Firstly, I would like to apologize for this very delayed review from me due to work and travel commitments. Nonetheless, I feel that it is fair that I share my wonderful experience in Rotorua with everybody here at Tripadvisor and hope that B&B Redwoods would provide an equally good holiday in Rotorua.

We arrived into Rotorua from Auckland and was warmly welcomed by Vivien, the host. The location is near to most of the attractions, via car, in Rotorua, and is just next to the famous Redwoods forest. With absolute no clue on what to do in Rotorua, Vivien provided us with the information and recommendations we required to explore Rotorua. The facilities were excellent, which included free wifi, coffee and tea facilities, iPad usage for web browsing, travel brochures and vouchers, etc. Vivien spends on a considerable amount of time with you, getting to know you better, and explaining the different attractions available in Rotorua. With Vivien around, you can put your guide book away and plan your day according to her. She is really that good!!

The rooms are clean and tidy, and the bathroom facilities are adequate. Breakfast was sumptous with your preference inquired by Vivien the prior night - choice of eggs and bacon or cereal and yogurt. Parking facilities are also sufficient with 2 carpark lots at the front porch.

We would definitely return to the B&B Redwoods, the next time we return to Rotorua. A homely experience is what you get here, is definitely value for money, and is more than just another accomodation in your travel itinerary

Great facilities and a very caring hostess. Our welcome was very warm with freshly baked muffins and coffee. Vivien was so helpful with suggestions what to do and see in Rotorua. The location is good - great walks close at hand and the Blue & Green Lakes only a short car ride away. We stayed 3 nights and were glad that we had not stayed in the centre of Rotorua with all the noise and bustle. If we are lucky enough to go to New Zealand again we would not hesitate to stay at The Redwoods.

What makes this b&b so special is Vivien, the host !! She will give you every information needed as there is so much to see in and around Roturua. We stayed only 2 nights but we we should have stayed at least 3.Room was nice and breakfast very good. Vivien is an excellent host and she spends a lot of of time with you at breakfast which gives one the possibility to learn a lot about NZ. We forgot a few things in our room and she promptly send it to our next b&b. Thanks again Vivien

Wow - just read the previous review and I have to disagree. We frequent Rotorua at least 3 times a year and have stayed in an array of accommodation from baches to apartments to hotels ranging from 3 star to 5 star. This bnb offers all the comforts of home, personal touches which make all the difference and impeccable service which supercedes 5 star furnishings and facilities.

It is very hard to find suitable accommodation this close to the forest (literally a one minute walk) and in a good area. We ran every morning from the BnB to the forest which has amazing tracks suitable for even pushing our little one in his pram. A bakery and cafe is a short walk from the property.

Most places do not offer suitable outdoor areas for the little ones to play - this place does. The rooms are very well appointed and beds are very comfortable. The area is quiet so a good nights rest is guaranteed. We hung out in the living area which offered adequate space for our 2 year old to play with the toys which Vivien kindly provided. We were unfortunately still working. Vivien freely allowed us to use her Ipad (free wifi) so that we could quickly access work emails.

Her cooking - oh my god unbelievable! We were spoilt with home baking - the fruit cake with yoghurt was yummy. Dinner was just as yummy - the meals sound fairly basic on the menu but once presented and eaten its just as good as dining out. Tea and coffee was always on tap and we could store food in the fridge for lunch. The breakfasts were always on time and delicious - the pancakes were a hit!

Vivien is absolutely lovely with a big heart. She creates a warm and welcoming environment which instantly puts you at ease. If you are looking for sincere and genuine hospitality, then look no further. Funny enough, the following day we stayed at a 5 star apartment right on the beach in Mt Maunganui and the service basically sucked - we were told to listen carefully to instructions to enter the building as we would not be told again........this place definitely needs to take a leaf out of Viviens book!!

The room we had was big and very nicely decorated. Vivien was a great host and cooks a great breakfast! The proximity to the Redwoods is definitely a bonus and a great surprise on our trip to Rotorua.

The place is nice, but a bit overpriced, considering the location, view and facilities provided.

Description of this B&B was quite overstated: the rooms are actually in the half-basement, with walk-out deck to a small backyard surrounded by a fence. The backyard itself is surrounded by other houses in the regular suburban neighborhood. One can see some nature near the horizon, but it is far away and does not create a view.

Rooms are clean, and breakfast is quite good. Vivian is very polite, and spends a lot of time with guests. She is also a very good cook. Overall it feels like staying at brother's or aunt's house.

The place is nice, but we were surprised to see that it was #4 on the Best List. It should probably be in the middle of the pack, from what we saw and where we stayed in New Zealand before and after.

I am sorry that our home did not provide for you the extra flash you may have been expecting. Our B&B has gained distinction through the quality of service and hospitality, as described in the reviews listed. Perhaps you were unaware that we share the back fence with a marae, which many of our guests appreciate for its cultural significance, beyond which is the distant view of Mt Ngongotaha. The guest rooms and lounge area are newly built, with the professionally landscaped garden meant to provide a peaceful setting. We are 5 mins from the city centre with Redwood Forest around the corner which many of our guests have appreciated. Perhaps my service and care was overlooked as the rating was posted - one parent guest had been unwell, and I assisted by providing lots of toys for the four-year -old, as well as fresh, home bakings during the day. We continue to provide excellent guest accommodation and hospitality which merits the usually high ranking."

The accommodation is delightful, very smart, and impeccably kept The star is Vivien, our host, whose knowledge of the area makes sure that you make the most of your stay. Her recommendation to attend the Maori evening at Te Puia was perfect. A most enjoyable evening, with great food and entertainment. Vivien could not have been more helpful in every possible way.
