This hotel was a great buy. It is not a fancy hotel, so don't expect a 5-star hotel. It is clean, simply furnished and quiet. I chose it because we needed to be at the bus stop the next morning at 6SM and this was one of the closest we could find with a good rating. It is only about 6 bus stops from the main inter-city bus terminal. I am so happy we chose this hotel. When we entered we felt right at home, as if we were visiting a relative. The manager of the hotel, Szilvia Aradi , was more than helpful. She helped us to navigate the metro/bus system with a few sentences. Her explanations were worth the price of the hotel. She couldn't have been more cordial. You can get to the castle area (Buda) in about 25 minutes, and into Pest in about 30 minutes by public transportation. Our room had a balcony and it was just lovely to sit out and enjoy the quiet. After a long day of sight-seeing, it felt like a haven. The area around the hotel was residential, so you could just walk around as if you were in the suburbs.

Room Tip: Request a room with a balcony. Not sure if they all have balconies, but ours did and it was very nice.

Villa is in quite neigborhood. It`s green and peacefull, lika a suburb. Extremely helpfull host. Comfortable bad, fast wifi on the second floor. Great to get to sleep and to rest. Away from city rush. Location is a bit far from city center but that´s not a minus. Itś well trasport conected.
Bus station - Frankhegy utca (bus 8E and 139) is few minutes from the property. With bus 8E you can go on two sides - 8E runs to Kelenfold (6 stops) where it ends and where you can change for M4 or take trams 19 (Buda) or 49 (continue to Pest) where you can change for tram 2 to downtown or take ride with bus without changes (opposite drive from mentioned) but it takes too long. Or take bus 139 to Szell Kalman ter where you can change for M2 or take trams 4/6 and change for tram 2 if needed.
We asked room with the balcony and got it on the 2nd flor. Rooms on 1st and 2nd floor have balcony. It was quite. If you want peace, choose room on the last floor. If you don`t like stairs, you can ask host to help you with the lagguage. If you don`t have chairs in the balcony, you colud ask for them from the garden. They ordered new ones for the balconies recently, but they haven't arrived by the time we checked out.

We had room number 1 which was just perfect for our family with one 9 years old child a toddler of 2.5 years age. The location is very good for families with kids because it is quite and it has a nice garden with short grass, very useful for families with todlers who don't have yet a fix time to sleep: so the kids could play safe in this garden.
The room was kept clean all the time. The villa has 4-5 parking places in their court yard and 3-4 places in front of the villa.
You may take the breakfast here and the morning coffee is included in the price.
We miss, comparing with 6 years ago, the cradle (which is disassmbled) and the espresso coffee :(
I appreciated a lot the counsels for organising the visits in Budapest, provided by the manager of the villa!

Room Tip: Rooms at floors 1 and 2 have air conditioning and balconies.

Thank you very much for your nice comment!
You are right,when guests did not order breakfast,we still provide fresh, long coffee daily, tea (fruit /black) or mineral water for them for free of charge.
The long coffee is made with a filter in a smaller coffee machine with a good quality coffee. We can not put our big coffee machine onto our buffet table though, which we use for making espressos for example, as it has a different using method, than the machine with filter, but we also provide espressos for our guests whenever they ask for it. The type of coffee we use in the bigger machine have an even better quality, so we can not include that in our breakfast price, like we do with the long coffee. When I told you, that the long coffee is available all day for free of charge, I thought that will be your choice, as you did not ask for an espresso during your stay.
It's also a pity that you did not mention along with your booking, that you need a baby cot for your child. Usually parents ask for them for their babies/infants, not toddlers, as toddlers always slept on extra beds here, which have a usage price, as I informed you previously. I am sorry, I have just followed my experience, when I offered the smaller extra bed for the 2,5 year old child.
Your answer was in your letter, that you do not need an extra bed, but if you wrote me then, that you have been in the pension before and you used a baby cot (not extra bed) for your child at that time, we could have certainly provided for you for free of charge, as baby cots do not have any usage price, as every online system shows as well.

I hope that you can forgive these misunderstandings and we can still welcome you back in the future for the third time! Kindest regards, Szilvia

I've had nice stay in little bit old furnished Villa-pension in Budapest. Not far from city center with green garden a perfect view from my attic room. Very helpful lady on the reception desk is the big advantage, when you visit Budapest first time.

The host was very helpful and the requested information provided fast. The room was fine, the location quite and within reach of public transportation. A nice experience overall with some lessons to be learned. On the other hand, the host could has asked if we wanted breakfast, since this was the first time booking a room via Booking.com I did not know I should ask for it and the information on TripAdvisor was that the price included the breakfast. Also, the temperature within the room was not as comfy it should have been until I communicated this and amendments were done.
