We stayed in this motel for 2 nights. The majority of the motel rooms downstairs are 1 bedroom and small kitchen/lounge combined. The extra beds for kids are in the lounge area, so they will take up the majority of the space. We travelled with 2 small children and just managed in the space (queen bed and cot in bedroom, 1 single in lounge). Four adults or 2 adults/2 teenagers in this size room would be too crowded. All furnishings are old style, however still very clean. The whole motel was extremely clean, the grounds well looked after, across the road from the lake (no view apart from one unit) and easy walk to main street for dinner. More than happy with this accommodation for the price we paid, considering we were just sleeping and out at Milford during the day.

We had booked 4 nights at the Edgewater Motel many months in advance. The booking staff had been very helpful, booking us 2 nights in one room and 2 in another with a night in between whilst we went on a Milford Sound trip. However, when we arrived the booking was incorrect and the hotel was full for half of our stay. Whilst reception were reasonably helpful we managed to find alternative accommodation ourselves by wandering into a nearby hotel that we liked the look of. We then found that the Edgewater is expensive in comparison to other hotels on offer!

As for the location and accommodation... We stayed in the Spa Unit, which is large and has lovely views over the lake. Te Anau is a great base for exploring the area and we were really glad we stayed a few days. The location of Edgewater is really handy for the shops and the glow worms trip (which I would highly recommend).

The lounge in the unit had a fridge but no cooking facilities. There were several comfy chairs and plenty of room to relax whilst looking over the lake and mountains. There would be plenty of room for 4 people staying in this unit.

This place was so horrible we never checked in. Furniture is old and disgusting, the place is decrepit like a cheap motel along a desert highway in Arizona. You walk through a dingy laundry room to get to stairs to the second floor for most of the rooms. It was so bad we did not check in, but went two doors down to Campbells and obtained a room many times better for $100NZ less. Their "cancellation policy" if you can call it that, requires cancellation 24 hours before your arrival, at which time, of course, it is too late to cancel. Unless you like paying a huge price for very little, you will not want to stay here.

At the time of check in the manager offered a compromise or to move guests into our Villa or another unit which was vacant. These offers were refused by the guest.
The photographs on our online booking engine and website are precisely the state of the room in question. Nowhere do we state that all Units are Lake facing.
The cancellation policy was attached to the numerous emails (at least 6) between ourselves and these guests, and the guest quoted our policy in one of the emails so was obviously aware of it.
We accommodated numerous changes to their original booking requirements.
Additionally, we offered these guests a compromise. They have did not respond to this correspondence.

Our Motel is a 3 and a half star property which was independently rated by Qualmark who are the New Zealand wide assessors for tourism.

1. Internal stairs are a fire escape for 3 rooms onsite, there is also another external stair way on the opposite side for access to thses units.
2. Cancellation policy was attached to all correspondence and initial booking. 24/48 hours is standard expectation in New Zealand.
3. Photographs on booking engine and website are representative, the photographs the guest has submitted look directly down to the carpark (from the 3rd floor balcony) and the motel's carparking area.
4. The only room we advertise with a Lakeview is our lakefront unit .
5. Furniture is clean, comfortable, functional and well maintained.

We were offered a room with a view on the phone which turns out to be a view of the distant mountains over the adjacent motel roof tops. I think only the front 2 bedroom units have a lakeview.
Room was quite spacious with a full kitchen. However, the lighting in the living space was totally inadequate. Wireless internet (charged) was again very slow as in most places in the South Island.
Wayne was extremely helpful in recommending and booking tours.

We stayed in Queen and single 1 Bedroom unit for NZ$140. The single was in the living area. Although the motel was built some time ago, the furniture especially kitchen setting was real retro. All was clean and necessary kitchen equipment including a two hotplate rangette at hand. We used this to self cater the night we returned from Milford Cruise. Parking was outside the door. Also outside were pretty gardens with seating and a BBQ could be arranged.Wayne the manager was really helpful as was the other receptionist. Our deal included free wifi internet which was quick unlike some we had paid for in other places. Wayne had advice on cruises, where to walk, and copies of most of the restaurant menus. We especially enjoyed The Redliffe though it was not cheap. Motel was across road from Lake Te Anau and 5 minutes walk from CBD/restaurants etc. We enjoyed the space and quiet of Te anau having come from Queenstown. Highly recommend Te anau as location to access the sounds.

We enjoyed our stay here.Our room was a blast from the past, with dated decor, but it had a charm about it - we decided to use the massive Frigdaire stove to cook just for the experience! The girl at reception was exceptionally cheerful and very helpful. We were able to leave our car at the motel on our day long Milford Sound tour. Great location with a short walk to shops and restaurants.

Very friendly young lady receptionist who told us all about the Milford boats...took us exactly 2 hours to drive to Milford..we left at 7.45am...there are two boats to take..the 10.30am and the 10.40am..we took the latter as smaller and a real live naturalist on board..we understand the commentary on the larger boat is canned.....room fine..we walked down to the lake for a drink before cooking our dinner..kitchen fine...everything fine..it is not a 5 star motel but it is a very pleasant base...lovely golf course a mile away..we would stay there again
