw, Caribbean Villas is surrounded by lush grounds that make it feel very secluded. We loved the view from our room (#7) - we could see the ocean, the pool, the bar (big shout-out to Luis!) and tons of tropical plants and flowers. We especially loved opening the louvered windows and just letting the ocean breeze blow in!
The room was nice, but you need to have realistic expectations - it's a very affordable resort in Central America - it's not the Ritz Carlton. It was always clean, but there were sugar ants in the kitchen (so, we just kept all of our food in the refrigerator). They don't bite, so it's not a big deal - we didn't even mention it to the staff. I think that's just part of being in a tropical location - there are bugs, so get used to it!
Definitely take advantage of the bicycle rental provided - that's how we got around most of the time! And we sort of "adopted" one of the several stray dogs that seem to hang around the resort - he's a red colored dog that we named Carlos (if you've seen the movie The Hangover, then you'll know why we chose that name!)...so if you're in Room #7 and Carlos comes to visit you on the porch, pet him for us!!
We really hated to leave Caribbean Villas, and we hope to go back again someday! I'm sure you will enjoy it as much as we did!

One of my favorite places to stay in Centeral America/Caribean. Staff is friendly and helpful. Lilly who mans the front desk is wonderful and helped with all our questions, exchanged currency, and even booked a cave tour on mainland Belize for us. She is a huge asset to the hotel and the guests. The hotel is no frills and certainly not a luxury hotel by American standards. By Caribbean standards it is certainly a step above the rest. It is clean, comfortable, safe and well appointed. There is a great beach bar onsite with plenty of cold Belikin Beer and Ten Barral Rum. The hotel is a short walk from the downtown area. You can be in the heart of the San Pedro nightlife in 10 minutes, but you are removed enough so if you don't want to be part of that scene, you can lie on the beach and relax. We did a lot of comparison shopping before we visited caribbean Villas and checked out other hotels while on the Caye. Caribbean Villas is the best value for your money. Can't wait to visit again soon.

This was my second trip to Caribbean Villas and I was glad to see the addition of a small pool and beach bar which were really the only things missing at this beautiful, San Pedro oasis. It's just far enough outside of town so you get some peace and quiet but not too far that you can't walk or ride bikes to the stores, restaurants, bars and dive shops. I loved our villa (the Eagle's nest) which had an ocean-view porch, full kitchen, bathroom, dining area and small living area on the first floor. We slept upstairs where there was a second bathroom, an air-conditioned bedroom and a small, ocean-view roof deck. The property is surrounded by a small nature preserve with walking paths for guests to enjoy. The staff was wonderful. Kind, trustworthy, patient and friendly.

This hotel was perfect for us since we were in Apt 8 which was on the ground floor and was a studio with a full ktichen and living room. The A/C cooled the bedroom well, but not the other areas. The porch had a great view of the ocean. The bird watching tower seemed dangerous in that it was very wobbly and some steps had been broken and replaced. Other were ready to fall apart. Be sure to take bug spray, as the mosquitoes are very bad especially after a heavy rain. This hotel has a dock were we were picked up each day by Ecological divers. We dove 5 days, and always had fun with this dive shop. The owner, Ian, would great us each morning when we stepped off our our pick up boat with a big smile and handshake. He let us know that he was happy we were there. In between dives, we had snacks while the boat was reloaded with full tanks. If you want to dive, be sure to look up Ecological Divers.

This place deserves all the high praise. We arrived earlier this month and found we had been upgraded due to the limited number of guests staying there those few days. From the moment we stepped in the office we knew we'd be taken care of. The rooms were nicely furnished, the air conditioners kept things cool at night, and the views were terrific. Yes, the pool is small as other reviewers have pointed out, but there are only so many room available to rent that we never even saw anyone in the pools. The pier was great, the water sublime, the drinks plentiful.

I kept thinking how great it would be for a wedding or a honeymoon. Romantic, beautiful, secluded.

The bartender, Louis?, was so friendly and quick with recommendations.

I highly suggest the snorkeling trips! Wear sunscreen on your back and thighs!!

Also, one thing you may want to know, the trips to the ruins and cave tubing may not be the best idea from this location. You are talking hours of travel time. So if you are interested in those things, you may want to split your trip between San Pedro and the Mainland (Table Rock Jungle Lodge perhaps?)

If this property were about 200ft closer to the town it would be perfect, although I think I lost weight walking the 20-25 minutes to dinner and lunch each day!

One recommendation for the hotel...better beach lounges! They can hurt after sitting for a while! Thick cushions would be great!

Recently returned from our second stay at Caribbean Villas. Both times we have stayed in room 1 and loved it. The setting is perfect, the view stunning. The bar and pool are nicely laid out and welcoming. The room was cleaned every day while we were out and about and the front desk were helpful when booking trips. We hired bikes from them too, highly recommend the cycle up north to the Palapa Bar. The jetty at CV does get busy as its a good spot for snorkelling, so get there early! Thanks to Graham and Ruth for their hospitality.

The Caribbean Villas are located right on the beach in the town of San Pedro. My friends and I stayed in a "loft" which comfortably sleeps 7 (we only had 4). There was a living room, kitchen, and a private room with bath on the ground floor. The second floor had two rooms (connected, no privacy), one with a queen bed and the other with two double beds, sharing a bath. The a/c worked well but we were also thankful for the multiple fans.

The rooms were clean and comfortable. The beds were great and the kitchen well-stocked. The staff attended to our every request and were helpful in booking tours or arranging rides.

There is a popular beach bar just outside the rooms that has drinks and snacks and friendly bar tenders. There is also a bean bag game that my friends played for hours right on the water's edge.

The main part of town is about a 20-minute walk from the Villas, but there are stores located close if you need anything. The resorts in the area definitely cater to the tourists and their prices are much higher than "local" spots in town. I recommend at least one meal of pupusas while you're in town.

The only negative aspect was that our screen door didn't close properly so we had several mosquitoes sneak in at feast on us at night. Otherwise, our trip was relaxing and comfortable and I highly recommend this place.
