“Perfect Paradise”

We stayed for a week in January for our Babymoon and can't wait to come back someday. The property is very well located - just a short distance from town which was convenient but also makes it more relaxing. Like most visitors, we rented a golf cart and enjoyed driving further north for fishing and sightseeing. We stayed in top floor unit C6 which made for beautiful views of the ocean and property The room was gorgeous with plenty of room, a well stocked kitchen and luxurious master bath with huge walk-in shower. Susan and Roger were gracious hosts and there for anything we needed. They even helped to arrange logistics before we arrived such as our flight and cart rental. Local resort dog, Scruffy, helped us miss our pups at home a little less and had fun taking him on fishing outings with us. We can't wait to come back to this paradise again soon. Thank you Susan and Roger for an amazing stay!

My husband and I had dreams of possibly moving to Belize and wanted to stay at a smaller private condo or B&B instead of a resort or hotel. We went back and forth looking for the perfect place; after all, this was a trip to ourselves for our birthday's and christmas presents this year!

Susan and Roger, Property Management Team, were absolutely amazing. Staying in this unit, #BL9, came with the most personal service it was better than any concierge in top class resort, let me assure you! Leading up to our visit on 2-12 through 2-17, Susan sent the most informative emails. A few weeks ahead of our arrival, they emailed us to confirm our grocery order, which they provided and stocked our condo with ahead of time at nominal pricing instead of us paying high dollar grocery store prices. They booked our golf cart, through Carts Belize, and made it available for the times we needed it. Susan and Roger met us at the airport, gathered our bags and carried them to the cart, delivered us to the cart rental, and drove us back to the property.

Upon arrival there, Susan had someone gather our bags and place them in our unit while she gave us a personal tour of the property. Landings has a few adjoining properties, too, and all amenities for each are available to all, no matter which property you stay at. So, we had access to an outdoor grilling area, 2 freshwater pools (one with swim up bar to Coco Locos), and private beaches. Oh, don't forget the personal dock that all the excursions pick you up for on so that you don't have to go anywhere for those! There are hammocks littering the private beach, iguanas walking around everywhere, hermit crabs at nighttime, Scruffy (house dog) and other dogs for owners of the condos there, and seats/lounge chairs also. Did I mention the outdoor bathroom by the beach so you don't have to keep going inside?

After our tour, we received a tour of #BL9, our 3rd floor unit. It was a one-room condo with full kitchen, balcony, and private rooftop terrace just for us! A/C units in every room, windows galore, beautiful art aligning the walls. The bedroom had awesome views of the Sea inside the Barrier Reef, and the rooftop terrace had wonderful sunset and sunrise views. The condo was fully stocked with linens, bath towels, soaps, kitchen supplies, toilet paper, paper towels, coffee, etc. Good water pressure in the bathroom, I know that's important to some.

*Note: One of the only things I could have asked for something better was a softer bed, the bed was pretty hard/firm for me and my husband's liking. In addition, there is free wifi in the units, but the service is named BTL, the saying is Better Try Lata, LOL, they said it was in and out, and they were right. It was "in" the first day, then "out" for the rest of the trip! Do not count on the wifi.

Roger and Susan provided a book in the condo that has all the restaurants in town and over the bridge, how to use the phone (they provided us a pre-paid cell phone to use at our leisure), and excursion information. We called them and told them what we wanted to do and they called us back a few hours later with all the itinerary. They let us settle up the charges on the final condo bill instead of having to pay multiple convenience charges and exchange fees per excursion.

*Note: The restaurants and such close early in San Pedro. Like 830 or 9pm they stop serving dinner! We got stuck one night with no food and no where to eat. Pay attention to times here or make sure you get some easy food at the grocery store that will hold you over in a worst case scenario.

On the last day, Susan and Roger met us in the unit and went over the final bill, and credited us for any sodas and water that we didn't end up using. They picked us up in the golf cart and handled all of our luggage for us. They drove us to the airport and had our itinerary all printed and ready to go. They carried our luggage into the Tropic Air Belize airport for our interisland flight to Belize City, and waited in line with us to check us in and made sure we were all good to go before saying goodbye.

In addition to booking our excursions, they also booked our interisland flights and billed us on our final bill to avoid the convenience and exchange fees. They monitor the flights and your arrival flight in Belize City to make sure they know exactly when to pick you up at the airport.

We will definitely come back to Landings at Tres Cocos. We were worried about staying outside of town, but they are literally a few hundred feet from the bridge and it was an easy walk (not that I would have wanted to do it late at night.) All in all, we were happy to not have stayed in town, the town was rather busy and loud at times. Tres Cocos was so peaceful, seriously, we both said we would come back here in a split second. Better than any concierge encounter we've ever had, and we've been on a lot of trips to a lot of high class resorts.

*Note: I contacted Susan and asked her to help me surprise my husband for Valentine's Day, so I gave her a price limit and she ordered a wine and cheese basket and billed me at the end! While we were out on excursion Friday for Valentine's, she had it delivered into the condo for my husband to arrive to upon our return. Now, that's service!!

Room Tip: We were originally not going to choose Room BL9, but we were happy to do so. Perfect view, peaceful...

Susan and Roger were incredibly accommodating and helpful the minute we made reservation online. They arranged our transportation and gave us plenty of information about San Pedro even before we arrived. They were always available when we needed them, but also gave us our space to be independent.
The house is very comfortable, clean and well-kept. We had plenty of room for the 7 of us. We walked from The Landing at Tres Cocos to nearly everywhere in San Pedro. The washer and dryer were a huge plus, but they provided us with lots of clean towels.
Highly recommend this great find!

We can only echo all the other rave reviews of The Landings. The property is well maintained and the units are very nice, well appointed and well equipped with anything you might need. Roger and Susan have to be the best hosts on the Island. We will definitely return next winter.

Wow, this place might be my favorite place on the planet. Susan and Roger are the best and take excellent care of their guests. I have stayed twice but now in three of the units as we extended longer than the other couples we were with so we moved to a normal unit 1 bedroom unit from the penthouse. This place will not disappoint!

Just got back from a week on Ambergris Caye. We had a group of 7 (6 adults and one 8 yr old) - 4 of our group had stayed at the Landings at Tres Cocos before and have raved about their stay ever since. They were absolutely right! The property is beautiful and Unit A3 was gorgeous. What really sets this place apart, though, are Roger and Susan. They were always available and answered any questions we had. They were invaluable in setting up excursions and making recommendations for sights, restaurants, etc. We highly recommend this property. Oh, and if you stay here, make sure to meet Scruffy - he was our "dog away from home" - my daughter wanted to smuggle him back to the States :)

Starting with the personal welcome at the airport in San Pedro and concluding with the assistance with ticketing at the airport on departure, the service and attentiveness of Susan and Roger exceeded expectations.

Furthermore, Unit A3 is spacious and well suited to travelling with 3 couples and the location on the water is wonderful. The roads north of the bridge in San Pedro leave much to be desired, but The Landings are located right over the bridge so you reap all of the benefits of being off the "beaten path" while not having to travel far up into the northside of the Caye.

Great service, good location...I would highly recommend that, if you are traveling to Belize, this is a good spot to consider.
