We have camped here with our friends for the last 4 years - 2 families, 2 sites, 4 adults and 5 kids. For the last 3 years, we have had a great time, and while management is not so friendly, once you get past reception and to your site, we never saw them. Not this year! Extremely unfriendly, and they have suddenly pulled out a 'law', quoting some caravan tenancies Act or some other rubbish, stating that you are not allowed to erect marquees or gazeebos on your campsite. The owner states that people have been putting as much as they can on their sites, and not paying him for the privelidge of having a tent, gazeebo car, trailer, extra tent etc. For the price they charge for a 5 night stay on an UNGRASSED powered site, I should be allowed to put up as much as I like, as long as I am within my site boundary.
We usually set up our 2 tents on opposite sides of our adjoining sites, and have the gazeebo in the middle as our 'dining room' all the kids sit together to eat, and the adults sit and talk when the children are in bed. He basically said no gazeebo, no socialising - you have a tent, sit in that!
He was also inconsistent with his 'law' we were targeted and told to remove our gazeebo or he would have us evicted from the park, while other campers (a policeman) were allowed to have their gazeebos.
We had some guests come and visit us, and for 2 adults and 1 baby (3 weeks old) they were charged $15 to use the facilies. They had to sign in and sign out, and took their details etc, with no car access.

The toilet blocks are both in major need of attention, the recreation hall is empty, the outdoor dishwashing faciltiies are appalling and the only BBQ's located in the park are old and dirty. On the upside, there is an oven, fridge and microwave (key with deposit) that campers can use.
Children's facilites are limited to a gate enclosed play equipment, which is sufficient for 3-10yo, and the beach.
Location is fab, being only a 15-20 walk into town, and you can walk the entire way on the beach, which is nice. At low tide you can also walk on the rocks right out the front of the park. One thing that puts me off about this beach, is the massive drain pipe that opens onto the beach, right in the middle of the access way - have seen eels in here.

So while the last 3 out of 4 visits have been great, we wont be back.

We have been frequent campers over the years and love the location. It is a 15-20minute walk away from the Cowes main street and all the restaurants, shops and supermarkets in one direction, and 15 minutes walk to the boat ramp in the other direction - less than 2 minutes drive away.

The location of this caravan park on Phillip Island is arguably the best of all the caravan parks on the Island. Direct beach access and views from a selection of both powered and non-powered sites alongside permanent vans. It gets extremely busy over January and Easter in particular. About half the sites are available, with cabins also available, and the remainder are permanents.

The camping sites closer to the beach with the views have less shade (and less grass) than the ones located without water views.

Roads are sealed to avoid dust, and it has two shower blocks - one large and one small - plus two laundries. The large shower block in particular is in desperate need of updating and refurbishment as it is not very inviting at all. The smaller one is newer, but could also do with an update.

There is a decent children's playground with two slides, climbing tower/equipment, two swings, one see-saw and another 3-person see-saw like contraption - all located within a fenced enclosure.

Apart from this, there are limited facilities within the caravan park itself. There is no pool, they have a and even though they have a recreation room it does not offer any recreation activities (ie. no pool table, games etc)!

Even though it is very busy, the best time of the year to stay if you have kids is during January as there are heaps of activities provided for them on almost every 2nd day to keep them occupied. This includes outdoor movie nights, discos, fancy dress, and other various activities run by campers.

Apart from needing a bit of TLC, the caravan park is very expensive, and also raises their rates during other peak times such as when the Superbikes and Moto GP events roll into town. even day guests are charges what we consider exhorbitant fees considering the lack of TLC given the facilities that are made available.

Overall, it is a great location and will provide a good stay. We will be back again as the kids love it and the beach, and the parents love the convenience of being close to shops, restaurants and other activities Phillip Island has to offer.

Visited friends at the Cowes Caravan Park. As requested by the park signs attended the office to advise we were visiting friends staying on a powered site for three weeks. 2 adults and two very young grandchildren cost $18.00. and we could not take our car in. The park is old and does not cater for children as has no swimming pool. You do not mind paying for use of park facilities but they only has a small playground and it could not justify the fee. Secondly the receptionist did not bother advise that the car could not come in prior to taking my money. In fact she looked quite pleased to mislead the public.
No problem our friends had asked to bring our van down for a week. No way.
