Overall this place was an excellent choice for me, my husband and our teen son. We had space to spread out and the hosts were very nice. It might not be a good choice for everyone so I will list some specifics in hopes of helping someone else decide if it is right for them.

Location was right on the road but still it seemed quiet enough to me. Parking was easy and in front of our door. Our room was huge and clean. And I mean really huge. Since we were staying for several days this was good and meant we could relax without bumping into one another. But for all the space there is 0 privacy. The loft looks down on the main bed and all the sound floats around. You certainly won't be snuggling while your children sleep upstairs. The beds were very comfortable. The towels and bedding were nice and clean. Chairs comfortable. The door to our unit was just a patio sliding door which I found a bit disconcerting. The kitchenette and table were very nice to have and meant we could avoid restaurants when we wanted. We were not overly happy with the internet but as our trip progressed we came to the conclusion that we had been too hard on the Arista on this matter as it seems to be low quality and/or overpriced pretty much everywhere. There were electric fans in the room but we did not need to use them as we found the temperature pleasant. There is one washer and dryer available at some times. I had to wait a fair amount of time to use it but it was not expensive and I was glad to get the grime off of our travelling attire. My only complaint was that the assorted tickets we got booked through them all seemed to end up having issues. most were not a big deal but I think I would suggest booking your own tours. I would certainly stay there again if we were back in Rotorura.

Thank you for your lovely review, we really appreciate the feedback, particularly about our ticketing system as we will have this addressed. With the pikit system its about convenience for the guest and service, so we will be looking at that as we are all about making your stay more comfortable at Arista!
With our WIFI we have, the best, fastest and most user friendly system, available in NZ. We give out 500MB per day free, for most people this is sufficient.

I want to review this hotel as excellent because the owners are so delightful and go to endless lengths to make your stay as good as it can be. Absolutely nothing is too much trouble for these lovely people.

But here's the thing... the rooms are really dated. They are plenty big enough for a family (which is definitely a plus) however the lack of airconditioning means that the windows have to be open in warmer weather. This means your stay is always flavoured by that "rotten egg gas" smell so characteristic of Rotorua - and a few flies as well. The open windows also mean traffic noise as the hotel is located right on the major road through town.

The rooms boast an outdoor spa but to tell you the truth it's pretty old and located in a dank little enclosed courtyard. Not appealing at all.

But balanced against all of this is the wonderful hospitality of the hosts. They gave is tips about what to see and even discount vouchers. Super friendly and helpful. So if customer service is more important than a modern hotel room, this place will make you happy. If you aren't roo interested in a chat with the owners and would prefer to pay for a modern air conditioned room, this is definitely not for you.

Would I stay again? Probably not. I think I want air con, no sulphur smell and preferably a lack of flies. But as other reviews show, many people would trade a brand new room for genuine customer service any day.

Hi there, thanks for your review. We are glad you enjoyed our excellent service. This is an area that we really do focus a lot on. We have never advertised that we have air conditioning rooms and can appreciate it would be nice but as mentioned in many reviews before this – not feasible due to the sulphuric environment cost of running these in this corrosive environment. There are a couple of accommodation providers that do offer this but the price will reflect. I guess the smell of Rotorua is just part of the package and experience of Rotorua. We think our rooms aren’t dated but will be receiving a some touch ups after our very busy session. And the spa’s we are looking into the best solution for upgrading / replacing these. Main thing is that they are clean and fully functional and most people love these. Thanks again for your review. Take care.

Worked well for only 1 night. I snuck out early around the Orion Fence Trail (1 km away) to ride my Mountain Bike in the Redwoods for 2 hours then came back for check out once the teenagers woke up and took them for a ride. Bike washing is available but the weather was sweet this time. Pity I couldn't be there longer to tread my muscles to that unique Rotorua outside spa bath experience. Said teenagers could hang out upstairs with their own TV. The fridge was a good size and the cooking facilities would have been adequate for a longer stay. Internet worked well and allowed multiple users, a slight over usage was not charged for.
Thanks to the friendly hosts.

Hi there Kenneth, thanks for your review.
The mountain bike wash I built last year is proving to be popular and the mountain bikers are certainly a group that is well suited here with our close location to the redwood forest. Our rooms are certainly well suited for families of your size.
Thanks again for the review.

I loved the Arista! Here the reasons why:

-) Mike was the perfect host. He specifically took time to ask what we would like to do and gave us AWESOME insider tips. A lot of them were free and we enjoyed to do these things which were off the beaten path.

-) Our room was cozy and looked like a loft. It was perfect for us! It had a kitchen and a really airy feel to it. And a nice private jacuzzi tub in the back yard.

-) Rotorua is a cool place with lots of stuff to do for everybody and there are many corners that are not overly touristy (which we prefer). We wished we could have stayed there longer.

We love to stay at family run cozy hotels and this one is on top of our list. If you prefer sleek modern, cold and faceless luxury, this is not the place for you, since it is not perfect (yes there are some dings and scratches, and the furniture and appliances are not the newest and most modern ones), but we don't mind since we prefer character over looks. Everything was clean and there was a lot of love put into every detail.

This was the best stay on our entire Australia and NZ trip! Thank you so much Mike!

Wow.. thanks so much for your awesome review. Yes we love people live you guys that want to come to Rotorua and see as much as you can. We our guests arrive its so important to listen to their ideas and interests and then build on that stream lining and fine tuning their stay in Rotorua. including some great local knowledge and free stuff. To be honest over the past few months we have had about a good half dozen people that have been disappointed because they have not given Rotorua enough time. You need a good 3 – 4 days! Yes we agree with comments on our rooms, we are certainly not a 5 star accommodation and don’t pretend to be be but we certainly aim to give that 5 star plus service and great time in Rotorua. Thanks again.

A motel is only as good as it's hosts and this family run operation is terrific. Ann-Marie was great and gave us some excellently tips for our short stay. Rooms are clean, tidy and spacious. No they are not air-conditioned, however our room had three (3) light-industrial fans which were perfectly adequate. These people take a lot of pride in their operation and it's the little touches like remembering my Nephew's name the day after we checked in that make it memorable. Would return in a heartbeat.

Hi Shane, thanks very much for your review. We are glad you had a nice time here with us. Yes we are very conscious of the rooms getting a little warm and the need for great fans. We have put a lot of effort in this area. You are right about the little touches, and we have learnt which comes natural to us, take interest in the guests and everything will flow from there. Thanks again.

Anne-marie and Mike were super hosts, taking lots of time to recommend the most appropriate attractions to suit our time frame and family interests. All of their reccomendations were spot on, making our short stint in Rotorua very enjoyable. And when disaster struck (ie our eight year left his 'tigger' behind), it was no trouble for Anne-marie and Mike to look after him before sending on to our next destination. Given how busy they are with such a popular motel and young family, their generosity was overwhelming.

Having young kids our selves (3 under 7 yrs), we can certainly appreciate when a kids toy gets left behind it can make very hard work for the parents!

No matter how busy we are we will certainly do our best to help with those sorts of situations. And yes your comments are so true, we have been so busy over the holidays with our large family rooms and kids play ground attraction young families like yours.
Take care and thank you for staying with us.
