“Charming B&B, you won't be disappointed”

After reading all the great reviews, I was excited for our stay at the B&B and Mick and Theresa did not disappoint. There were freshly baked cookies waiting for us upon arrival and then a tour of the (gorgeous) grounds.
While the room itself (we stayed in the two-bedroom "suite") was nothing spectacular, it was clean, tastefully appointed and served its purpose well. What was spectacular was the property and grounds. The whole house was beautiful and then you go outside and everything is... beautiful. It truly feels like a country retreat with all sorts of animals, green fields and a picturesque pond. We also made use of the newly appointed cinema with a huge projector screen and wide library of dvd's.
The breakfast served each morning was wonderful. Everything from the muesli to the yogurt to the bread was home-made by Theresa and was absolutely delicious. I also believe they offered a free drink at their well-stocked bar each evening, but none of the people in are party really took advantage of that.
This B&B is a fantastic retreat and can't be recommended highly enough.

This B & B was a welcome surprise for three weary travellers. We arrived quite late in the evening and after a warm welcome were directed to a very nice restaurant for dinner in Rotorua, a 15 minute drive.
The accommodations were impeccably clean, spacious, tastefully decorated and the beds were super comfortable. Breakfast was a veritable feast comprised of granola, yoghurt, fresh fruit salad, a fresh fruit smoothie, fruit compote and two jams, all home made. This was followed by a hot dish which varied from day to day, made to perfection by Mick. Oh, and I forgot the night cap and Irish coffee served at the bar in the evening.
All the above was offered by a charming, interesting couple who obviously enjoy hosting guests from around the world. We wished we could have stayed longer.

My parents and I stayed in the two-bedroom suite for 3 nights. Our experience was comfortable and pleasant.

When we arrived, the house was well-prepared with everything in the rooms clean and tidy. There are plenty of things to explore around the beautiful house including a small movie theatre (party room), a pool, a sunlight room (might be more enjoyable during winter), animal farm that full of surprises, beautiful garden surrounded by colourful flowers, a garage full of toys (my young-at-heart boyfriend was committed to go there when he saw the photo) and a small library. If you want to stay here, try not to make your schedule too full, so you will have time to enjoy the place.

Mick and Teresa made beautiful breakfast. We especially love the yoghourt made of their garden produces. And Teresa is such a lovely and knowledgeable hostess. She has been attentive to my fathers' special dietary needs and has given us many good advice on exploring the local area.

The location is very quiet. Around 10 mins drive to town centre and restaurants.

I recommend it to travellers in relaxing style.

Room Tip: The two-bedroom suite is good for family. One room has a Queen Bed and the other room has a King Bed...

Set in a tranquil rural area just minutes away from Rotorua, this B & B offers cosy and comfortable accommodation with a casually luxurious feel. The additional attraction of two donkeys, some ducks, some chickens, and two cute little guinea pigs guarantees its appeal to children. There's a swimming pool, a children's playroom, and a pond. The spacious grounds surround the property, making a stay at this B & B a perfect little oasis of peace on very private property. There's more - the hosts, Teresa and Mick, have thought of everything to make guests feel at home in their home. Not only were the bedrooms well equipped, there was a delicious breakfast - gourmet standard to say the least, and a complimentary nightcap. We especially enjoyed the opportunity of chatting with our hosts and receiving numerous excellent tips on what to see and where to eat. This B & B could well be a holiday destination in itself! Thank you, Teresa and Mick, for a perfect stay.

In February 2014 we flew from England and spent the most delightful time in one of the most friendly and hospitable B and Bs's that we have ever stayed in.
From the very first contact with Mick and Teresa they went out of there way to make sure that we had the holiday of our lifetime . They were extremely helpful with our booking as we had been let down by another B and B , and it had been quite a stressful time.
We were welcomed into their home and made to feel part of the family straight away.
The rooms were very comfortable ,clean ,and tidied each day. The breakfasts were absolutely delicious, and beautifully presented. On top of this there was homemade cakes or biscuits on our return from wonderful site seeing each day. In the evening we either ate in Rotorua or we were able to bring back a takeaway or even Barbecued on the veranda. Plus we really enjoyed our complimentary drink from the bar in the evening!!
Despite the great facilities, we did not use the swimming pool or the cinema room or even the children's play room!!! But we loved all the animals and the grounds. It was also so great to be able to use the laundry room.
We would have given Mokoia Downs 5 stars had there been one more bathroom in the house as our 2 bedroom unit only had 1 .Otherwise we had a fantastic stay and we would definitely recommend this fantastic HOME to anyone visiting Rotorua.

Imagine designing the perfect B & B - what would you include? It almost goes without saying that it should be comfortable, tastefully decorated, and located in, or near, somewhere interesting and beautiful. Similarly, your hosts would obviously have the right level of friendliness - affable and relaxed but able to judge when to give guests a bit of space. To be perfect, however, I think the B & B would also have other attributes. For me, such a place would have just the right level of quirkiness, with something memorable that distinguished it from the others. It would also have hosts who were able to judge what sort of things their guests would be interested in doing while staying there and could make astute recommendations about restaurants. Finally, the facilities would be exceptional - perhaps on par with a really good hotel.
Well, dear traveller, look no further - I think I have found such a place. It simply doesn't get any better than the Mokoia Downs Boutique B & B. The hosts, Mick and Teresa have created something truly special and memorable. The attractive property is nested in five acres of beautifully manicured farmland situated close to Lake Rotorua. Moreover, they have an eclectic mix of animals that are likely to be very popular with children (of all ages). This is a very family-friendly place. Also on offer are a nature trial, a swimming pool, and golf clubs for the excellent local course. The place is definitely quirky - how many other B & Bs have a petrol pump installed outside a double garage, and can boast of a cinema room and a children’s playroom?
Perhaps most importantly, Mick and Teresa are lovely people - we immediately felt at home and, over the two days we stayed there, began to view them as friends as well as highly professional hosts. It is clear that have an uncanny ability to get on with people from all walks of life. The food on offer was superb - again, how many other places would offer you (excellent) home-made cakes and afternoon tea on arrival? In particular, the breakfasts were of very high quality, with fresh eggs from their free ranging hens (Teresa will explain why one is called ‘Lady Gaga’) and something to suit everyone. They really set us up for the day, to the extent that we skipped lunch. Mick and Teresa's attention to detail is awesome - how many other B & Bs would run up flags reflecting the nationalities of their guests during their stay? In summary, this place offers something that few hotels could rival, let alone other B & Bs. I am almost embarrassed to be so effusive - if you read my other reviews you will see that this is rather unusual. But then, so is the Mokoia Downs Boutique B & B.

We visited Mokoia Downs early in January. What a special spot and it is made even better by Mick and Teresa who welcomed us into their home. I was a bit nervous taking my teenage sons (17 & 14) to stay in a B&B for the first time. I needn't have worried. Right from the start when we were given lovely afternoon tea on arrival we all felt at home. Mick even made my shy younger son feel confident enough to join in breakfast conversation! And, what a breakfast! Wonderful fresh fruit smoothies, omelettes and homemade jams. I enjoyed Mick's complimentary liquors and my husband appreciated being able to have a scotch to wind down at the end of the day. My oldest son told friends that B&Bs are way better than hotels because you get to meet such nice people. Thank you for the wonderful visit, Mick and Teresa. We are hoping to visit again someday
