This is an amazing amazing boutique property in Rotorua, highly recommended. The location is stunning, rooms are fantastically appointed. The 2 staff working here are too good. There is nothing they would say a no to. A little away from main city centre but the location and the lake view is a clear winner here.
Go for it....

Located on Lake Rotorua in a residential area, we could have never found this inn had we not had GPS. Located at the end of a steep single lane driveway, the hidden location of the inn is a plus.
Our room looked directly out onto the lake and there were indeed black swans swimming just off the dock.
Our room was newly redone and beautifully appointed as was the very modern bath with a large glass enclosed shower.
The grounds were spectacular with rose gardens, and numerous very comfortable chaises and lounges spread out on the property.
We spent three nights in the area and Darryn, one of the owners was very helpful with respect to suggesting places to eat in the area as well as a great source regarding the sights in the area.
Depending on the number of guests, dinner is sometimes offered, however, we felt that the cost was overpriced.
The first morning we were at the inn, the breakfast was meager and I mentioned this to Darryn and the next two mornings the choices were better, but this was definitely a shortcoming and the breakfast choices and service was not on a par with the rest of the property.

Room Tip: Definitely reserve a room with a lake view.

We stayed here for one night, which was far too short, and it was so nice. The grounds are absolutely beautiful and they made sure we had everything we could possibly need. We did breakfast at the Black Swan's sister property, the Regent of Rotorua, which was great, and Darryn was a huge help in booking activities for us. We could not have started our visit to NZ in a better way! Also, I was worried about the smell in Rotorua after reading some reviews, but it was not an issue at all. Thanks Black Swan!

We really try to get our agents to get 4-5 star hotels that we know have high and consistent standards when we travel and quite frankly we had no clue about this place called the Black Swan. As you drive down this narrow road way to Lake Rotorua, at the end is this small but beautiful hotel. The hotel is overlooks the lake. The scenery is awesome. We were met too met by Suzan, a perfect host. We are in agreement with the other reviewers, she is warm, friendly and service wise. Our room was spacious and nicely furnished. The bed was comfortable. Breakfast was very good too especially this avocado spread and bacon sanwich which Suzan had made for us. The only downside was she ran out of avocado for the second day breakfast. Bottomline, the hotel surpassed our standards......

We spent two nights at Black Swan in Rotorua.
On arrival we were welcomed by a lovely hostess, Suzan, - genuine, helpful and truly serviceminded. It really did seem like as she enjoys taking care of her guests. During the entire stay she looked after us, we hardly ever had to ask for anything. It seemed as she always knew what to offer. (Like when she brought us icewater while we were sunbathing and sweating by the pool.) Always with a big smile on her face.

The hotel has a beautiful garden with sunbeds, a pool, and a lovely view towards the lake and the black swans in it. The rooms are clean and with a modern interiordesign. Delicate bathroom with a spacious shower and a big tub. Free snacks like chocolate and sodas in the minibar/fridge, refilled every day.

We originally planned doing some sightseeing whilst in Rotorua, but ended up just staying at the hotel. After five weeks of travelling, we figured out that Black Swan is the perfect place to just relax, unwind and stack up on some new energy. We sat in the garden, reading books, writing postcards, ordering delicious cheeseplatters for lunch, had a dip in both the pool and the lake.
In the evening we drove to the center of town and got some takeaway and enjoyed it in front of the fireplace outside our hotelroom.
The perfect place if you are looking for some peace and quiet with beautiful surroundings.

We stayed two nights at the Black swan – but wished we could stay for at least four. We love boutique hotels, and we love high end B&B. This place combines the better of the two. The hostess named Suzan was just lovely. She really made us feel welcome, and she would arrange any activities you want while visiting Rotorua. The hotel sits on the lakeside, with beautiful black swans swimming in the lake. We spent a whole day in the garden, by the pool and by the lake, just enjoying the amazing weather, the hotel grounds and the ambiance of the place. In the evening we spent several hours in front of our very own gas fireplace outside the room. Breakfast was yummy. This is the best hotel experience we have had in all of Australia and New Zealand combined. Highly recommended.

This is a true little gem situated on the Rotarua lake (rather smelly at first).This black picture pretty hotel is a fresh yet exiting experience on the senses. The Bright blue, white and black design feels modern yet luxurious. Beautiful outside relaxation in manicured landscaped garden with resident black swans quietly going about their business on the lake. Breakfast was delish as the chef was charming and nothing was too much effort. Our stay was magnificent, but hopelessly to short. Will recommend it to anyone looking to experience something fresh, new and out of the norm!

Room Tip: Lake view or garden view rooms are best
