“Not bad at all but could be better”

This hotel looked really impressive from the website and we got a great deal so choosing this place was not hard, especially given the handy location. However, many aspects of our stay were disappointing. When we arrived, we had to wait quite a while to be seen to at the reception to check in. When we got our room cards, we headed up to our first floor courtyard room and along the corridor was a putrid smell of sick which had been masked by some kind of cleaning product. This remained for the duration of our stay.
Our room was spacious and was in a triple configuration. There were enough seats and plenty of storage space. The beds were comfortable, the air conditioning was good and the room was quiet. A big issue was the bathroom, which had a window directly from the room to the shower, only maybe two thirds frosted! It was then necessary to run the shower to steam up the rest of the window for normal privacy as we were a group of friends. Yet the shower was good and had a rain setting and a normal shower head.
Breakfast was rather unusual, served in a dining room which is really too small for the size of the hotel. The selection was quite good but there wasn't really much of anything. The meats and cheeses were really nice, as were the breads. The cooked options tended to be luke-warm. The coffee was good but the juices were not proper fruit juices: instead they were some kind of diluted type. It was difficult to find a table and the breakfast room could be loud as some guests did not have a volume control.
When we were looking to check out, we had to wait an eternity again at the reception and the concierge persisted to push past us. We certainly had mixed feelings about the hotel but enjoyed our stay in it overall.

My wife and I stayed at this hotel with a group of eight friends. The hotel is modern and clean. Room fine but clean and modern with good room service. Bed a little on the hard side but I slept well. Bar nice and comfy with fair prices.
Close to both overland and underground railways. Excellent underground and bus links. Nice Italian restaurant not far away. Very close to McDonalds, KFC and Burger King. Within half a mile from the Arena shopping complex.
Surrounding area a little rundown. But we didn't feel unsafe.
Would I stay in this hotel again? Yes definitely.

Good hotel, decent breakfast, bit small bathrooms, good location.

But what's it all worth if the revenue manager runs amok, spoiling all this even before you arrive?
We booked more than two months advance, the individual confirmation followed instantly. Then, only one week before or trip we got an email that a big big conference was about to take place there and "We don?t have free availability at this time." it was not even offered to book us out to another hotel, the suggested solution one week before the trip was changing dates, a hilarious bottle of hungarian sparkling.

I'm familiar with the hotel industry, and I know that working with overbooking is a common practice, but the timing and proposed compensation is more than keen. Especially the tone of no availability when there is a confirmed booking, and being too cheap to offer booking the clients out was outstanding.

After my response pointing towards the booking confirmation, but showing willingness to help by being open to hear suggestions for booking us out depending on hotel category and location, the reply was completely opposite to the harsh notice before. "we will ensure your room during the originally confirmed period in the Royal Park Boutique Hotel"

In combination with the fact that during our actual stay, there was no conference taking place, and even late checkout was possible I feel the revenue management has gone to far, trying to fool clients, coming up with stories, hoping some will fall for it.
If you want to gamble with overbooking, make sure your calculation includes measures to satisfy your guests if it doesn't work out by providing an acceptable alternative and offer at least to book them out.
If you place revenue management over customer satisfaction you will win over short, but loose in the long run - promised!

Very nice, efficient and clean hotel. Little outside shopping/city centre
(max. 20-30 min walk). Close to train station and metro station.
Lobby/entrance with nice bar. Breakfast area nice. Breakfast good.
Rooms not very big but all what you need is available.
Rooms are hot, but you can open window to get fresh air.
Bathroom nice and clean. Next time will definitely book this hotel again.

Hotel Royal Park Boutique in Budapest is just awesome. We had amazing stay.

Rooms are very clean and comfortable. Staff is very very friendly and always helpful. Breakfast was very decent with a nice variety of food.

Location is also very convenient as it is walking distance from Keleti train station. It is also very easy to reach downtown either with bus or underground.

Special thanks belongs to Attila, Front office manager, who was always very nice and friendly to us and provides us with useful information about Budapest.

When going to Budapest, we will always stay in this hotel.

Very good service. Clean and modern. Room and bathroom good. Bed a bit hard. They charge 5 euros for a broken swipe card. Room cleaning service was good and efficient. Hotel 35min brisk walk to the river. 4mins from hop on off tourist bus, which provides good value for getting around Budapest. A lot of work going on around the hotel but doesn't disturb sleeping.

Room Tip: They charge 15euros per night for tea and coffee making. A kettle,a few tea bags and coffee pouches...

We booked this hotel on a special deal which meant that you didn't know where you were staying until you had paid. It ended up as a good find. The hotel was clean and the staff were very helpful and friendly. We had to move rooms as the first twin room that they put us in didn't have a blind between the shower window and the bed area, maybe ok if you are a couple but not suitable for friends as the frosting on the glass didn't do its job. The staff gave good directions and recommended a nice restaurant. The location slightly lets down the hotel as the area around the hotel and train station had quite a few beggars and homeless people which made us feel a bit uncomfortable when walking back from dinner.

Room Tip: If you want a bit of privacy from your room mate make sure your bathroom has a blind.
