We stayed one night at Oaks and didn't regret it. On an upper floor the room was fabulously comfortable and very well equipped with an outstanding view. The 24hr reception is very helpful and knowledgable. It's convenient for the airport too, we just hailed a taxi (no need to book) which took 25 mins to Tullamarine. The Oaks is slightly more expensive than the rest of the bunch in MEL but well worth it. Highly recommend it. Good-value restaurants on Elizabeth St are only 2 blocks away.

We stayed at this new hotel last November and were very impressed with our room with a balcony overlooking the park.
The staff were very helpful and our room was clean and spacious with good kitchenette facilities and a very comfortable king size bed. There were tram stops 2 minutes walk away and the Victoria Markets were only a 5 minute walk away. We walked down into the heart of the CBD in 10minutes…..great location.
Got the shuttle from the airport almost to the door of the hotel.
Even though it was November the weather was very cold which we just loved. We really needed our winter woolies. We hired a car for a couple of days and paid $20 extra for overnight parking at the hotel.
Had a fabulous 5 days here and our room rate was only $99 per night. Great value.

Popped over to Melbourne for a quick trip for a friends engagement party. Found the Oaks on William on the QANTAS frequent flyer site and thought I'd give it a go.

Great location overlooking the Flagstaff Gardens. Staff were all extremely friendly and I absolutely loved my Studio Apartment!! The room was spotless, kitchen fully self sufficient and overall the room was very comfortable.

What a little treat! Will definitely be back!

Stayed here for just one night on our way out of Melbourne and wish we stayed longer! Felt like we were the first people to stay in our apartment - very stylish and modern with great facilities. It would suit a couple well for a self-contained stay. Nice little private balcony with a view (always a bonus). Service was great, they happily kept our bags for 10 hours before our plane left. Beds are super comfortable, nice big pillows and warm blankets. Huge television and nice modern bathroom as well (great shower pressure).

It is a little bit out of the CBD (it's at the top of William Street) so as long as you don't mind a walk or catching the tram to get down to the action of Swanston street, it would do the job nicely.

Reasonably priced for a self-contained apartment ($179 per night) so would highly recommend!

Stayed for three nights. Was on the 15th floor overlooking the gardens. View was fantastic. The room was nice, new and self contained. Bed was comfortable and bathroom adequate for our needs. Staff were friendly and attentive to our needs. There is a gym and a laundry on the 3rd floor. Only downside was a noisy fridge. Would stay there again. Also very close tp the queen victoria markets.

Room Tip: Make sure to get a garden view as high up as you can, you will not regret it.

I stayed at Oaks on William as a solo traveller attending a conference. location was great, quick access to tram and train with only 2 stops to the conference venue. Also, the hotel was a short walk to the Victoria Markets. I enjoyed eating and looking around at the mid week night market with great food choices and live music to listen to.
It was also easy access to shops and not too long a walk to main shopping areas and many restaurants.
The hotel itself was clean and comfortable, and staff were very helpful. All in all, a very pleasant stay.

Stayed for one night and was in general pleased. There are many good points and a few not so good.
Firstly the good points.
A clean modern unit ours with a great view over the gardens. A good well designed and clean bathroom. Cooking facilities (no washing machine or dryer) with a noisy large fridge. We asked for fresh milk from a guy who came to replace a plate we didn't know was missing but it never came.
Now the not so good.
Very limited "free" Wi-fi which was on unsecured access points. Only 30 minutes a day is poor especially when the time starts when you log onto the browser. The problem with unsecured WI-Fi is that any one with the correct software can log into the access point and log all the data going through including sensitive log in data and passwords. Not good enough in this day and age.
No information in the room. I could have asked reception but surely it would not be too hard to put an information pouch in each room. What I would have liked to know was how to operate the heat pump (symbols on remote and at least 5 minutes before any change happened). The area is not known for its resturants so a simple list of close ones would have been nice.
Not possible to run heat pump whilst out of the room as the door key which turns on the power has to be taken with you.
Parking levels are not marked and do not tie into the floor position in the lifts so the first time or two you need to take a guess at which floor to get off to get your car.
Foxtel channels are limited in number and only two sports channels provided.
