Came here with my family for a week. We were about 15 in total .. kids, parents, grandparents, and friends. Always hesitant about booking something like this online; but everyting did not dissapoint. The house was clean, the beach was beautiful, and SAFE, which was something that we were concerned about travelling with our 5 year old son. The prooperty itself is like a little paradise. As a New Yorker, i truly felt as if i was in a house in the middle of the jungle. We ate fresh mangos straight from the trees for breakfast, and even made some magical mango pina coladas with them as well. Luis was a pleasure and attentive to even the most minimal concerns. He was even able to provide the adults with a night away from the kids as he referred us to a driver that stayed with us all night and brought us back home for close to nothing! (This was very much a plus.. travelling you get used to people trying to overcharge you for things as tourist) this was certainly not the case. The house was hard to find, but once we found it , it was smooth sailing. The town was a small driver away .. and had everything you would need. I definetly recomend this Villa for families, friends, and couples. Great time. Thanks Luis!!

After 3 nights I'm this wonderful gem in Rincon, Villa Orleans relaxed us and gave us the best experience. Location with beach front property and being able to snorkel every mourning is a blessing. The last day we even swam with 7 manatees. The owner Luis Fernando and his son Tsunami have great spirits and are so well mannered and welcoming. The garden is so well maintained and so organic. Fresh coconuts and fruits. The pool right on the deck hearing the ocean roar is just Zen. Staff and cleanness is up to date. There are many cameras in the area so we felt safe. The two person apartment we stayed in had a cinematic view of the ocean and was every roomy for us. We loved it and hope to stay again.

Coming from New York I tend to have higher expectations for accommodations- This is the second time I stayed with a group of friends at Villa Orleans- Let me start by saying-it doesn't get any better than this place-There is absolutely no other place I would rather stay- The beach in which the house faces is perfection- fun waves-private and beautiful- Definitely one of the nicest beaches in the area-and its all yours-

The house itself is huge and this time around we also rented the apartment- (pretty unncessary for our group of 10 but it helped to secretly make a birthday cake) Every room is super nice and private and plenty of private bathrooms-

Location is key- driveable to Econo and liquor stores- Right next to one of my favorite restaurants- which is at the Horned Dorset- (they were also super accomodating to our group!)

By the end of the trip we all concluded that we will only stay at Villa Orleans- Its so perfect and nobody could ever want more- Hopefully it won't get to blown up or sold anytime soon! (unless we decide to buy it!!)


also- theres a beautiful platform set up for yoga or pilates!!!

Room Tip: if its just a couple-rent the apartment! its amazing!

Villa Orleans is a beauty! The location right on the ocean, and I mean right on top of it, is an experience you will never find at a hotel resort. The waves crashing sound in the evening and night and the smell of the ocean in my bedroom was an unparalled experience. We had an 18 person yoga retreat and it was a great place to relax and restore. Rincon provides plenty of activites for those that like an active vacation. Luis was wonderful!! A true friend the whole week long helping us with whatever we needed and providing us with great information and history on the area. Geo and Albert helped us with activites and made our stay very easy. I would highly recommend Villa Orleans for your next group vacation!

For those who call it excellent, well, it's all relative to other places you've experienced. Excellent - no, Villa Orleans is rustic, but very good for a low key gathering, or yoga retreat as we were on. The rooms were clean, the bed was comfortable. The multi-units on the property housed 14 women comfortably. Everything was going exceptionally well until there was a theft on the property, while we, all 14 were home, either dining on one patio, or having a music session on another patio. Between 7-10pm, my iPhone, cosmetic bag & power cord were stolen from my very dark, lights out, closed door room. A kindle was stolen from the room across the hall. Strangely, both rooms were upstairs, with secret side stair access to the patio we were not aware of. I will not accuse anyone specific, but some hired service people were on property and knew about the stairs, and had access to know where my electronics were. There are many other details that make it pretty clear who may have told someone else where the goods were. Supposedly the owner was notified at 11pm, but I have not heard from him. I hope he thinks twice before recommended the services of these same people. The theft, and entry to our rooms frightened many women, and really put a sad, dark veil over the entire experience. Everyone says Rincon is so safe, but because it was off season, it didn't seem so. Then the break in. Sad.

