My wife & I made a quick trip to Dunedin to see family. We stayed at Hulmes Court and found it delightful. Very central, within walking distance of most of Dunedin, and reasonably priced. Breakfast was basic but adequate. Norman, the host, and his helpers were very friendly & helpful. Would go back again.

Room Tip: Some rooms have own bathroom, others share (cheaper). All are large.

All of the poor and terrible reviews are accurate. This place would be a poor venue for backpackers. It relies on its outside appearance and overhyped blurb. I fail to see why anyone would visit twice. Very disappointing when compared with the other B and Bs we stayed in while in NZ. It is up for sale and the new owner would need to invest at least 100,000 dollars to bring it up to scratch. B and B should be run hands on by the hosts. This is not and it shows. Find somewhere else in Dunedin and you won't regret it.

Last minute booking,wanted to stay close to downtown. The place is very interesting and clean. We phone the rates on line and then phoned them to confirm but they would not give us the online rates so we booked on line instead.

The unit was huge, the bathroom alone was bigger than most rooms we stay at in London.

They have a huge selection of VHS movies (yes VHS). Beyond that it is just dated, paint is peeling a bit but it is in a heritage house. I can only imagine how nice it would be with just that bit of investment.

The only caution for certain travelers - it is very steep - built on the side of a very hill. Getting the one block downtown means walking down a steep hill, and maneuvering around the parking lot is steep. If that is not a problem it is likely worth a stay.

Breakfast was a selection of toast, jams and cold cereals.

You will either love it or hate it as you will see from previous reviews. Unfortunately, we were not impressed and the bad bits definitely outweighed the good.

When you arrive and need to descend a ski slope to reach the car park, you know this is not your run of the mill B&B. The house itself is mid Victorian and we stayed in the adjacent annexe which was much the same. We were shown to our room (the Garden) by the helpful Ann who we never saw again during our three night stay. In fact you couldn't see much from our room because the garden itself was overgrown and untidy.

My wife used the communal laundry room which unfortunately needed a good clean.

As to the room, this was small and full of non matching and ill fitting furniture. The en suite bathroom was actually bigger but of irregular shape, so much so that you virtually had to step over the WC to enter. Once in, however, you are confronted with a very large spa bath surrounded by children's rubber toys. I began to think we were actually in the Kindergarten room!

The communal breakfast room was a real mess. It was untidy with bare wooden tables that just looked out of place. On two mornings we arrived after most of the other guests and had to ask for cups, glasses, coffee and so on, which had run dry and not replenished. On the other hand, there was a large visible pile of used crockery and cutlery that had not been cleared away. The room had clearly not been decorated for decades and there were cobwebs on the windows and ceiling.

Those who enjoyed their stay here would doubtless describe it as quirky and unusual. It's certainly that but we prefer tidiness and cleanliness.

As to the good bits, the town centre is a short, but slightly demanding, walk away and the WIFI worked well.

Felt like university student accommodation. Free internet, breakfast, staff all very good, but was a bit grubby around the edges and our art deco room was musty and in need of a redecoration. I am not sure what was art deco about the room and the green bathroom suite had a badly cracked sink and the windows of the bedroom did not close properly. I believe it was for sale when we were there in November 2012..

The hosts own both an old Victorian-style house and its Edwardian neighbor, and have decorated the rooms in different themes (all incredibly elegant). We stayed in the Victorian suite, which provided 3 beds and ensuite, with such amazing decorative touches as a chandelier! Complimentary internet was a plus, as well as the incredibly friendly cats, Jimmy & Solstice. Continental breakfast is adequate; all of the staff were very friendly, and helpful in providing good suggestions for sight-seeing and wildlife-viewing in the area. It's also an easy walk to the Octagon

This is a lovely old 9-room villa built in the 1860s (VERY old for New Zealand!). The welcome was very warm, smiley and friendly from Norman and his daughter Yulia. Our room was quite dark and cold but clean enough, with a nice bed. The bathroom is hostel-ish, small (one person) shower and basin area, and the shower dripped all night. I advised the staff but unfortunately since it was a holiday weekend they wouldn't have been able to fix it right away anyway. We minimised the noise by bunching up the bath mat and placing it under the drip! There was a bit of noise on the 'weekend' nights (to be expected I suppose) but otherwise relatively quiet. We were quite close to the breakfast room so had clanging of dishes and the dishwasher but managed to relax through most of it.

The included breakfast was well appreciated and set out nicely in a sunny room. It was not too cramped though could be if there were lots of people in at the time. It included cereals, toast, breakfast muffins and crumpets, spreads, freshly made fruit salad (yum), fresh fruit, filter tea and coffee (coffee wasn't great), yoghurt pots, milk, cookies and muesli bars. Pretty substantial actually! The dishes were not always clean, thanks to the dishwasher. Just check, put it on the washing tray and get another :)

They have two friendly cats, Jimmy and Solstice who are always up for pats and cuddles.

I would recommend Hulmes to singles and young couples travelling in/through Dunedin. It is in a handy location (next to Octagon), is cheap for inner-city accommodation, is friendly and the breakfasts are good. Don't stay if you are hyper-sensitive to other peoples' noise - though having said that I thought I was one of those hyper-sensitive people and here I am recommending it. Go figure...!
