I have stayed at American Guest House a few times now. I will first off salute Jonathan, who is a great innkeeper, and a great cook; he really makes your experience a successful one. Second, this was my first time staying in the lower level room, 114. While it does not have the sunniness of the other rooms nor the enjoyable ascent up the grand staircase, it is though spacious, clean, and also very cool, which was great for a summer stay in DC (it gets very hot and humid). I myself did not find it very noisy at all in the morning, but if you are in 114 in the late afternoon, you will definitely hear vacuuming going on above you (unavoidable, of course, as that is something any hotel or inn or B & B would do).

Clean, peaceful, quiet yet close to Dupont Circle, the Metro, and the Phillips--everything we wanted for a weekend in DC. Great value, terrific breakfast, and the man who greeted us and cooked the breakfast made us feel like guests in a friend's house. He even carried our bags up for us, let us peek into the empty rooms and explained the history of the house.This isn't a luxury hotel but a lovely, homey place to start your day and then to rest your head at night. Delighted to recommend it.

Our only small complaint was that the wooden floors and stairs were a bit creaky. The room was very clean and the staff were very friendly and helpful. Good value for money compared to the prices some of the hotels were asking. Good location and a 10 - 15 min walk to downtown.

We really enjoyed our stay at The American Guest House. Location is fabulous, near great restaurants and bars in Du Pont Circle. Rooms are spotlessly clean and everything is provided. The only points is there is no elevator so be prepared to carry your bags upstairs - the boys are willing to help if you arrive when they are about.

We stayed here for 2 nights on our way further South. It was our first time in Washington. The staff are friendly and happy to help. Our breakfasts were prepared by Jonathan and they were really great. Hot and cold choices, all tasty. We found the room a little small, but to be fair, the website does indicated that it sleeps max 2 people. This should have given us a clue. The building and decor is fine although a little dated and the room was very clean. The location is very good being close to DuPont and restaurants. Would happily recommend.

Room Tip: Take notice of the information on the website.

My husband & I stayed at the American Guest House in early May. The guest house is in a perfect location (close to Dupont Circle) which suited our needs as we were in Washington on business. The staff at the guest house were all very friendly and our stay was pleasant although I must mention that the room we were allocated was rather small for two people.

Only stayed 1 night on our way to VA. Loved the location...just a couple of blocks away from some great restaurants, shops and bars...but still in a quieter, residential area. Stayed on a Saturday night and easily parked for free right on the same street...2-3 blocks away. So nice not having to pay $35-45 for parking! Our room was cozy, but perfect for us since we packed light. Very comfortable bed. I'm a light sleeper and the creaking stairs and floors (room above) woke me up. I was also mindful that the floor made noise when I walked around our room. It is an old building, but well maintained...decorated tastefully too...lots of light in our little room. We could hear our neighbors chatting and laughing, but luckily they were considerate and went to sleep at a reasonable time.

We came down for breakfast around 9 am (along with a bunch of people)...the 1 dining table was full and people were waiting to be seated. We decided to skip it and asked for a banana to go. To our surprise, our host quickly packed us 2 brown paper bags with yogurt, fresh fruit in a little cup and the most delicious muffins...plus good coffee in a to-go cup. We ended up having a quiet, romantic breakfast picnic at the park down the street (where we parked our car). We enjoyed this way more than making small talk with strangers. :)

We used a BedAndBreakfast.com gift card and this was the best deal I could find on a busy weekend....glad we got to stay here!
