Well it has a four star rating but probably deserves 3.5. And if it has a 3.5 star rating it's too expensive.

You're basically talking about a whole lot of fairly primitive detached cabins spread out over a large space of land with a pool (not a great one) and some restaurants and stuff in the middle.

We went to the pool briefly but it was pretty cruddy and a bit too deep for my five and six year old so really useless to us. There was no shade and no chairs or anything to relax in either (just a patch of lawn with no space left anyway).

The room was ok although no fan or air conditioner in the bedrooms was pretty surprising. Oh and I know that hotels all over the country are now very intent on installing these crappy low pressure showers but seriously, I think this one was the worst I've experienced (as well being in the most confined space).

Having said all that, it was very central to all the Island's activities and had a nice track around the property that the kids rode their bikes on. And it had the Nickleodeon channel that my boys love when we go away.

Thank you for taking the time in providing your review in relation to your stay. I must apologise, as I’m not sure on just what information or literature was provided to you upon arrival at the resort, but for future reference; please be advised that we actually have 4 separate swimming pools at the property. Those being, a heated indoor lap pool, 2 outdoor swimming pools, 1 located at each health club/gym facility along with a toddlers pool, locate near the gym, games room and pizzeria. Not just the one pool as indicated by your review. I’m sure that if this was realised your children would have enjoyed these facilities. Thank you also for your comments re the ‘nice bike tracks’, yes we have over 7 Kilometres of bike/walking tracks throughout and around the property for our guests enjoyment. These are also safe for both families and children as they are well maintained and are located away from general traffic areas and roads. As safety is paramount for our guests. Glad that the boys enjoyed having access to complimentary Austar and Nickelodeon.

We stayed for 2 nights in a 2 bedroom villa;; 2 adults and 2 children aged 7 and 20 months. I booked on line through the Check-in link after getting a price by clicking through from Tripadvisor. There was no mention that there would be an additional payment for the use of a porta cot and I was very surprised when told upon checking in that an additional $25 was required for the use of a cot. I have never had to pay for the use of a cot in any accomodation I've stayed in.

My first impression of the resort was not positive, we arrived at 2:30pm expecting to be able to check in without any difficulty, ( the website advises check in is from 2:00 pm ), however I was told the room was not ready. We left and drove into Cowes to do some shopping and were then called at 3:10 pm to say we could check in. As many before me have mentioned there is no air conditioning, our lounge room had a ceiling fan which was fine during out stay as the weather was not too hot, but would have been unbearable in the heat as the cabins have tin roofs.. Plastic Utensils in the kitchen were melted from misuse over a heated stove! On the positive side, dishwashing detergent as well as a tea towel and cleaning cloth were provided as was washing detergent. Tea and coffee as well as a plunger were present but salt and pepper were not.

The ''garden'' surrounding the unit was really just overgrown- (60cm) weeds! The pool area was great for my daughter but no extra towels are provided or replaced during the stay. The games room and playground were also good, along with a BBQ that we noticed people using on several occasions. The Pizzeria was a little expensive, but the pizza was quite nice for a night in.

Overall a reasonable property that I would possibly stay at again but probably only if I couldn't book anything better.

Room Tip: Request a room with airconditioning if staying during the warmer Summer months. Units along Paperba...

Regrettably during extremely busy periods there may sometimes be a slight delay, as a result of the previous guests not departing from their accommodation at a punctual time as required earlier in the day. We stayed at Ramada's Phillip Island Resort for a week, January 2013. We are a family of 2 adults + 1 child, age 7. Despite being in the middle of school holiday time, the design of the resort allows for a peaceful stay; the villas are carefully separated by native bushes, giving you you the feeling you are not located too close to the next villa.

One of the best features of the place, in my opinion, is the location. It is smack in the middle of Phillip Island giving you equal distance to all the island's attractions (some of which I will be reviewing here on Tripadvisor).

The villa we had, a 2 bedroom type, was comfortable with most needs catered for. A good sized fridge & stove were there as well as a microwave oven and dishwasher. The resort provides dishwashing liquid etc to last a few days and from there you'll need to purchase your own which is fair enough. There is also a washing machine and dryer too. Noticeably missing was a broom, despite there being a mop. Hoping that it was just our villa, as it wouldn't make sense to not have one.

We found the bedrooms to be comfortable, although ceiling fans or even pedestal fans would've been welcomed given the heat. I had previously read on Tripadvisor that NOT all rooms are airconditioned, so I emailed them a week prior to our stay to request an aircon'd villa if available and thankfully the resort provided us with such a villa. The aircon is located in the loungeroom and doesnt really cool the bedrooms so - as stated - fans in the bedrooms would've been good.

Apart from that, the only other disappointment was the size of the shower. The base was approx 70cm x 70cm in size. We are 'weight for height' people luckily,, so we managed to squeeze in there, but if you have any *major* weight issues, you may have difficulty getting in there. Put it this way, my 7 year old when he first saw said innocently, "oh wow mum, look! they have a kid's-only shower!". Out of the mouth of babes lol.

