We travelled with a single friend and had two rooms. We were welcomed with drinks and cake. Nothing was too much trouble for our hosts who made us feel so at home in their beautiful home. Their suggestions for tours were excellent. The views from the house are fabulous and we enjoyed swims in the lake!

We chose the Lake House based on previous reviews from Trip Advisor. We were not disappointed. Ken and Carol are wonderful people. They kept us well fed and helped us with bookings. They made our stay in Rotorua one of the highlights of our two week trip to New Zealand. Our room had a beautiful lake view and we had access to the spa and kayaks.
Although it is outside town, you avoid the sulphur smell and are just a bus ride to the main sites. All our excursions included transportation to the house. We feel that Ken and Carol provide an excellent value plus warmth and friendship.

You’ll receive a very warm welcome from Carol and Ken and their house is in a lovely location overlooking the lake – step out of their garden and you could be swimming in the lake! It’s a little out of town, in a quiet location, which suited us with the added bonus there were no sulphur smells! It would have been up there with our favourite b&bs during our month long tour of both the South and North Islands but we felt it didn’t offer the value for money that our best stays did: eg Crown View (Queenstown), Radfield House (Blenheim) and Morepork (Bay of Islands) – all under $200 for the room per night. Added to which a rather small ensuite with only a curtained shower didn’t properly complement the rest of the lovely accommodation. Perhaps Rotorua is a more expensive place to stay? Regardless of this you’ll still have a very enjoyable stay with an excellent breakfast.

Beautiful setting with the back lawn at the edge of the lake,lovely big old house, full of character but with all mod cons, kayaks freely available, to tour the lake, hot tub to relax in with a view of the lake.

The owners Carol and Ken could not have been more friendly and accommodating, recommending local attractions, even booking the one´s we chose, being expats, they had done the touristy things that the locals might not bother with, so first hand recommendations, even as we were leaving they were telling us the´don´t misses´on our forward route.

Having just returned from an 8 week trip, I wanted to say that The Lake House run by Carol & Ken was the best B&B we stayed in during our entire trip. The place is beautiful, set by the side the the lake (we did take a dip and it was great), the room was perfect and the veranda - a fabulous place to sit and relax with a bottle of wine. The breakfasts were amazing - especially Carol's French Toast - my mouth is watering with the thought of it. I wish we had stayed more than 2 nights!

We had a memorable stay with Carol and Ken. They have a beautiful property and are very conscientious about the upkeep of the place. Being right on the lakefront, its a lovely view and they offer kayaks to the guest as well.
They also have a separate mini spa room which would be relaxing after a long day of lovely walks which the city has offer. They were very helpful in providing ideas for looking around Rotorua depending on the kind of acitivites we were looking for.
This is a must stay if in Rotorua, it is a bit away from the main town area which helps you avoid the sulphur smells and at the same time is quite centrally located with the respect to the activities around.

Carol keeps a lovely house, spotlessly clean in a very quiet situation.
Spacious room, very tasteful and very good bed and bathroom linen.
Pretty garden with large lawns leading down to - very swimmable - lake front with superb views across to the volcano island.
Best of all, fantastic hosts in Ken and Carol, with nothing too difficult and great tips for sightseeing that went way beyond the standard stuff - real local knowledge that made a difference.
