Booked this motel, because it appeared as the only available option for a family to book during the last fortnight before long weekend (NSW Labour Day). Seemed like all other accommodations at Port Stephens area were booked months in advance.
On the negative side - found a dead dry frog in the room at the entry, shower needed some effort to set up before use, the room was a bit dusty and small for a rate they charged, the wall shared with another room had a door so we heard everything that our neighbours said and done, no plates in the kitchenette.
On the positive - spa bath and an outdoor pool.
Overall it was no problem, because we spent all days doing activities so everybody was tired and it didn't matter much what is in the room or how comfortable it is. :)
However next time we would stay somewhere else and will try to arrange accommodation way in advance.

well where do I start ? lets start with the good .
great water pressure as I love my showers and the room was clean .having said this there was a musty odour during the stay in our room.
When in the shower don't look down if you are allergic to mildew and mould as there is enough in the bottom silicon of the inside of the shower to start a great culture .also when you decide to have a spa "flush out the old water prior to jumping in your self as the first round of water is not very inviting, apparently our spa hasn't been flushed for a period of time by the look of the first burst of water that came out
the rooms was very dingy and poorly lit colours of walls "drab" don't help at all.
they speak about power saving lights !!! could have achieved a better result by installing low voltage LEDs
The motel its is very tired and could do with an update curtains drab carpet and décor very old .
when we booked we were told of an extra $150 surcharge for school holidays ??? don't know why as it appeared to me that many rooms were still empty .that just pushed the price up by $50 per day
when we arrived were told that during or 3 day stay "no house keeping"......also that "3 days breakfast in the room" what !!!! 6 slices of bread wrapped in glad wrap, jug of milk Not Covered in fridge, jug of orange juice also not covered in fridge, some packets of butter and spreads. Corn flakes and weetbix in plastic takeaway food containers .
hope safe food handling practices were observed here .
little variety packs of cereal and a 600mil of milk and juice would have been more hygienic in my opinion .
Now with the towels oh if they needed changing there was a surcharge .
mini bar coke , water and food bars $4.
the TV pre set to 30 .... normally it should have gone to 100 so while the aircon was on. forget the TV show unless you can lip read
the rooms are very noisy when children run up and down the corridor but that's already stated on a prior report and that's what happens when you stay in motels where the children have no where else to play
the pool area not very inviting as the rear fencing had barbed wire stopping people entering from adjoining properties
the saving fact was that Tea Gardens and the village was beautiful if you want breakfast or morning tea a stroll to the boat house is recommended
the area around fantastic a trip to Port Nelson is a must
the locals are also very interesting and friendly
so in summary
the motel was very tired and not what the pictures portray but if its a bed you want its ok just a little overpriced for what you get
next stay we will be lodging elsewhere
thank you

I booked this trip away for my grandmother to enjoy with my mother as a present. When paying coupon It stated that i was paying for a room with a spa etc etc. Allowing my grandmother to book her preferred date, she was made to pay additional fees to get the room I had already paid for them to enjoy, disappointing considering it was a gift and shouldn't have had to pay for anything. After waiting eagerly for them to call after their first of a 3 night stay, I was extremely upset to her that they felt the room was not well kept and that the advertising on the scoopon website was extremely misleading. This compiled with the fact that the continental breakfast was lacking in portion and presentation created some frustration on their part. I have read through the reviews on here (something I wish I had thought to do before buying the coupon) and read the responses from the motel. I feel that the amount of reviews that repeat the same negative feedback perhaps could be taken a lot more seriously by management. The saving grace was that the management where polite and that there were some good restaurants in the area. I will definitely read reviews before booking or buying anymore coupons again.

Room Tip: Always read reviews before purchase!

Thank you for your review. We are pleased that your grandmother and mother found our staff polite and enjoyed the hospitality of our local restaurants.

It is disappointing to hear your family were unhappy with the quality of their room. Our Motel is rated at 3.5 stars by AAAT and our points put us the high end of this star-rating. Our rooms are exactly as they appear on the website and on the deals websites although the soft furnishings ie doona covers, bedspreads, etc do vary from room to room. All 32 rooms at our Motel have a double corner spa bath.

Regarding the extra payment requested when booking, this payment may have been for a room upgrade if the deluxe suites were not available on the dates that your grandmother requested or a school holiday surcharge. I am happy to check this for you if you contact me personally.

We have taken on board comments regarding breakfast and given that we do not have a breakfast room to provide more than a basic continental breakfast, any future deals that we run will not include a breakfast. We are now offering some specials to the local restaurants for guests requiring breakfast.

Thank you again for your comments.

We stayed at Tea Gardens Inn early Sept 2013 for 3 nights. I read some of these reviews after purchasing a discount stay through Groupon. We made the booking and then read some of these reviews before actually staying at the motel.

Needless to say, we didn't expect much and was pleasantly surprised.

We went to the motel with very low expectations and found this could not be further from the truth. The Owners are extremely helpful will go out of their way to ensure you have a great stay.

The rooms are a bit small but we did have 2 Adults, 2 young kids and a baby, the bathroom is massive. The furniture is a little outdated but it didn't matter. Foxtel felt like an added bonus.

The onsite BBQ proved to be a bit of a change rather than the local restaurants.

The Groupon voucher allowed us to try somewhere different, value for money and we had a great time. I think the reviews on here are extremely negative when in reality motel was as you would expect.

It is great to get reviews from our family guests especially when you have spent 3 nights in a studio-style room with 3 children. Although our rooms are large and extremely comfortable for 2 adults, it is certainly more of a challenge when sharing as a family.

Our packages through the deal websites have been very popular and provide a cost-effect method of going somewhere different. Most of our guests have been very happy. Of course there are a small percentage of guests whose expectations we have not been able to satisfy.

We are so pleased you enjoyed your stay and our hospitality and look forward to welcoming your family back sometime in the near future.

Thanks Robyn for a lovely stay at your motel. The deals you had going with the local restaurants, club and whale watching tours just made it all so much easier and allowed us to do more activities without breaking the bank. I live in a small community so it was lovely to see your community supporting each other. The room was great and the spa relaxing. The bed was wonderfully comfortable and even the size of the TV was impressive so it was worth getting a couple of DVDs from your extensive collection.

The continental breakfast could be improved on, but as we were going to the Boatshed for breakfast on our last day it wasn't really a problem. We had a great time there and watched Dolphins and Pelicans.

Looking forward to coming again and spending time at your motel.

Chris and Chris from Copacabana

Room Tip: The Bushland suites are great and very quiet. Also, the outlook is lovely.

Thanks so much. We really appreciate your comments and are so pleased you enjoyed your stay with us.

We have worked very hard to put together the deals with the local business … the aim was to ensure our guests could experience the hospitality and natural experiences that make this area so special and of course to support our local economy. It is great to hear that you were able to take advantage of these deals.

We receive so many great comments about our rooms from our guests when they are checking out, especially the beds and spa baths, and the location of our Motel. Our guests really appreciate the relaxing location and of course the spas help to ensure you relax.

We have noted your comments on the breakfast and have decided in future to omit these from our packages when we do any future deals as we recognize that we do need to improve on these. Unfortunately we do not have the facilities to offer anything more than a continental breakfast and we find it difficult to compete with the waterfront restaurants, especially with the live entertainment provided by the dolphins and pelicans which add to the experience of dining on the waterfront.

Thank you again for your positive comments and we do look forward to seeing you again.
