The welcome was nice on the cold, bleak, rainy Saturday morning that I arrived and I was pleased I could check in, dry off and get warm before venturing out again. The foyer and restaurant areas are OK and have had a make-over sometime in the last few years but the same cannot be said once you get into the lift.
The rooms are exactly as previously described - they are small with no frills and carpet that seriously needs replacing but overall - the place is in screaming need for renovation. The beds are not as comfortable as other Rydges hotels but the linen is crisp and clean. The bathrooms are very basic and old and the towels could also do with upgrading as they are a little on the thin side.
Check out was a long process as there is only one person on duty on a Sunday morning at the peak time when everyone is leaving. I am not sure if this happens every day!
The hotel is a good distance from anything but the hospital however the tram stop at the end of the street is very convienient and there is an IGA that isn't too far away. But it is best to buy a day pass for the tram because you will need it if you want to go into the city or Queen Victoria markets or to a restaurant in the evening to eat (and taxis wouldn't like the short distance).

There has been a lot of updates over the past 12 months or so, particularly as noted int he restaurant, foyer, public areas (conference rooms etc), its certainly a comfortable and appealing set up.
Rooms are presented well with a modern bedding arrangement, white linen triple sheeted, and the new LCD TVs update the look. All the amenities you need are there; full mini bar, tea/ coffee making, iron/board & toiletries.
Generally check out runs pretty smoothly, delays can be frustrating I know, particularly on weekends when everyone wants to check out at once. We are reviewing manning where possible minimize bottlenecks.
The local area has a number of great dining options - just ask the reception team for recommendations. North Melbourne village - the Errol St precinct has a couple of Melbourne's best spots, around 5-8 minutes walk from the hotel, with warmer evenings and more light its certainly a viable option. Jump on to thatsmelbourne website and check out the North West section for some great ideas.
Trams are the best way to get around Melbourne - there are a number of great attractions within easy reach (Markets, Zoo, Docklands for footy and shopping), the hotel is well placed to take advantage of all the Melbourne is famous for.

We have stayed at this motel approx 5 times over the past 4 years, as it is across the road from Royal Childrens hospital where we travel from NZ. We have found the rooms comfortable, restaurant, very good. excellent pressure in the shower. The location is great for the activities we done- victoria markets, and trips into town- approx 2 min walk to catch a tram. Staff are friendly and helpful. Supplies such as tea, coffee are happily topped up if required.

You will have noticed a few changes over the past 12 months, we've done a lot of work in public areas, and recently revamped our breakfast offering. Its still got all your favourites and standards, but its a bit fresher, brighter, with some yummy additions to get your day started right!
Location, yep perfect for accessing the city and local attractions and the tram is a huge bonus.
We get a lot of mentions about the lovely staff, must be something in the water!

The Public Transport is a famous part of Melbourne and a great way to get around; remember when coming to Melbourne that we now have the Myki ticketing system on public transport.

The tram is right on our doorstep to have you into the city (Bourke St Mall) in just a few minutes - we are working with Myki to have visitor passes to be able to provide to our guests as they don't sell the metcards any more.

If you are in Melbourne regularly you should look at registering online for your own pass - but be aware it takes a couple of days to come to you in the post so don't leave it too late!

The team on the desk are always ready to assist with queries on the local area and attractions - and to get you on the tram!

How this hotel is 4 star is beyond me. I checked in to find the couch was dirty (white marks all over the red couch) that I had to change rooms. No lift from the car park which when laden with bags was an inconvenience. Car park was seedy, dirty and not secure. 2nd room a fraction better at least the bed was clean. Lift from reception smelt like diapers. Toilets in common area were blocked and dirty. Strange floaty things in my drain hole that was clearly not draining properly. Not quiltcovers just a sheet on top and beneath the quilt. Bath had remnants of paint from when the tiles had been painted and what looked like ciggarette burn marks. Struggle to see the value for money in this dump.

We are always glad to offer alternative accommodation if you are not happy with your room allocation, in this case we have arranged steam cleaning of all couches in rooms to ensure we are presenting a quality experience.
We have along with many modern hotels moved to a triple sheeting set up with a doona inside 2 top sheets - you will see this in a lot of quality properties around Australia, it allows better access for housekeepers and ensures all bedding is laundered freshly for each new guest.
There is a drive through at the hotel entrance to allow guests to drop off luggage directly into the foyer before parking - our staff are always happy to assist with luggage if needed.

My room was clean, comfortable and in quite good condition.

