The entrance is almost hidden in the street architecture of Exhibition Street and as you enter there is quite a small reception area as this is an apartment hotel without the marbled halls of, say, the Park Hyatt. Check-in was swift and efficient with none of the problems sometimes encountered when using an agency online booking system. The room was smart (recently refurbished) comprising a sitting room with well equipped kitchenette, a bedroom and a large bathroom. The layout means the bedroom is between the sitting room and the bathroom with no direct exterior light but this can mean it is quieter although the builders in the adjacent street were active very early (not the hotel's problem). My room was closest to the lift but no lift noise at all. Evening dinner restaurants are a short walk away with a British-themed pub and the whole of Chinatown just a couple of minutes walk. Breakfast can be either a pack purchased at reception or there are plenty of cafes Mon-Fri catering to the CBD workers (slimmer pickings at weekends). The accommodation was smart, well presented and the price very fair for this location. If you don't mind DIYing it for meals, it is a very good option for the CBD, especially for business travellers visiting the nearby government offices.

We were in Mantra 100 Exhibition for 4 night after spending 2 nights earlier in Fraser Place. This Mantra is situated on the south end of Exhibition St and is basically near the bottom right corner of the CBD (since CBD is basically square/rectangle). Situated on a slightly quieter area of CBD with two theaters, shops, convenient stores and quaint cafe and restaurants nearby. The reception area is nice and compact. One thing that makes this place different is the bubbly and friendly reception. One of the best I've experienced. Very welcoming host and enthusiastic to all our question about what to do in Melbourne. Even when there are certain things they are not sure about, they will find out about it and called our rooms to inform. And we experience the same level of helpfulness with all the reception staff during our stay.
We stayed on level one. Upon exiting the lift, there are three flight of stairs up to go to our room and upon entering our room there are three flight of stairs down to the living and bedroom. Really not sure why it is design this way. Very uncomfortable especially when we were carrying our luggage and our baby pram. The corridor from the lift to the room door and also in the room upon entering is very narrow making more difficult to maneuver when pulling our luggage and the pram. However, once inside the living area, the apartment is very big and spacious. The bedroom is nicely compact without being too small and the wardrobe is huge for a hotel. The kitchenette is well equipped with high table and two chairs to have a bite or a mug of nice selection of coffee and tea provided FOC. Stove and microwave oven came in handy to prepare a nice simple meal for breakfast or supper at night. Fridge is also provided. We packed it with foods (uncooked, leftovers, chocolates...) and milk (milk is apparently cheaper than soda and even bottled drinking water in this part of the world)
The sofa in the carpeted living room is just comfy with a good size LCD tv for entertainment. We took the room overlooking the lane beside the building. There is a club on that lane and during weekend nights, we can hear some faint noises of the trance music and crowd conversation if we were sitting in the living room near the window of our apartment. Yes, some noise but very faint to bother us and almost inaudible if we were sleeping in the bedroom. Might disturb those light sleepers but it didn't bother us one bit.
Bathroom is located on the left of our room entrance. Came with a bathtub which was useful to just immerse and lay yourself into after a day our touring the city. However, the tub is a bit high and coupled with water on the floor which does not seep properly into the hole creating some water puddle, it can get slippery after every bath/shower. Something that the management need to look into.
The room came with a washing machine and dryer. Very handy for those who packed lightly for their trip. While it may take a while to understand the step by step operation provided by the hotel management, it was quite easy to operate once you get use to it. May take a while to complete the wash and dry cycle but we were pleased with having a clean and dry clothes at the end of the day. Iron and ironing board is also provided inside the wardrobe.
Wonderful place. Will not hesitate to come back if we were to return to Melbourne.

Located within easy walking distance of Burke St, Collins St, MCG etc. We had a first floor room overlooking the street and it was still quiet enough. Mini kitchen would have been enough to prepare a meal if we wanted to.

The biggest thing going for this hotel is its value for money. In my view, it is a solid three star hotel. It offers an excellent location in Melbourne. The room I stayed in was reasonably clean, but not spotlessly so. It had enough space to spread out. The main downside is the noise. There is a lot of noise coming off Exhibition Street and the installed windows do little to block it. If you are staying in the two-bedroom suite, be aware that one of the bedrooms is against the street. Sleep could be hard to come by if you are not use to 24-hour street noise. The beds were too hard for my liking and perhaps had seen better days, but others would find them OK. The shower was a bit small and had a low flow rate shower head. Reception was friendly and helpful. If you need a place to stay in the centre of Melbourne and you are chasing cheaper accommodation, it would be worth considering this place (with the above provisos considered).

Room Tip: Both front and back suffer from street noise. As always, the higher the better ...

We stayed for four nights there and had a fantastic time as for the staff a special mention for dewi and jasdeep who were extreamly helpful in all aspects and were ready to help anytime and extreamly cheerful. It is located in one the most central location of the CBD of melbourne.
