1st Please see my other reviews to know we’re positive people and make the best of situations when things aren’t exactly perfect.

I’ll start with the good. The rooms are quaint and someplace we’d like to stay. The staff was very friendly but unfortunately unable to help with the main issue. The location is very nice just south of town. We booked a deluxe Balcony room.

If you’re even considering staying here please read to the end. I’m really sorry this ended up being so long but since Mata Rocks CHARGED for 9 days even though we only stayed one night, I really want to save anyone else who might consider staying here. Our stays previously about a mile away at Sun Breeze were very nice. Please checkout the review of where we ended up staying this trip after checking out of Mata Rocks– it is a solid 5 star experience and it’s only a block away.

Back to Mata Rocks — There were minor problems we could live with - the toilet leaked and water pressure was very low - the 1st morning it was just enough to get wet but ran out before I could get the soap off. Water pressure is low in many areas (the place we went to after checking out of Mata Rocks has a well as a backup). The office said the total lack of water was because we were on the second floor. They could move us to a cheaper room on the 1st floor but we’d still have to pay the premium for the deluxe room even though we were staying in a much less expensive room. I don’t know how to describe the bed but it made crunch sounds when you laid down and was kind of lumpy but we slept OK. Those problems were really minor.

The problem we couldn’t get over was the smell. It was overwhelming. I thought it smelled like sewage but my wife said it was more like burnt broccoli. The problem is that in most of the island at least on the ocean side there is a large amount of sea grass that washes up every day. Most places rake the beaches to keep it from accumulating. We tried to wait it out. We arrived Friday just after lunch and hoped it was something that could be cleared up.

As you can see from the attached pictures Mata Rocks had not raked the grass, at least not in a long time. There is a pool of stagnant water just a few feet from the beach. It might be hard to tell where the beach is because it’s covered in sea grass. The odor from that small area carried all the way to the “parking area” in the front of Mata Rocks.

Friday night we walked the beach and noticed that the smell went away when we walked a 100’ in either direction. We talked to a groundskeeper at another place and he said they had to rake it to keep the smell down. The lady at the front desk of Mata Rocks was very friendly but she said the smell was much better than it had been and we shouldn’t expect it to get better. Since the odor issue was anywhere else along the beach and the issue hadn’t improved by Saturday we checked out.

The rest is our communication with Mata Rocks and their refusal to return the money for the 8 days we didn’t stay there.

We don’t have phone service in Belize so we emailed Mata Rocks reservations to let them know the problems we had, that they couldn’t be resolved and we checked out after 1 day but got no response. On Wednesday I contacted them and they said they didn’t respond because we didn’t ask for a refund (wouldn’t you think they’d at least want to know more about the problems or even say “I’m sorry”?) They said the seagrass is an act of God and they wouldn’t refund the money (you have to pay full amount in advance which probably should have been a warning sign…). There was no response when I told them that they’re not cleaning the seagrass was the cause of the odor and not an act of God. After all, the other resorts and hotels who cleaned it didn’t have the problem.
Part of issue could be that the management is in Texas and you can’t talk to them face to face or show them what you’re talking about but whatever the cause we highly recommend staying someplace else.
Again apologies for the long review.

First two pictures are of the stagnant water and accumulated sea grass taken on May 12th. The third picture is of the unusual stains on the bed sheets. There were brown stain on the towels too.

We only stayed three nights. The room was a clean and comfortable room. All the staff were kind and helpful. Beautiful views of the sunsets from our room. It was nice to have the bar right by the beach.

We just returned from MataRocks and had great stay!! The service was amazing. Everyone worked so hard to keep this small resort in tip top shape. The beds were probably the best I've ever slept in including Ritz , Westin and other "luxury" brands.. the pool area was small but perfect to enjoy a drink in after day of activities

Its small enough that you get to meet the fellow travelers and enjoy drinks over happy hour...

The only complaint as others mentioned is the Sea Grass but obviously unavoidable during this season.

I think you pay bit more here than some of the other resorts but the service and cleanliness make it worth it.

We loved the drinks !! And used the golf carts and enjoyed take out from restaurants next store. The ceviche was the bomb

Nice quaint retreat. Great ocean vires. Lean pool and good drinks at the bar. There are a few restaraunts and markets within walking distance. Nice to have security in the evening on the beach. Crews cleaned up the seaweed on the beach each morning. Staff was super friendly and helpful.
Make sure to take mosquito repellant as they come out like crazy after it rains.

We just returned from a week stay at Mata Rocks. We remembered Mata Rocks from a previous trip when we stayed further south down the beach. We're very glad we booked here as we felt at home from the first minute. Irma and Elliot in the office were great as well as the very friendly crew working the grounds and rooms.

Our room had a great balcony view of the pool and ocean. The room was modern and very clean with a very comfortable bed.

We walked to town a few times and found it to be an easy walk along the beach. The pool was perfect for cooling off and the tiki bar, the Squirrel's Nest, is a great place for a cold one. Leo does an excellent job behind the bar.


We found Mata Rocks to be the perfect blend of everything we look for in a hotel and can't recommend this place enough!

Room Tip: Balcony Rooms have a great view of the pool and ocean
