“Good Location But Not A Great Hotel”

My Partner and I stayed in this hotel for 3 nights. The hallway of floor 8 smelt a bit funny and so did the elevators. Everytime we used the elevator it felt as if it would be our last ride on it as it sounded terrible. The room was clean however our balcony room door's didn't close properly at the top and the wind could blow through being quite noisy. The room was a bit out dated however the tv was good. The shower didn't have enough power in it and wouldn't hold a decent temperature. We could hear everything the next door room were talking about even them going to the toilet. The breakfast was good the next morning. It's in great location to walk to Hay Street and Murray Street for shopping and very close to some awesome restaurant's and pubs! The parking next door for $15 a night was okay better than paying the $30 amount.

Clearly stuck in the 70s, everything about this hotel was disgusting. Ridiculously over priced, dirty, noisy and even slightly smelly. Paper thin walls, which meant you could hear next door going to the toilet. Maids "hoovering' the landing at 7am. Kings Perth may be located in central Perth, however in what has to be the rough area of the centre, lots of suspicious looking characters lurking around outside. Do not waste your money by staying at this "hotel". Says it has wi fi however this only works in the reception area. The so called discounted parking next door reduces the price of a days parking to the bargain price of $20.00 a day. All in all, positively grim.

Room Tip: Don't choose a room at all.

We booked the hotel last minute and in comparison to what else was available in Perth (add parking fees and breakfast to most other places) we were quite pleased with the inclusion of a breakfast buffet (good choices, quite tasty) and discounted parking at Wilson's carpark right next door. Yes, the public places and the rooms are a bit tired, but the price and location make up for it. Would definitely stay here again

Stayed for two nights in this noisy, out-dated hotel. Bathroom floor clearly wasnt cleaned and the hallways on floor 4 were gross. Stained carpet and just not maintained.
Our bed was comfortable though, and the pillow was great. There was a movie channel on TV which wasnt too bad.
Overall, the place is shabby and out-dated and not maintained and SO noisy at night (not just from the road but the hallways/elevators/housekeeping staff in the middle of the night). Fantastic location and clean bed though.
Wish I'd read the reviews before I stayed.

I think that the best way to describe the Kings Perth hotel is "grim". As you arrive, the dowdy entrance, lifting veneer on the tables and slightly soiled furniture gives you a sinking feeling, especially after an overnight flight! They did find us a room before check in time, but that simply continued the "grim" theme. The curtains were torn in several places (see photo), the bathroom mirror had lost silvering around the edges some years ago (see photo) and the fridge cupboard door was missing, but the hinges and screws were still in place to catch the unwary during a night trip to the bathroom (see photo). The window grooves were full of dirt (see photo). Having gone to bed we discovered that the thin (single thickness) adjoining door to the next room not only let the light through but the sound as well. We could have joined their conversation and the occupants were not being noisy. The noise of the rattling built in aircon unit (with a few broken louvres to add to the affect) did drown out the voices to some extent!
The next day we asked for a room change, which was looked into and achieved after 2 nights. They did arrange to push the spare bed against the adjoining door, which with all available cushions and pillows, reduced the noise a bit. The second room was better, although the top of the toilet cistern and sink were cracked (see photos)!
The beds themselves were comfortable and clean and the bathrooms were cleaned as best they could given their general condition.
Breakfast was at best mediocre. The cereals had an interesting arrangement where the scoop "lived" in the jar itself so the handle rested on the cereals ready for the next person - not an ideal hygienic process. We did not eat in the restaurant in the evenings.
Most of the staff were very pleasant and helpful, but I feel were defending the indefensible when it came to general maintenance and updating.
The good thing in all this is the location, which is very convenient for the city and waterfront.
As a foot note we noticed that the hotel was a finalist on one of the Australian hotel award schemes. Either they were hiding some very good rooms somewhere, or the credibility of such awards is dubious.

Room Tip: Ask for one that has been renovated in the last few years and one that does NOT have an adjoining do...

At last I've managed to find good value accommodation in Perth!

Good efficient service from the hotel staff. Excellent central location. Very clean rooms and very comfy king size bed. Big bedroom and bathroom although a little dated in its decor however at $125 a night (with breakfast included) the hotel is excellent value for money. Cheap daily parking also available at car park next door.

Will definitely return.

I stayed here for three nights. I needed to be near the railway station and not knowing Perth at all, I reduced my options for a budget but central hotel to Kings. The room cost, since I was travelling solo was not a lot more than a hostel, so that was good since the prices of hotels in Perth are way higher than expected.

The room I got was just as others had photographed. The bathroom was tired and there were tiles broken around the loo and wear and tear. However, it was clean. The room itself was large and had a nice range of teas.

I even had a view. I was on the fifth floor and when I opened the curtain, I looked straight into a carpark! But when I looked closer there was a tiny square where I could see the Swan river. Bonus! Not exactly the best view I have ever had, but I have had worse.

The hotel was in a great location, the staff were helpful and friendly and I had no complaints about my stay. I would stay there again as it was good value for a quiet sleep in the CBD

Room Tip: See if you can ask for a room on a higher floor and you may get a better view.
