We visited Mokoia Downs early in January. What a special spot and it is made even better by Mick and Teresa who welcomed us into their home. I was a bit nervous taking my teenage sons (17 & 14) to stay in a B&B for the first time. I needn't have worried. Right from the start when we were given lovely afternoon tea on arrival we all felt at home. Mick even made my shy younger son feel confident enough to join in breakfast conversation! And, what a breakfast! Wonderful fresh fruit smoothies, omelettes and homemade jams. I enjoyed Mick's complimentary liquors and my husband appreciated being able to have a scotch to wind down at the end of the day. My oldest son told friends that B&Bs are way better than hotels because you get to meet such nice people. Thank you for the wonderful visit, Mick and Teresa. We are hoping to visit again someday

I can't fault our experience at Mokoia Downs Estate. Mick and Teresa are really welcoming, lovely hosts, and there a many details that make up the experience. The home baked treats, the incredible breakfast, the glass of brew, the movie room, the shed full of kids' toys, the gardens, the animals... I guess it's summed up by a generosity of spirit. And who can forget - parent time! We had been staying in apartments on our trip to NZ, and we were all mucked in together in a small space. Here, once the kids were in bed we could go and have dinner in the movie room and actually be adults for a bit. Pure heaven.

This was our favourite part of Rotorua, and definitely the best place we stayed at during the
trip. Thanks so much guys, you are doing a great job!

Mokoia Downs was such a beautiful place to stay! Mick and Teresa are really lovely people and gave fantastic advice for things to do in the area. Our room was large, very comfortable and super clean. The location was peaceful and quiet, I loved the country feel complete with a few farm animals! Breakfast was incredible, walked away feeling very full every day :) We also really enjoyed trying Mick and Teresa's home mad liqueurs, a nice touch at the end of an evening. Would love to go back there, could easily spend a few days here!

This B&B is a idyllic retreat for the family. My son's highlight of our stay was feeding all the animals and the large play room that had a range of toys that can keep children happy for hours. Mick and Theresa were amazing hosts that go out of there way to help make your stay enjoyable. The breakfast in the morning was pure luxury. I would stay here again an time. Thanks for our stay.

After visiting Hobbiton (50 min drive from here), we were looking for a place that was near Rotorua but still offered a relaxed, farm/ranch setting that our kids could enjoy. Mokoia Downs offers exactly this - while only about 10 minutes from the city center, this lovely B+B home is set within a residential neighborhood near the western part of the lake. However, because the grounds are so expansive, owners Mick and Theresa have managed to create a farm-like setting on their estate despite being located in what otherwise seems like a typical suburban neighborhood. As a result, you get the convenience of being in a very accessible location while still feeling you're in the countryside. They have a very welcoming home with plenty of gathering areas (sun room, dining room, living room, outdoor decks, on premises mini lake, dedicated toy room, dedicated movie and reading wing in what used to be a home ballet studio!) and special places for the kids to play. Outside, the landscaping is beautiful and there are plenty of animals to feed in the morning (pony, sheep, chickens, ducks, guinea pigs) as well as a very fun "treasure hunt" that takes kids to all corners of the expansive property. For the adults, Mick has built a bar where he creates his own flavored liquers.

On top of all this, the owners are gourmet chefs. Our family was blown away by breakfast - make sure you make enough time in the morning to savor the lavish spread at Mokoia Downs: home toasted muesli, fresh fruit salad (mostly sourced from the garden) home baked scones and bread by Theresa, homemade preserves and chutneys, yogurt with berries from the garden. And that was only the warm up! Eggs and crepe creations which I assume vary with Mick's mood. All in all, we had a fantastic and memorable stay. Mick and Theresa's distinction award on TripAdvisor is well deserved and you'll have a great time chatting with them and enjoying their wonderful property, hospitality and unforgettable culinary creations!

Mick & Theresa are such nice hosts. Our kids enjoyed feeding the farm animals and the treasure hunt very much. Highly recommended for families with young kids, who want to experience country living.

We had an excellent couple of days/nights with Mick and Theresa. This really is the home from home experience with a friendly couple anxious to make sure nothing is left to chance during your stay. A wonderful location just outside Rotorua and lots of good food and chat helped us to relax thoroughly.
