Well I did my research and looking at the pictures I thought surely it can't be that bad... Well, sorry for not taking other people's advice - despite booking a 'Superior' Room with balcony, that was not enough to ensure I'd be moderately satisfied - Maybe the trick was to book a renovated Deluxe...

I seriously could not believe Kings were charging so much for so little. The greeting I received was at half-mast, but I didn't take it personally. When the lift door opened to the 8th floor where I was staying, the pungent old attic smell of decades old carpet was thick and sickly sweet. Surely the room will not be as bad as I'm now dreading it may be - I opened the door and my heart sank as I felt trapped to stay in this place now for 2 awful nights. And awful they were - The cheap brown furniture and brown drapes looked 1960s, the walls were as thin as cardboard and you heard EVERYTHING either side of the walls from the neighbour's bathroom to their bed; The double size bed was disguised by a single quilt cover posing to be adequate cover under a thin bedspread. The old lifts banged and cranked every time they were called for, (which sounded like someone knocking at your door all night long as people came and went from floor to floor). The shower had plumbing issues that aimed straight at your face, and you couldn't enjoy the non-existent view nor access the tiny balcony to enjoy the fumes from the multi-level car park outside your balcony due to a faulty sliding door. To top it off, they want $200 surety at check-in, (when more deserving 4 star hotels ask for a reasonable $100).

Seriously folks - Add an extra $40 to your budget and GO GET a good night's sleep elsewhere.

I also noticed on checkout that they did not ask one person checking out if they enjoyed their stay...

Room Tip: If you HAVE to stay here and you want some quality comforts, maybe try for their Deluxe Room

My experience at this hotel was really bad. The location is fairly good, but the hotel itself is pretty awful. The decor is old and the hotel smells terrible. The air conditioner in the room does not make an impact, if you manage to turn it on. I had to request house keeping to turn the air conditioner on. There seems to be absolutely no noise dampening in the hotel, with noise from the street being very annoying.

The food in the cafe as well as room service (the same food), is terrible and expensive. The so called steak was beef, but an undeterminable cut, but definitely not steak as normal people know it. It was supposed to be cooked medium rare, but it was so thin and fatty, that such a feat was impossible.

The staff in the breakfast room is friendly and helpful, but to receive a poached egg swimming water, does not improve one's appetite.

Overall an experience that is unforgettable for all the wrong reasons

Room Tip: The area is noisy, so do not expect a quite place

This was our first stop off in Australia, hotel is a little bit dated certainly wouldn't call it modern but it was clean had all we needed in the room as we were out all day sight seeing and was in a fab location. Booking in was no hassle and we got a complimentary drink at the bar as a welcome. I have to say the bar staff were fantastic really friendly with plenty of advise on where to go and when. Breakfast was included which was unusual for an Aussie hotel and was fab with loads to chose from and again really friendly staff. Would use again!

I stayed here one night, thank goodness as it was horrible.

My first impression was the elevator.... I felt like it could have fallen at anytime. It was old! As it slowly creeped up to my level and the doors slowly opened I saw the next impression.... I thought I went back in time to a red district hotel.
The smell was old and mouldy.

And the smell didn't stop in the hallway, I opened the door into a out of date super super basic room.

I understand I didn't pay much for the room, but I expected something a little better.

The bathroom was rusting, I had a light out which was annoying also.

The bed however was okay. Not the best but was comfortable. Just a shame that the noise outside was very audible.

I recommend looking around.

Great location, not-so-great property. It's bit of a trip back in to the 70s coming here but if you want a relatively clean and central location, this is a reasonable place to stay.

Staff were friendly and approachable.

Chose this hotel as a few day stopover on way home from long trip!!
Spent time with my son for his birthday!!
Was a comfy safe place, staff were very friendly and helpful,
Guiding me on local tours and attractions!!!
Really enjoyed the full buffet breakfast every morning!!!!
Definitely a good place to stay in the city walking distance to x2 malls and dozens of cafés and restaurants, as well as barrack jetty!!!

Depending on your perspective (or maybe your age), Kings Perth either 'Needs Refurbishment' or is 'Retro' - either way, the Hotel cannot be faulted for facilities, cleanliness or friendly staff, and the location is convenient for both business and leisure.
The only downside for me is that the WiFi is eratic. Breakfast Buffet was very good, and proximity Restaurants means that there is a wide choice of places to eat in the local area.Airport Shuttle stops right outside.
