For those who call it excellent, well, it's all relative to other places you've experienced. Excellent - no, Villa Orleans is rustic, but very good for a low key gathering, or yoga retreat as we were on. The rooms were clean, the bed was comfortable. The multi-units on the property housed 14 women comfortably. Everything was going exceptionally well until there was a theft on the property, while we, all 14 were home, either dining on one patio, or having a music session on another patio. Between 7-10pm, my iPhone, cosmetic bag & power cord were stolen from my very dark, lights out, closed door room. A kindle was stolen from the room across the hall. Strangely, both rooms were upstairs, with secret side stair access to the patio we were not aware of. I will not accuse anyone specific, but some hired service people were on property and knew about the stairs, and had access to know where my electronics were. There are many other details that make it pretty clear who may have told someone else where the goods were. Supposedly the owner was notified at 11pm, but I have not heard from him. I hope he thinks twice before recommended the services of these same people. The theft, and entry to our rooms frightened many women, and really put a sad, dark veil over the entire experience. Everyone says Rincon is so safe, but because it was off season, it didn't seem so. Then the break in. Sad.

My sister just had her wedding at the Rincon light house, we just flew home yesterday.
If youre going to get married this is the way to do it.
We had 25 people stay fairly comfortably at Villa Orleans. Some of the bedrooms have multiple twin beds so for 12 adult couples it was a bit of a project to find time to be alone but when you travel with people you like its not really a problem.
The grounds are beautiful. It is very laid back and peaceful. Rolling out of bed, making a cup of coffee and sitting on the deck watching the ocean was just a wonderful way to spend the week.
We even managed to get some coconuts out of the tree and get them open! Fresh coconut on the beach, there is nothing better.
Louis and Tsunami could not have been cooler. Any time we called them they showed up right away to take care of every thing we needed.
The water is calm and clear and perfect for people who dont love to swim as well as veteran divers. I dare you not to be relaxed!
After day one we were already planning another trip back.
I cant wait to see them all again, thanks so much for making us feel at home.

THE PLACE TO BE! We booked the entire property for 9 days this past January and had a beautiful beach wedding to cap it off (read below for more wedding details). It was such an amazing experience from day 1 until the end! The property is what you would expect from a tropical island (it even has resident iguanas), but it also has it's own sprawling beach front with shallow waters and reef-protected beaches making it ideal for swimming, snorkeling and many other water activities; decent sized waves for boogie boarding but better surfing could be found 5-10 minutes away for those looking to get the full Rincon experience. We had Stand-up-paddle boards (SUP) delivered right to the house (half or full day rental available) and the water was calm enough for our 8 year old boy and 10 year old girl to learn on. We packed our own snorkeling gear although it can be purchased or rented locally. Large numbers of fish are constantly present in the waters right out front of the villa to enjoy snorkeling EVERY day (as was evident by the never ending dives by the local pelicans).

If you need to get off the beach and out of the sun, there is plenty of shade to duck under on the property. Coconuts can be found on the grounds to crack open and enjoy. There is a Mango tree in front of the main house and we were fortunate as it was dropping Mangos while on our stay. There are numerous areas outside to take in the scenery; random chairs and decks off every unit, along with a large yoga deck towards the north access point to the beach. Did we mention you can see the sunrise AND sunset from the beach and some of the decks on the main house? Brief rains form a little way out on the water, rarely reaching the villa but the color changing effects on the waters in view are breathtaking. We were blessed with some cloud cover almost everyday, but just during the hottest part of the day. The setting is the perfect combination of everything.

The main house has several areas where you can relax outside in the sun, shade, or even on the hammock. The layout of the main house is perfect to take advantage of whatever your pleasure may be. The covered area outside is where we spent most of our time dining and had our wedding dinner (no tent necessary for under 25 people). The apartment (3 bedrooms, 2 bathrooms, a kitchen and small living room) is across the driveway from the house. If you only need to rent 2 of the 3 units, the main house and apartment are great together as the Casita (the cottage in back) is fairly secluded from the other areas. If your group is 5 or less the Casita is great as it has it's own kitchen and bathroom, a decent sized living space with a couple of sleeping areas in it along with a bedroom in the back (AC unit in back room).

The property owner Luis and his son were the most gracious hosts; they guided us along the way to maximize our experience by offering us their knowledge of the area and to help us in any way. Wonderful people! We wanted to do a beach wedding and weren't able to book a planner so we had to do it ourselves from afar. We were able to organize most of the details from home (Oregon) but some of the local shops are hard to find online. Luis made a couple of calls for us where a more polished Spanish tongue was necessary to make sure there were no mistakes on the items we needed. He was also able to provide us anything we needed that we couldn't find in one of the kitchens as we did all of our own food and the cake for our wedding.

