“Hidden gem near Lake Rotorua”

Highly recommend this B&B if you find yourself in the Rotorua area. it's 8k outside the town but the advantage of that is you are far enough from the Geysers to escape the smell... Mokoia Downs is a hidden gem in a residential area which feels like it's in the middle of the countryside.
Our hosts, Mick and Teresa were so welcoming. The breakfasts were amazing, all fresh produce, from homemade yogurt and museli, to freshly baked bread.
Afternoon tea with more freshly baked scones or treats were always a welcome surprise as it was quite an active holiday.
Teresa even took me to a great part of the Lake close by to go for jogging.
Great hosts and a beautiful home! Highly recommend.

Having been let down at the accommodation originally booked we came across Mokoia Downs - and what a find. The hospitality was second to none, and the breakfast truly wonderful. Our rooms were extremely comfortable, with lovely beds to ensure a good sleep. Mike and Teresa made us very welcome, and couldnot have been more gracious hosts. They deserve all the accolades given to them.

I stayed at Mokoia downs for a few days this year, I found Mick and Teresa very warm and welcoming. They were very helpfull with suggestions for the local attractions and organised bookings were possible. They truly have a great grasp for the experiences available in the area.

The breakfast where incredible, I loved the fresh fruit smoothies. The house has a beautiful setup and the property itself is breathe taking.

This accommodation is outstanding made all the more pleasant by very hospitable hosts Mick and Teresa.We spent two nights with them together with friends during the Rugby World Cup.The rooms have everything you could want and bedding very comfortable.Breakfasts were outstanding and set you up well for most of the day.The accommodation is within easy striking distance of all the major attractions in the area and the hosts are well versed on whats on and where.Very good value for money as well so will definitely be back.Highly recommended.Ian and Desiree

Room Tip: Main en suite room is very comfortable indeed.

My mom and I stayed at the Mokoia Downs for one night while traveling around the north island of NZ - our only regret was not staying for longer!! Mick and Teresa were so friendly and hospitable, and went totally out of their way to make our stay amazing and memorable! It felt like we were visiting old friends. Their house is beautiful and the breakfast was the best I've ever had (and I've had some amazing breakfasts!!)!! Everything was made by them - from the bread to the marmalade to the yogurt and muesli and crepes...and they got up at the crack of dawn to put it together for us, since we had to leave before 7am! Definitely well worth it to stay here - hands down the best B&B experience I had while in NZ! I hope to be back again some day. I was nervous about Rotorua since I'd read some reviews of places smelling like sulphur from the geothermal activity, but their home is very well located - close enough to visit the sites but far enough away so that there was no smell at all. I really loved Rotorua and its beautiful lakes and would definitely stay at Mokoia Downs again!

We stayed there for 1 night on our way to Taupo. Teresa and Mick really take time to make you feel at home. We had home made pastries upon our arrival, yummy! Really warm welcome and their advice for restaurants and activities was very helpful and always great. The place is just lovely, comfortable, and you just want to stay there. Next to a lake and definitely in a totally quiet place. If you are looking to wake up with the sounds of birds and nothing else you are definitely at the right place! Breakfast is just amazing, and Mick's crepes omelette are just to die for! It's a place where you lose track of time and we just loved this feeling. It's definitely a must stop if you are driving up or down the north island. Thx to Mick and Teresa for this great stay.

Four of us visited NZ for the RWC and visited Rotorua area beforehand. We stayed at Mokoia Downs (MD) because it is well located and it looked pretty good - with favourable comments on Trip Advisor. We had a great time and the only regret is that we should have stayed longer! - Hospitality was tremendous, with really good advice about where to go in the area. Mick & Teresa are tremendous hosts. MD is exceptionally well located and is a good place to be based whilst visiting places in the area. Also great for a small group (4-6) people - we will be back.
