We stayed back in February so this review is well overdue. It has been hectic back home after returning from our fantastic holiday in NZ and my partner and I are terribly missing the hospitality of Mick and Teresa and their gem of a place.

Lavish rooms, sumptuous breakfast, great facilities, excellent location and lovely hosts. What more can you ask for?

Every morning, you'd be greeted by the smell of warm, fresh bread and the cheery conversations between Mick and Teresa in the kitchen while they prepare your breakfast. Breakfast is usually eggs, bacon and bread but Mick tries to serve it a different style daily with a healthy fruit salad to boot. When breakfast is served, you would have the pleasure to speak to your hosts at the breakfast table. Mick and Teresa will then provide you with insightful recommendations around the region. Then, there will be chopped fruits available if you'd like to take to feed friends in the farm with Teresa. I say, excellent for children or to bring out the child in you! If Teresa is in the mood to bake, you would not be forgotten as you'll get a surprise pastry in your room for tea. Also, there's a well stocked bar with home-made liqueur. You should definitely try Teresa's yummy Irish coffee! My fiancée (Yes, fiancée after I proposed to her with the help of Mick) was so inspired by the home-made food served here that we replicated the practice back home.

The B&B just screams holiday. There's a verandah for a nice warm afternoon laze and a pool for a dip if you feel like enjoying the sun. If you feel like staying in to watch a movie or read a good book there's a great selection in the movie room. There's also a playroom filled with toys just for the little ones.

Our stay at Mokoia Downs was truly memorable and we're looking forward to visit again.

Whilst you can check out from here anytime you like but your heart will never leave.

We spent two nights with Mick and Teresa over the Easter long weekend and could have easily spent longer with them. They have done a wonderful job transforming their house into a great B&B - including separate "studio" that they have set up as a big cinema/reading room. We were greeted with warm tea and wonderful carrot cake and both Mick and Teresa were full of ideas on what to do in the area. The breakfasts were to die for - the table beautifully set (including a great set up with high chair for our 18 month old son), muesli, fruit salad and yogurt which would have been adequate but was then followed by a yummy hot dish. It was a feast! A nice touch was joining Mick and Teresa for a drink in their bar every night - a really nice touch.
Would absolutely recommend this B&B and would not hesitate to return.

We stayed with Mick and Teresa in February for 3 nights and had a wonderful bed and breakfast experience. We arrived late but were so warmly greeted and taken care of inspite of the late hour. The breakfasts with delicious egg dishes, homemade yogurt, jams, breads and more were just amazing. We were so comfortable in their beautiful home surrounded by music, books and great conversations with the hosts. We enjoyed a movie night in their Cinema, with lots of movies to choose from and borrowed the golf clubs for a round of golf! This was by far one of our favorite B & B's in all of New Zealand.

Teresa und Mick have built a piece of jewellry close to Rotorua. Close to the relevant touristic targets, however well shielded. We felt "adopted" into the family from the start, Teresa and Mick are just perfect hosts, very approachable, we felt so much at home.
We stayed in the garden room for 4 nights, which is fine for a family of 3-4 and equipped with refrigerator and tea / coffee facilities.
Breakfast is incredible, home made smoothies, varieties of eggs alternating each day, home made muesli, home baked bread, marmelade etc. almost everything is home made and a lot of variety, each day we got homemade cake on our room on top.
The B&B has a huge and wonderful piece of land with all kinds of animals, donkeys, ducks, guinea pigs, chicken, sheep, fish. Teresa took our 4 year old son with her to feed the animals each morning and she even made a treasure hunt with him. Anyhow the place is just perfect for kids with the nature, the animals and a lot of toys available.
There is a former ballet studio on the premises, now used as cinema for rainy days, but we didn't use it during our stay.
Mick and Teresa always gave us extremely valuable advice on the touristic destinations to visit, which also made us pick up some ideas we otherwise wouldn't have picked. But they were also quite interested in our experiences to integrate it in future recommendations.
We also enjoyed the evenings with Mick and Teresa offering (home made of course) liquors or other "sins". I had my very first Irish Coffee!
We very much recommend this place and its hosts, we would like to come back!

Spent three nights at this wonderful B & B in late February this year. Mick and Theresa are fantastic hosts and made us feel so welcome. Freshly baked cakes on arrival, baked goodies left in our room for a yummy treat on returning from sightseeing and the most wonderful breakfasts with so many good things on offer. The accommodation is spotlessly clean in a beautiful house in pretty, peaceful grounds with lots of sunny spots to sit and relax. It was lovely to see the donkeys, sheep and ducks enjoying the paddocks too. We really enjoyed our evenings in the cinema room, so comfy on the big sofas with snacks and drinks provided by our ever thoughtful hosts. If you are in the Rotorua area, you simply must stay here. If we are lucky enough to go back to NZ, we certainly will. Thank you for everything.

Room Tip: We stayed in the Garden Room which was very spacious and had sitting area.
