Definitely a prize winner in terms of size of accommodation!  For the two of us we stayed in an apartment (no5) that slept 6. The bedrooms and bathroom are downstairs while upstairs there is a fantastic open plan living/dining/kitchen area with balconies to both sides, one with good views of the marina.
Really well equipped - we weren't really there long enough to make much use but little touches such as decent kitchen equipment plus dishwasher, washing machine tumble dryer etc.
Bed was very comfortable although surprisingly for a property of this quality the bathroom was average.
Free unlimited wifi (hooray) completed it.
It is well out of Picton town and so dining out options are limited if you want to drink, but the Spinnaker across the road is fabulous (see sep review). The Jolly Roger pub below it is not - go there for a beer but for food it is poor quality.
Highly recommended.

We couldn't believe how big our apartment was at this place. And the view was to die for from our lounge balcony, the water, sea birds and all the boats. This place is excellent value for money, very quiet and a much better choice than staying in the heart of Picton. The manager Mike is very helpful. If you are a group of 4 adults then this is easily your best bet. You pay per person but you always get a 3 bedroom apartment so the lounge area is amazing!

Each apartment is two storey and the upstairs lounge, kitchen and dining room are very spacious. The three bedrooms and one bathroom downstairs were very clean but a bit on the small side. Two of the bedrooms had a nice view across the marina and estuary. There were problems with the broadband connection and the only place to get a good signal was in the office. Not much to do in the immediate area, just a pub and restaurant but there's a better variety of eating places back in the little town of Picton, just a 5 minute drive away.

We arrived from Blenheim airport and located the apartments' We had pre-booked and expected to be met at arrival. There was no staff available and the office was closed with a telephone outside. This went stright to an answering machine saying to call the managers mobile nuumber. As we had just arrived in NZ we only had a UK phone with us to contact him on. A two minute call to Wellington for $5 located our key in an eletric meter box by the door of our apatment (10). An e-mail or some other communication would have been appreciated as we had booked several months earlier. Once inside the apartment the accommodtion lived up to expected stndards. Fully equiped kitchen,42"LCD TV, surround sound, 3 Bose i-pod docking sets, clean and good aspects all round,comfortable furnishings.Also to reiterate earlier comments Spinnakers restaurant was excellent. Picton library has free Wi-FI and the I-site in town is very helpful re walks and longer "tramps". As we were in the norh of south island at this time a lot of the roads up to the Nelson region were closed due to the severe floods

The apartments are actually in Waikawa Bay near the Marina. Waikawa Bay is a much better location than Picton, far more beautiful and peaceful with pleasant walks and drives continuing away from Picton including to an historic Maori site which was very interesting.

The apartment we had had lovely views with a balcony to the front and back so you could move round with the sun. It also had a terrace off the bedroom on the ground again with a lovely view. Our bedroom was ensuite so we did not need to use the main bathroom as there was just the two of us.

Our apartment was excellently furnished and well maintained.

We were delighted when we found these apartments We had arrived late the night before and found nothing in Picton we wanted to stay, that which was available was not worth having. We ended up driving out from Picton to Waikawa Bay and ended up staying somewhere off the main road which we renamed Grotsville. It was just desperation and tiredness that made us stay there. We could not wait to get going the next morning and were so relieved when we drove down to the Marina and found these apartments.
In our view, they were very good value for money. There was also a swimming pool and the manager, Mike Underwood, was helpful.

I note comments in earlier reviews about a lack of restaurants. There was, however, one excellent restaurant, "Spinnakers", excellent because it had really good chef. For the quality of the food and how it was cooked and presented it was one of the best we ate in in New Zealand.

Reading about the Port of Picton in the Tourist Bibles (LP &RG) you don’t really get a feel for the place. ‘its a busy port as its the main access point for the South Island’...so I’m thinking Dover? And due to this, I am also thinking, let’s stay in Haverlock or Blenheim??? How wrong can you get! Europeans don’t be put off, don’t confuse the lovely town of Picton with our own busy Port towns, for example the above mentioned Dover, Piraeus, or Hamburg may spring to mind! Picton is a sleepy hollow, New Zealand version of a Port. Picton is picturesque; the town is a good place to stay. It has a lot of very reasonable priced accommodation, good restaurants, a variety of companies offering day trips to the Marlborough Sounds or the Queen Charlotte Track and I think it is the perfect base for exploring the whole Marlborough Region. So don’t overlook it, like we almost did.
We booked into The Apartments on the Waterfront, 45 Beach Road, Waikawa Marina, Picton... and for £60.00 we got........a fully self contained apartment that could have slept 5 people in two bedrooms. The complex had a pool and Spa. The flat had the two bedrooms, a bathroom and a laundry on the ground floor, a large sitting room with 2 balconies, a fully equipped kitchen and a cloakroom on the upper floor. It was clean and a real home from home.

We loved sitting on the balcony enjoying the beautiful view. This is a two storey townhouse with the kitchen/dining/lounge area and a toilet upstairs. The upstairs is large and spacious and the kitchen is very well equiped, the lounge furniture comfortable and it has a good TV.

Downstairs are the bedrooms, bathroom and laundry. The bedrooms are small and we were fortunate we had access to two bedrooms, we slept in one and kept our suitcases in the other. The main bedroom doesn't have adequate shelf space if you want to fully unpack. The bathroom is small but adequate.

There was no milk on arrival in the fridge for a coffee which was disappointing. I don't know whether or not that is usual.

I've given it a 5 star rating because the upstairs is absolutely excellent and that is were you spend your time. It was also very quiet and peaceful.

As has been mentioned you do need a car to go to town, there are a couple of good walks that you can take without driving. We did three quarters of the Snouts Point walk (I think that is what is was called), much of it is uphill and you are rewarded with glorious views of the Sounds and Picton.
