Dupont Circle area is a convenient metro stop to everywhere. Walking distance to Dupont and Adams Morgan area restaurants, bars, and shopping. The Guest House is very quiet. Our room at $120/night + tax was good-bed a little soft but OK. There are some cheaper rooms at $100 in the level below the dining room which would be quiet enough. Jonathon (who speaks French)and Carlos (sp?) are the hosts for the breakfast which includes eggs, cereal, fresh fruit, yogurt, and various breads. Lovely setting with beautiful wood floors and furniture. Helpful with info about DC area. Tea, coffee, cookies free 24 hours. Other beverages in fridge about a buck honor system.

The American Guest was, clean, comfortable, close to everything and a bargain for a stay in DC. The rooms, though small, are bright, well designed for comfort and the bathrooms are modern and very clean. The photos on the website are true to form. This is not a sumptuous place but it's not spartan either. The internet works perfectly, the showers are hot, the lighting is good and the building is well cared for indoors. The outside looks a bit shabby in this otherwise quite upscale neighborhood, but by shabby I mean it needs a little paint. The staff is friendly and they try to be helpful. They are not always around much but are available via a free telephone at the front desk. If you like privacy, you have plenty of it. The living room furnishings are "period" and a bit tired but comfortable. The beds are comfortable, there are plenty of pillows and blankets. We were here in February on a cold weekend and the heat was perfect. Breakfast, served at a long dining room table, is large, many choices with a simple choice of eggs, sometimes bacon, and a large supply of commercial cereals, breads and pastries. Coffee was good and plentiful as is tea. The guest house has rules about being quiet from 8pm to 8 am and it was very quiet. The neighborhood was lovely, a minute's walk to Connecticut Ave, a 5 minute walk to the metro at dupont circle and a 1/2 hour walk to the Mall. Connecticut Ave is full of restaurants as is the nearby 18th street in the well known Morgan Adams neighborhood. Easy walk to the Zoo as well. We enjoyed our stay and would definitely recommend it as well as return.

We enjoyed our stay here. The place was CLEAN which is #1 in my book. It’s a 5-10 minute walk to DuPont subway station. There were plenty of eateries around and major hotels at the corner. My only gripe is that we stayed in a basement room with a door that led to the outside. The door wasn't quite sealed and secure. Other than that I would definitely stay here again.

We had a great time at this B&B that is located just a few blocks from Dupont Circle! The rooms was very nice and clean, and the lobby and sitting rooms were outstanding, with free internet access as well. Oli, the guesthouse manager was very gracious and attentive to making our stay as comfortable as it it could be. she also prepares a great breakfast to start your day and makes sure all your questions and needs are met. I will definatly stay there agian on my next visit to DC!

Great B&B in Washington, location was close to dupont circle metro. Nice breakfast and easygoing personnel. Since it's a historic house you have to realise it's sometimes noisy when people enter/exit nearby rooms.

Nice livingroom with free internet pc & printer access. Would recommend it to everyone !

The accommodation was excellent. The rooms are sufficiently large for up to two people. It provides for a quiet calm atmosphere. The people are very friendly the service is very professional. The breakfast provided is also excellent with a wide range of breakfast food. The hotel is close to many restaurants within walking distance - there is a whole bunch of different types of food provided and live music..
I would recommend this hotel

We spent three very pleasant days this week at the American Guest House while attending events at the Hilton across the street. The abundant and varied breakfast was excellent, the pleasant room full of period furnature, the bathroom sparkling and new, the housekeeping spotless, the ambiance warm and inviting and the host and staff very helpful and friendly. The accommodation provided everything we were looking for, even free internet.