The resort has two good pool areas and an excellent gym. There is also a pizzeria with totally scrumptious pizza. Well worth trying.

Things you might want to bring with you (or purchase in town):
* Your own beach / pool towels. They are not provided.
* Some extra cleaning liquids for the kitchen if staying a while.
* Coathangers. Like so many places, there are only about 6 of those 'cant-be-stolen' wooden ones in the cupboards. Luckily we'd brought own with a pre-ironed clothes (who wants to iron on holidays right?).
* 1 and 2 dollar coins for the kids play room. It is like a conference room for vending machines lol.

Things to leave at home:
* Hairdryer. I'm fussy with the type I use, but the hairdryer provided was awesome.
* Cups, glasses, cutlery, plates etc (all provided).

All in all it was a good venue which I'm happy to recommend to others.

Room Tip: If you want a villa with airconditioning, make sure you request one in advance.

This, for me, served it purpose. It was in a great location to explore the island. It was relatively well priced. The positives, we were able to check in early, which when having driven from an overnight flight with no sleep, was a welcome relief. The villa, as indicated in other reviews, is not exactly what I was expecting. The main reason for booking was that it was self catering, it was really good, however not the best equipped kitchen. There were several essentials missing, like wine glasses for two, sharp knives. For me, the most annoying and disgusting thing was the dishes. Customers are asked to fill the dish washer and leave the dishes in, which is fine. However, you would expect that those who then come to clean would empty and put those dishes away, ensuring that they are fully clean for the next people. NO! We opened our dishwasher to find dirty dishes - disgusting. We hand washed our dishes the whole holiday as we did not want the same thing to happen to those who were in after us. Further complaints I have are that the towels provided here were shocking, very small and minimal to say the least. When checking in, I did hear other guests asking for more towels, and should have done the same, but as I was only staying for two nights, I didnt see the point. Another issue I found was that the phone didnt ring out either! Overall, I was left very disappointed with the actual resort.

We stayed in 2bdr unit and unlike others very glad to have air conitioner in the clean apartment . Yes this is not 5 star villa ,but you get all what you need to re lax with family.
Great pool and SPA used almost as privet room. Surprise N2 ... The resort was fully booked , but noeople around . No lines in the restaurant and pizzeria . Pizza is great and if you get 15 Vaks voucher just use it there.
Good value for money and will comeback again

Just spent 4 nights in a 3 bedroom cabin with two bathrooms and two TVs. Plenty of space to relax and prepare meals. Close to Cowes shops and main island attractions. Two pools, tennis courts, BBQs and delicious pizzeria meant you didn't have to leave the resort in you didn't want to. We were very glad to have an air conditioner yesterday. Set amongst native bush, the units felt private and were well spaced out. Reception staff were very efficient and friendly. Would stay again!

Room Tip: In summer ensure you have an air conditioner in your unit or it would be too hot.

‘Family Friendly Holiday Destination’…what a great comment and that is exactly what we are trying to achieve here at Ramada – Phillip Island. Particularly as we have many family groups stay with us not only over the school holidays but throughout the year. Many of our guests love the 7km of safe walking/riding tracks around and throughout the property. A great way to see and the birdlife in their natural habitat. It is a common sight to see numerous groups of children playing, riding bikes, scooters etc’ as you meander around the property and wetlands. Great to see them enjoying their selves in a comfortable, safe environment. Thank you also for your positive comments about our staff, this will be conveyed to the various team members on your behalf. Thank you again for choosing to stay with Ramada – Phillip Island.

Have just spent 4 nights at Ramada “resort”. We stayed in a 2 bedroom cabin which was adequate but basic. The bed was very comfortable (although I find it hard to see why a doona cover is laid over a doona and does not encase it). The bathroom was appallingly small. A tiny shower , a very high basin with nowhere to hang clothes or comfortably put a toilet bag. Fortunately we were travelling as a couple but if we had had children it would have been very difficult I imagine. A separate toilet is great but why could there not have been a hand towel at the basin in there? The lounge area is very small and the television is old and small with few channels
The policy of being fined if you don’t do your own dishes and put out your rubbish is dreadful. Obviously the staff don’t check if the dishes have been washed properly as there were some unclean items. Outside our unit there were empty pizza boxes and plastic bags thrown in the dead/dying bushes. Despite asking for the area to be cleaned nothing happened. Inside was a poor standard of cleanliness. I would not have walked around barefooted as the floors were gritty
The general air of the units is one of tiredness and much needs to be done to bring Ramada up to resort standard. The prices were very high (yes it was holiday season) but we still expect a certain standard and this was far from it.
The few staff we saw were polite but not enthusiastic to help.
We were unaware it was luck whether there was air conditioning in the unit. Fortunately there was but it would pay to check before booking.
The pizza place on site served excellent fare.
We will not stay here again but neither will be stay at other Ramada resorts in case this is the accepted standard.
