Our stay in the room with the balcony was a most pleasurable experience throughout our two nights there. The hospitality shown to us by the staff was of the highest standard. Breakfast was very nice and more than enough to eat, cooked and otherwise. It was a well kept room and the cleanliness was superb. Would like to stay there next time we visit Launceston. Thanks Yuki and Nini for making us so welcome and highlighting the history and surrounds for us to visit.

Room Tip: Top floor room with the balcony and spa is our pick.

We stayed in a downstairs room which was extremely large. It was what we expected from the description of the establishment and in keeping with the heritage listing of the property. The linen was lovely, pillows exceptional if you like a thick pillow (my friend said they were too high for her - but a pillow is a very personal taste) and we thought quite a good location although you do have to walk up a rather steep hill if you walk into town from there. We were at the front of the building which fronts onto York street but heard very little traffic noise. There is no air conditioning but the room was a comfortable temperature and there was heating available if you needed it. We considered the breakfast very enjoyable including cereal, fruit, fruit juices, toast and spreads and with quite a few extras to the standard bacon and eggs if you desired them and beautifully cooked. We found the owner very helpful. The new property at the back of the property is in it's finishing stages and there were very few cars in the off street car park. My only concern with this property is that there is no air conditioning and if you did experience hot weather it could be uncomfortable sleeping, especially if you were on the ground floor and did not feel comfortable having the windows open to let in some fresh air. We all thoroughly enjoyed our stay here.

We stayed in the Elegant Heritage Suite I am afraid to say it needs refurbishing. Room was large enough and clean, the furniture was soiled and some of the furniture had scratches and gouges in them, the bed was like sleeping on concrete, no where to put anything. The cooked breakfast in the morning was barely enough to feed a child, no one available at the office when we wanted to check out at 8.45am picked up phone but no answer not good enough for 4.5 star
We were not told where to park and parked out on York Street

We where looking for somewhere to base ourselves while doing day trips around northern Tasmania. We rang direct and spoke to the owner. We were happy with the rates offered. Lovely old building with off street parking and a spacious downstairs room. Clean room, comfortable beds. beautiful linen. We slept very well. Breakfast was very nice, with the owner providing alternatives (mushrooms, tomatoes and beans) as we do not eat meat.The staff were very polite and helpful with directions and local attractions. We will be back.

We booked the" king honeymoon with views"and were not disappointed with the room. It was tastefully decorated, comfortable, spacious and light.It had a generously proportioned bathroom with spa.It was clean and fully serviced daily.Unfortunately the views over Launceston to the river were marred by an ugly unsympathetic modern addition being built in the carpark in front so the view was on to an expanse of flat tin roof and accompanying air conditioners, grey walls and a bright orange cherry picker.(looks like an industrial warehouse)There seemed to be a lot of builders debris lying around outside also..
The lady who lives in the appartment next door and serves the breakfasts is a delight, so friendly and welcoming to all the guests. She is a great asset The breakfast is nicely cooked too..Less impressive is the statement in the guest directory that tells us guests will be charged 100 dollars for ringing reception after 8pm unless its an emergency.
Overall a nice place to stay but the views?I'm not so sure about.

We did have a nice stay at the Waratah on York. Such a lovely old building, but does need more attention to detail. Were pleased we had a 'honeymoon' suite - only room with a small balcony overlooking Launceston - a great view, but did have to bend under the sliding window to get out onto the balcony.
We only had one wine glass in our room - mentioned this to owner, but never got another glass and then later noticed broken glass on the carpet ... obviously carpet not cleaned well - and this was on our 3rd morning there, so we were lucky we did not tread on it with bare feet. They never seemed to replace the milk for coffee and our coffee cups were not washed.
The car parking was a bit of chaos and very limited due to the construction work of new accommodation in front of the mansion. We stayed over the New Year long weekend, and realised we were lucky as the construction of the new building commenced again the day we were leaving - and therefore would not have been so peaceful.
Lady serving breakfast does like to talk!!
A nice stay - but accommodation could be better considering the surrounds of the beautiful old building.

Room Tip: Top level room facing Launceston, otherwise probably would not have a view at all.

Room itself clean, large and spacious, probably due to spartan furnishings. Furnishings and carpet very "tired" and worn and need to be replaced or re-covered at least . Heating unit didn't work and needed to use small fan heater which was provided. Electrical appliances had non-Australian plugs and the ones that weren't cable-tied in, kept falling out causing bedside lights to flicker. Overall very disappointed as this was advertised as 4 1\2 stars which it is obviously currently not, without quite a bit of work needed. Also advertised as off-street parking, but this was not available as back of building (entrance) is currently a construction site....so even the views of Launceston have been marred. :-(((
