We stayed in room 202. We found it to be really well appointed both inside and out with a huge balcony including everything you would ever need for a great stay with a big family. The pool with it's own beach is fantatsic because you have everything you need for a holiday right on site. Brilliant restaurants nearby which were reccommended by the manager. Would definitely go again. Even the teenagers enjoyed the pool as much as the little ones.

What a great place to stay, pristine clean and tidy.New managers were great, friendly and very helpful.The hotel is located is a central spot for walks to loal shops or cafe for food and drink and only quick drive to beach. We took our boat, which we parked in secure parking, boatramp 500m down the road.We had a great long weekend made easy at the Boathouse, would recommend to everyone.

We stayed for 2 nights in a 2 bedroom apartment on the 2nd floor. The room itself was well laid out however it was disappointingly dirty. The sink had leftover food from the previous guests, the windows had a dirty film on the inside and the microwave oven was dirty on the inside. The spa jets were dirty in caked in brown residue so we couldn't use the spa. Under the bathroom vanity there was a layer of dust on the floor and a sticker from previous guests. The dishwasher had the leftover residue from the powder all over the inside of the door. When we sat down on the couch to watch TV cockroaches walked over our feet and over the coffee table. We then pulled back the bed covers and a cockroach crawled across the sheets. Overnight cockroaches were on the kitchen bench and they scurried away when we got up in the morning. The shower had a film of soap scum on the glass and the tiles in the base had soap scum. We were visiting family and would like to have returned frequently but we will have to look elsewhere purely because of the standard of cleanliness.

My family (2 adults with three children aged 5, 3 and 18 months) have just returned from 5 nights at The Oaks Boathouse, Tea Gardens. I was little unsure of what to expect after having read the reviews on Trip Advisor, however I couldn't have been happier. Our room (105) was on the ground floor with a private balcony and direct access to the pool. The 2 bedroom apartment was very clean, spacious and relatively modern. It had everything you need with a family - two bathrooms (one including the laundry), decent sized bedrooms (the main one able to fit a port-a-cot), great storage for clothes and suitcases, and a well equipped full kitchen. The balcony area was very large and half shaded, and being the end apartment it offered good privacy from those in the pool. The salt water lap pool (25m?), sandy toddler pool and general pool area were all clean and very inviting. There are no views of the river from room 105, however we were holidaying with our boat so this wasn't of concern to us. We found the staff to be very friendly and helpful (they were able to check us in early at 11am when we turned up unexpectedly), with probably the only exception being an annoying security alarm which didn't stop beeping for 3 days. I overheard many people complaining about this, but it took a number of days until the staff were able to stop the beeping.
We had take-away fish, calamari and chips from 'Hook and Crook' in Tea Gardens, which I would highly recommend - the batter was light and crispy and despite being a little pricey, was well worth the cost. We also had oysters from The Oyster Hut (12 for $10) which we found to be great quality.
Between Tea Gardens and Hawks Nest, you can buy everything you need up there - there's a large supermarket, bakeries, liquor stores etc.
Tea Gardens is a quiet holiday location, but we thoroughly enjoyed the area, and we would highly recommend staying at the Oaks Boathouse.

I am a big fan of the Oaks chain as I believe they retail aspirational accommodation at affordable prices. However, Oaks Boathouse in Tea Gardens was a disappointment - particularly as we'd just stayed in the brand new and absolutely fantastic Oaks Pacific Blue at nearby Salamander Bay. While the service at Oaks Boathouse was top notch and the staff extremely helpful and friendly, our one-bedroom apartment struck too many false notes. For one, I've never stayed in a hotel where entire cupboards and bedrooms are literally locked off to visitors. Okay, I understand that the apartments have owners who may also stay in them - but is it really necessary to put a ludicrously large lock on a kitchen cupboard along with a BIG SIGN saying "owner's cupboard, do not open"?!

Apart from that I was also dismayed at the dismal, spotted carpets, disappointed by the ancient TVs and spa bath - way too noisy and not enough jets - and above all disturbed by the decor. Unlike the trendy Oaks establishments we've stayed at previously (my fave being Oaks on Collins in Melbourne) this seemed to have been furnished with the blue rinse set in mind. Even my toddler announced that he didn't like this hotel and wanted to go back to the other one - and, well, who could blame him!

Often a location can compensate for an inadequate hotel, but Tea Gardens was a very sleepy town - almost comatose. While it's billed on the Oaks website as perfect for those who love a latte along with their leisure time, don't believe the hype. It's no Metung or Terrigal. In sum, I'm tempted to write to Oaks and suggest they upgrade this hotel which isn't really up to the standard set by their brand.

Location was excellent - very quiet and beautiful little town. We stayed for one night in a one-bedder apartment. Service was nice. Place was generally clean but definitely aging, carpet was dirty and fittings old. For the $120 we paid for it's OK but not quite up to the $300 normal rack rate. I would recommend staying at the newer Pacific Blue Oaks at Salamander Bay which is close but much newer (e.g. LCD TV compared to old CRT, proper spa tub instead of bubbling bath tub) and cleaner.
