I recently stayed at Kings and chose it because of the price and the fact that the parking next door was only $15 compared with the min of $30 at most hotels.
Whilst the room was a little dated and the aircon was a bit noisy the hotel was very good value.
The extra bed was an extra $25 per night which I found very reasonable.
You were offered a complimentary drink at the bar with the room so overall very good value for money.

The rooms are large, however the decor is quite dated, could do with a renovation it would come up a treat especially the tiles in the bathroom. there is free Internet and a LCD TV. It is close to everything in the city, walking distance to mall and other shops. the restaurant has a basic menu from what I saw and was a good standard. The walls are quite thin and my neighbours could be heard throughout the night. If you can get the good deals on wotif I would suggest taking those, I don't believe the room is worth the regular price of $200 plus per night. I would stay here again if I found a suitable rate online. There is basic tea coffee facilities in the room as well as iron (be careful the boards are a little old and you might burn or damage your clothes ) overall I'd give it a 4.5 out of 10 (location and a comfortable bed)

Room Tip: Book online don't pay any more than $200 if you have to.

Right in the city , you can walk to train station, w.a.c.a ground, Gloucester park trots, and main shopping and restaurant area. The room was large with very comfortable beds and bathroom ok.The hotel seems a bit old, needs a bit of a Reno, but is adequate if you just want to be right in the city

We enjoyed 2 nights in a very quiet and comfortable room at Kings Hotel in the heart of the city. Everything is in easy walking distance, except for King's Park. A visit to the Park is a MUST.
The decor of the bar is slightly dated but the barmen excellent and they produce delicious nibbles, and the breakfast is comprehensive. This was an ideal stay. Car parking next door works well and is reasonably priced.

We booked this hotel through the Qantas website and because of circumstances didn't look for much else as it was New Years Day.
The lobby of the hotel, and the restaurant looks good, and the airconditioning was fine.
Unfortunately, this changed when we got to the room. The airconditioning could barely cope, even though it wasn't very hot, but humid. A complaint was lodged with the front desk.
The room itself was quite large, with plenty of storage, and the beds were really comfortable.
The bathroom could do with a makeover - mosaic tiling is so 60's! And brown? Towels were plentiful, but if you book for 3 people why give us only 2 face washers? There was enough tea for the British army, but only enough coffee for one, 2 sugars, and 40 sweeteners?
My wife felt claustrophobic due to the ceiling being painted a dirty grey colour. White would have made the room look larger. However, on the upside, you get a free drink voucher on arrival. Because of the aircon problem we received vouchers for a second day, including three for breakfast. Good service on part of the hotel.
Breakfast is buffet style, plentiful and quality is very good.
We asked for a room away from Hay St because of noise, and got one overlooking the multi storey carpark which surrounds the hotel. Lucky it was a holiday!
Location is excellent being only a short block to the Hay St Mall and buses pass outside.
Parking is expensive as they use the carpark next door.
Being hot in Perth during the summer, you would have thought the swimming pool would be in use, but no, it was empty. Why?
This hotel could be really good if it fixed a few minor things. It has everything going for it, in location and service but minor issues like useless aircon and no water in the pool spoils it.

Room Tip: Try for one with a balcony. That way you can get fresh air at night if the aircon is still a problem...

We got this hotel at a discounted price, an average of $85 a night, and it was great. We were worried about the state of the room after reading reviews of people saying the photos are misleading but we were pleasantly surprised to find an extremely large room with lots of storage space and a lovely tiled bathroom with the best shower ever. The water pressure was amazing and I can honestly say it was the best shower I've come across in a hotel in a very long time in a hotel.
There were also loads of towels provided, free WiFi and little shampoo, conditioners etc.
The only negative was the cleaner, she managed to forget to give us milk and toilet roll 2 days on the run and then left a bin bag of rubbish from her rounds in our room.
Other than that, It's a good budget hotel with a great location right in the middle of Perth cbd.
