This motel looks lovely from the outside, and the reception area is modern and tasteful, but we were very let down by our room its self.
For a start, first impression was the staff, who were brittle, unfriendly and brisk in their approach. This was quite a shock to us, as we are used to encountering helpful, friendly folk in the hospilatility industry. The bathroom in our unit was very damp, smelling strongly of meldew, and in dire need of an upgrade. There was very poor cleaning in the entire unit, with visable black dirty bits ingrained into the corners and into the bathroom flooring. there was a very uncomfortable bed, with terrible pillows, and difficultilty getting to sleep at night was made worse by very close proximity to main street traffic noise. Although a non~smoking room, the room smelled strongly of cigerette, and upon opening the sliding door to the tiny balcony, we found discarded cigerette butts, along with the thick dirt, leaves and bits of rubbish that dont appear to have been cleaned away at all. A very unsatisfactory presentation overall.

Room Tip: Choose a room at another motel.

Adequate size room. Standard motel configuration. Bathroom needs upgrading, Kitchenette good. Pillows on bed very poor--no support. Communal laundry facilities poor, 2 washers, 2 driers (both domestic size) for over 20 rooms. All windows dripping wet on the inside in the morning. Great food, great prices at the Pub in the next street. I'd probably spend $10-$15 at one of the many other accommodation places close by if I was staying more than one night.

Room Tip: The pictures on the website can hide many small deficiencies. Kitchen good with microwave

This is by far the worst of the 20 places we stayed at during our stay in New Zealand. The rooms were adequate, but the bathroom very unpleasant. The rooms had not been well cleaned and the public areas appeared to be very neglected.
To compound the problems this motel is situated on the main road through Dunedin, with student accommodation surrounding it. While we were there the noise of the students' partying went on until about 3am causing major disturbance.
The owners may be able to upgrade the very dated accommodation, and renew the very tired furnishings, but they can do nothing about the surrounding environment.

This motel was very disappointing. There was cutlery that was dirty, the heater and heater controls were also filthy. Fabric of chairs, and couch were in poor condition and grubby. The heated towel rail had been refitted to the wall; but holes in gib were still evident and had not been filled or painted over. The heated towel rails brackets were also broken. Electrical switches in the bathroom and bedoom had cracks to them. Toilet paper holder was not fitted to wall, instead a toilet roll holder on the ground. The double bed electric blanket did not work, however a new one was fitted.
I spoke to the owner about my concerns and he offered to discount the room by $8 per night, which I havent seen yet. I booked through the "what if" website, and he said he needed to get the money from them! A colleague paid $138.00 for the family suite, which was freshly done up, and I paid $133.00 for a one bedroom unit, and room was old and dirty. This definitely was not value for money and I will not be booking again, when on business in Dunedin.

We liked the location of this motel. It was a short walk to the botanical gardens and within a fifteen minute walk to the city. The owners were helpful. The rooms were well maintained and in the end we were not charged for WiFi as our use was minimal. Parking is at your doorstep. If you need to be near the University, this motel is practically right across the street.

Room Tip: A good value, basic motel

My husband and 9 year old stayed here for 2 nights during our road trip around New Zealand. The room was spacious, quiet, clean and comfortable however the kitchen was small and difficult to use even for making tea and toast. On the positive side fast wired broadband was available. We recommend a visit to the Botanical Gardens just a short stroll up the road and a day trip to the Otago Penninsula.