Luis and his son also joined us in building our own beautiful canopy out of bamboo we gathered from the beach below the yoga deck. We measured the pieces, cut them to length, stained them to make em' pop and best of all, Luis had all of the things to make it happen. We all worked together to build a canopy because we couldn't find one available at the time of our ceremony. This worked out better than perfect. We assembled it with some twine and leveled it on the beach by burying one side in the sand (also securing it). Luis saved the canopy for anyone who stays at the villa and wants to use it.

Luis and his son helped out in so many ways along the way. We can't say enough about their hospitality, it was the most unexpected surprise. As for the rest of the people in Puerto Rico we encountered? Unbelievably welcoming. When we go back to vacation, we might not rent the entire property, but Villa Orleans will be where we stay again!

In light of all the glowing reviews of the Villa owner, Luis, I realize this review is going to seem like an outlier. It's an outlier for me as a reviewer as well because I just don't post too many bad reviews. We were treated horrendously by Luis, though, and his decision making should cause future guests to beware.

We are planning a small wedding in Rincon and loved Villa Orleans on the web-site. We were also impressed with the reviews of Luis personally and how accommodating he was. When we found out the villa was available on our proposed dates we were very happy. We planned a
trip to Rincon to visit possible venues for our wedding. We visited Villa Orleans and Luis walked us through a tour and our minds were made up on the spot. We confirmed the dates with him once again. We then met with a wedding planned Luis recommended and mentally walked through where the ceremony would be, where our friends and family would stay... envisioning everything. We had decided and we cancelled the other visits we had planned.

Later in the week we actually met with and had dinner with Luis and some friends. Before we left Luis told us that, yes, he knew our dates and would not rent to anyone else without contacting us and asking for a deposit. After we returned home Luis sent us an email outlining rates and what the deposit would be... then he stopped responding to us. I told my fiancé I was sure everything was fine and blamed it on 'Island Time'.

Luis finally did call me back this week - to tell me he rented the villa out from under us, stating he had 'an offer he couldn't pass up'. We are left without a venue for our wedding (and cancelled tours of other places because of Luis giving us his word he would not do this).

I know all the other reviews are fantastic but they don't mean a thing. This is not the way to run a property or to behave as a decent human being. Completely disgusted.

We recently returned from Villa Orleans. We were a diverse group consisting of me, my wife and stepson, my in-laws (Dad was born in San Juan), my wife's college room mate and her mother and aunt. There was plenty of room for all. In bed, you think the surf is running under the bed! The Villa sits alone in its own little slice of heaven; no one on the beach (which is great for swimming) except us, and no noise from the road. Luis was the most gracious host one could ask for and the ladies who maintained the property were very friendly and quite helpful. I can't imagine our staying anywhere else when we return to Puerto Rico.

i don't know quite where to begin in this review.... but from start to finish this trip was unreal. when i first contacted Luis he was always quick and very helpful. he is THE most accommodating/best host in PR by far!! he knows where to go, what to do, what not to do & all things in between. the villa couldn't have been better. its HUGE yet quaint, literally ON THE WATER, private yet close to town, has everything you need!! we had a blast. i couldn't speak any higher of Luis and his villa. I will be back as well as every person i told about it!

Luis is the most wonderful and accommodating Vacation owner EVER. Most places you go once the owner has your money you never see them again. Luis was fantastic and so very helpful. He told us to call with any questions and gave us some valuable advice about restaurants, bars, shopping and ziplining. In fact, Luis and Tsunami decided to accompany us to Batey zipline adventures on our 4 hour Eco Tour. Tsunami was wearing a head cam and Luis had his camera. They filmed the entire tour for us. It was so awesome and generous. There were 8 of us and one of us turned 40. We had asked Luis about hiring a driver and bam, Roberto picked us up the next evening. He took pictures, translated if we had difficulty, and even partook in the hunt for emergency femine products(with a blush). We drug him out on the dance floor and we had a blast. Luis and his son,Tsunami, joined us for dinner and drinks and we learned so much about Puerto Rico,its history, it's economy and how statehood would affect the land. Rincon itself is very accommodating. Many of the people speak english and we tried to improve on our 1-2 years of high school spanish. We were recognized, fondly, by native Rinconians in the days to come after our night on the town. Let's just say we made an impression and Rincon made a lasting impression on us. We will be back. I have been to many other island/beach vacations. This is by far my favorite. Never once did I feel unsafe in town,in fact I felt quite the opposite.The cleanliness is incomparable to any other nearby island area.Rincon is a surf town so there are quite a few main landers as well as natives. The town is quite diverse which added to the charm. I look forward to seeing Luis, Tsunami and the Villa again soon. Happy birthday, Renee. Thank you Luis, Diane and Tsunami!
