We have just returned from a week of splendor hilited by our stay at The Landings at Tres Coco. The resort is located just north of the bridge and could not be in a better location for all the activities of San Pedro. You will not find better hosts than Roger and Susan.. From the time they pick you up at the Airport to the time they drop you off, they are there to accomodate your every wish..They arranged golf carts, restaurant reservations, all the trips that we picked out, a pre paid cell phone, stocked our accomdations with beverages that we wanted and gave us invaluable recommendations on about anything we were curious about.. The best perk of the whole experience is all the activities that we had scheduled were paid by the resort and we just had one single bill at the end of our stay.. Roger and Susan are the best you are going to find and we now consider them friends !!

We were very intrigued with the CONSISTENCY of such positive reviews for Tres Cocos and made our decision based on them.

Without getting too redundant from other reviews:

* Susan and Roger are essentially your invaluable eyes and ears on San Pedro.
- airport transport
- activity recommendations and bookings
- advance prep (local flight bookings, golf cart rental, in-room beverage supply, local cell phone with some pre-loaded minutes

* Susan took some serious and much appreciated initiative to scout out a local restaurant to prepare some special meals to meet some of our dietary needs.

* Lodging was terrific- modern, well-kept, step from the pool, the quiet beach, the local on-site bar Coco Locos. An excellent value for money spent. We very much liked being so close to town; we thought San Pedro was quite authentic, a nice mix of cool, cheesy, scrappy, gorgeous!!! All the resorts up north felt pretty sterile to us.

Unless you are in awful shape, you are likely as well-served with a $10 bike as the $80 golf carts, especially since you can ride on the beach all the way up to Mexico border if you are so inclined. Snuba is a terrific middle ground between snorkling (go deeper) and scuba (no time consuming courses or tank on your back).

La Palapa, about a 1/5 mile north of Tres Cocos is a fun over the water bar, and Hurricane's on the main beach drag in San Pedro had great ceviche and they also were kind enough to accomodate our dietary needs.

Overall, Susan and Roger essentially provide a TURNKEY operation but with a nice, personal twist. Giving a5 star review is a no-brainer for this property and their management team.

I have never written a review before but in the case of Roger and Susan I feel compelled. After spending a few days on Caye Caulker my boyfriend and I travelled to Ambergris for 6 nights. Bermuda Landing couldn't have been a more perfect place for our stay - quiet, clean, spacious, right on the beach and close to town. Further, Roger and Susan did everything to make our trip enjoyable and hassle free - from providing a cell phone with pre-programmed phone numbers (pizza delivery included) to a self-tailored map with identified hot spots and places of interest. They also planned all of our dive trips with local operators and arranged for us to be picked up at the dock right outside our condo. Not to mention, they were around if we had any questions, but were not over bearing...

If you're looking for a great place that offers wonderful flexibility without any hassle, i highly recommend any place Roger and Susan have to offer.

We miss San Pedro (and Roger and Susan;)

We stayed in Unit 4 at Bermuda Landing and had a wonderful time. I am a travel agent and I toured several of the Resorts nearby. I felt our accomodations were better than some of the nicer resorts and at a much better price! Susan and Roger are wonderful, they will pick you up at the airport and drop you off. They will basically set up all your tours and do anything to make your stay enjoyable. The condo owners are very lucky to have Susan and Roger managing their properties. The beach here is beautiful and very private. The condo was well equipped and exttremely clean. Do not hesitate to stay here, you will not be disappointed!

We (2 couples) are just back from a week in San Pedro where we stayed at The Landings (Bermuda Landing #1). This is our second time renting there (last time in February 2008). It is a beachfront property with 2 master bedrooms (no arguing over who gets the good bedroom) on the second floor, living room, dining area and kitchen on the first floor, and a veranda overlooking the water on the top floor. The place is ideal for 2 couples. Our unit included a little gecko (perhaps trying to sell us car insurance). There is a large flat-screen television in the living room, and a flat-screen T.V. in each bedroom, perfect for watching college basketball (they get more channels than we do in the states). The Landings is just north of the bridge so it's both quiet and close to town. There is also a grocery store right outside the property. Roger and Susan manage the property and they are the best. You want to go snorkeling? Just call them on the cell phone they provide and, voila, arrangements are made. You lose the cell phone? Roger goes into town to buy another one. They will stock your fridge before you get there if you want. Light bulb burns out? Roger takes care of it without the luxury of shoes. Susan and Roger pick you up at the airport in San Pedro, and return you to the airport at the end of your stay. They make leaving the hardest part of staying at The Landings. My San Pedro, Belize hat is off to them (my original hat was stolen downtown). You will enjoy The Landings at Tres Cocos. P.S. If anyone sees a white visor with a Jayhawk on it, it's mine.