I was on the second (top) floor facing Flemington road and despite the traffic and the rain, the room was actually quiet. The heating/ air conditioning unit worked and was not noisy. The shower had plentiful HOT water. The bed and bedding were comfy. Room service was OK, quite tasty and quick to arrive.

Location is excellent for visiting hospitals, the zoo, Flemington races/Melbourne Show or business in the CBD. It's on a tram line to the City and within easy walking distance of other lines.

On the 'could do better' list, the coffee table in room 236 needs replacing not another repair. The curtains could also do with cleaning and check out needs streamlining. At least two people in our group had incorrect mini bar charges, which suggests something awry with the system.

All in all though, a comfy stay.

We are doing well in most areas, and really well in a number of 'boxes' as you say!
Location, amenities, services, food & beverage, value for money.
A couple of items in rooms are being replaced on a rolling basis, its something we are aware of and working through.

Stayed over the June long weekend in a Double-Double room. 2 Adults 1 child.. Room was clean and adequate size. No mould in the Bathroom, which is a big tick. So many properties we have stayed at previously fail in this area. Breakfast was ok for two mornings, but would probably get boring over a longer stay. Tv reception was poor to non existant for the ABC and ABC digital channels. Our complaints were minor. Not being told at checkin, that you needed a token to exit car park. That the airconditioning was controlled by a handpiece, not the controller on the wall (why not remove it, if no longer functional, same with half a security chain on the wall at the door) and a toilet seat that was loose (fixed that myself). The main point in selecting this property was the bed arrangement. Not having to use a rollaway, and still have room to move. In closing we would stay here again the future. Also traffic noise from Flemington road was not an issue

Glad you enjoyed your stay overall.
There are a couple of items we are tidying up in rooms - as you mentioned the security chains have been half done (the rest on the agenda this month!). There has been a lot of updates in the past 6-12 months now its finishing all those little items.
I have let the guys on the desk know your feedback on the information side of things - important to let first time guests know how things work and some info on the local area.
The bedding type is a big bonus on the superior side, we have around 10 of those rooms with 2 x queen beds and they are great for families, with plenty of space as well to move around.
The noise really isnt an issue, I know its been mentioned a couple of times but 99% of guests dont notice anything - we are set a fair way back from the road so you can be up there in peak hour traffic and hardly hear a thing - even trams. If you are sensitive to noise please let us know at check in and we can allocate a room away from the road.
On the breakky front, we are rolling out a few changes on the buffet to make it a bit fresher and a few new items to revolve through to keep it changing day to day - as you mentione we have a lot of guests over a few days stay and its something we are aware of - look out for changes next time you are here.

I'm writing this on behalf of my daughter who spent 2 nights at this hotel, booked via wotif website because it was close to the conference venue. Both websites state wheelchair accessible however my daughter's wheelchair could not fit through the bathroom door and there were no grab rails in the bathroom, how this rates as accessible is totally unacceptable. If there had been an alternative my daughter and her personal care attendant would have left immediately. Very disappointing for a Rydges establishment. They also felt the hotel was in need of updating. I also spoke with the manager, James, who did offer them some compensation, however I still felt it was appropriate to express our opinion that this hotel should not mislead people by advertising as wheelchair accessible.

Thanks for your note Fiona, I appreciate the difficulty your daughter and her carer had on her stay last month.

We do have a couple of wheelechair accessible guest rooms in the Standard wing of rooms, and have a number of guests that stay regularly with wheelchairs without difficulty.
In this case a standard room was booked while these two specific rooms were occupied and we accommodated in a superior room, which also has a flat bathroom and certainly does indeed have a grab rail in the shower area, so was deemed appropriate for disabled access - I understand however that a lot of assistance was required from the carer to access the bathroom and we were unable to allocate the best possible room type considering your daughters specific condition.

We had a conversation prior to arival and from my part I certainly didnt anticipate the difficulty of your daughters condition and level of mobility, as mentioned we have a number of wheelchair bound guests who use the hotel regularly without difficulty and we acted with best intentions in this case.

For future guests who requre wheelechair accessible rooms, please give us a call prior to booking to discuss any specific needs and measurements of particular chairs so we can ensure the most appropriate rooms are allocated.
I have removed the wheelechair accessbile tick on wotif to avoid confusion - while we still have 2 rooms that allow good access for limited mobility guests, and all of our foyer area, restaurant, bar, conference centre all have excellent wheelechair access and served by mobility friendly bathroom facilities.