My sister just had her wedding at the Rincon light house, we just flew home yesterday.
If youre going to get married this is the way to do it.
We had 25 people stay fairly comfortably at Villa Orleans. Some of the bedrooms have multiple twin beds so for 12 adult couples it was a bit of a project to find time to be alone but when you travel with people you like its not really a problem.
The grounds are beautiful. It is very laid back and peaceful. Rolling out of bed, making a cup of coffee and sitting on the deck watching the ocean was just a wonderful way to spend the week.
We even managed to get some coconuts out of the tree and get them open! Fresh coconut on the beach, there is nothing better.
Louis and Tsunami could not have been cooler. Any time we called them they showed up right away to take care of every thing we needed.
The water is calm and clear and perfect for people who dont love to swim as well as veteran divers. I dare you not to be relaxed!
After day one we were already planning another trip back.
I cant wait to see them all again, thanks so much for making us feel at home.

THE PLACE TO BE! We booked the entire property for 9 days this past January and had a beautiful beach wedding to cap it off (read below for more wedding details). It was such an amazing experience from day 1 until the end! The property is what you would expect from a tropical island (it even has resident iguanas), but it also has it's own sprawling beach front with shallow waters and reef-protected beaches making it ideal for swimming, snorkeling and many other water activities; decent sized waves for boogie boarding but better surfing could be found 5-10 minutes away for those looking to get the full Rincon experience. We had Stand-up-paddle boards (SUP) delivered right to the house (half or full day rental available) and the water was calm enough for our 8 year old boy and 10 year old girl to learn on. We packed our own snorkeling gear although it can be purchased or rented locally. Large numbers of fish are constantly present in the waters right out front of the villa to enjoy snorkeling EVERY day (as was evident by the never ending dives by the local pelicans).

If you need to get off the beach and out of the sun, there is plenty of shade to duck under on the property. Coconuts can be found on the grounds to crack open and enjoy. There is a Mango tree in front of the main house and we were fortunate as it was dropping Mangos while on our stay. There are numerous areas outside to take in the scenery; random chairs and decks off every unit, along with a large yoga deck towards the north access point to the beach. Did we mention you can see the sunrise AND sunset from the beach and some of the decks on the main house? Brief rains form a little way out on the water, rarely reaching the villa but the color changing effects on the waters in view are breathtaking. We were blessed with some cloud cover almost everyday, but just during the hottest part of the day. The setting is the perfect combination of everything.

The main house has several areas where you can relax outside in the sun, shade, or even on the hammock. The layout of the main house is perfect to take advantage of whatever your pleasure may be. The covered area outside is where we spent most of our time dining and had our wedding dinner (no tent necessary for under 25 people). The apartment (3 bedrooms, 2 bathrooms, a kitchen and small living room) is across the driveway from the house. If you only need to rent 2 of the 3 units, the main house and apartment are great together as the Casita (the cottage in back) is fairly secluded from the other areas. If your group is 5 or less the Casita is great as it has it's own kitchen and bathroom, a decent sized living space with a couple of sleeping areas in it along with a bedroom in the back (AC unit in back room).

The property owner Luis and his son were the most gracious hosts; they guided us along the way to maximize our experience by offering us their knowledge of the area and to help us in any way. Wonderful people! We wanted to do a beach wedding and weren't able to book a planner so we had to do it ourselves from afar. We were able to organize most of the details from home (Oregon) but some of the local shops are hard to find online. Luis made a couple of calls for us where a more polished Spanish tongue was necessary to make sure there were no mistakes on the items we needed. He was also able to provide us anything we needed that we couldn't find in one of the kitchens as we did all of our own food and the cake for our wedding.

Luis and his son also joined us in building our own beautiful canopy out of bamboo we gathered from the beach below the yoga deck. We measured the pieces, cut them to length, stained them to make em' pop and best of all, Luis had all of the things to make it happen. We all worked together to build a canopy because we couldn't find one available at the time of our ceremony. This worked out better than perfect. We assembled it with some twine and leveled it on the beach by burying one side in the sand (also securing it). Luis saved the canopy for anyone who stays at the villa and wants to use it.

Luis and his son helped out in so many ways along the way. We can't say enough about their hospitality, it was the most unexpected surprise. As for the rest of the people in Puerto Rico we encountered? Unbelievably welcoming. When we go back to vacation, we might not rent the entire property, but Villa Orleans will be where we stay again!
