I have stayed at this hotel a couple of times and it has always been a very pleasant stay. I find that this hotel ticks all your boxes. It is very convenient and central. The rooms are basic but very comfortable and clean. It is quiet and the all the staff have always been exceptional friendly and approachable. The hotel in general, from the restaurant, reception area and the rooms have a very nice ambience. Last but not least, the value of this hotel is excellent and it would be hard to find another place that would offer a better value all over. Would highly recommend this hotel.

The rooms are clean and well organised. Staff are friendly and helpful. Location is central. Really good that you can use Fitness First gyms for free. Only negative comment is that you have to pay extra for wifi but overall great value and I would definitely go back.

I was in Melbourne for the The Production Company' production of Gypsy. Fantastic show. This hotel is well located near Spencer street Station so it is a 5 minute walk from the Sky bus terminal. The hotel is fresh, modern and new looking. The bed was very comfortable and TV was anchored on the wall allowing for maximum utilisation of space. The room was small but more than adequate. Good wardrobe, coffee and tea and mini bar. The shower was small but comfortable even for me. I'm 110kgs and 186cms tall. The only criticism is that I couldn't sit on the toilet because the vanity was in the way. Very peculiar design. This is an old building refitted to house a boutique hotel.. I've stayed in small rooms before and this was not the smallest. I had a great deal and the staff were fantastic. The continental breakfast was adequate for the 10 bucks I paid when i booked. I would definitely stay here again but will ask to see the bathroom first...

Room Tip: Take advantage of the early bird specials when you book directly on the hotel website

Perfectly located within an easy walking distance of all Melbourne has to offer .
The major problem being the lack of on site car parking and the lack of a designated drop off zone outside the hotel as spencer st is always very busy.It has an onsite breakfast facility and bar which opens in the evening no meals other than breakfast are available at restaurant however room service is available .We found the rooms to be adequate but the bathrooms are very very small. We would stay here again as it is in a great great location near supermarkets bars and restaurants and ethical stadium

Dear pappi88,
Thank you for taking the time to review your recent stay.

It is great to hear how much you enjoyed our location and that you were able to see some of Melbourne’s best kept secrets!
We would however like to apologize for any difficulties you had faced in regards to parking. Unfortunately due to the nature of our location within the heart of the CBD the best option available.

I was surprised to read that you only saw our breakfast menu. We certainly do have a dinner menu available from Monday to Saturday which has lots of delicious options for guests who would like the comfort of not having to go too far for an evening meal. As our café does close on a Sunday night please accept our apologies if you were inconvenienced. Next time, please feel free to speak to our friendly team and they would most definitely be able to recommend some fantastic restaurants in the area.

We hope to have the opportunity to welcome you back soon!

Warm Regards

pensione hotel was great, location really good with tram and train right at door. although we enjoyed our stay, room was a bit small with tiny bathroom and when opened the curtains our view was straight into another room, so kept curtains closed for our whole stay. the bed was soo big and comfy, and tv on wall had good choice of channels. would recommend this hotel to anyone and would stay again

Very good bed, although a little small for me and my mom to sleep in - luckily we are good friends and manage to share! ;) Quiet and nice on ground floor. The room was small, didnt bother us too much as we only brought carry-on for 2 days, but if we brough all our stuff from Sydney it would have been crowded in there! Bathroom OK but shower was small and the showerhead so low that it would not fit anyone over 175cm! Its stuck to the wall so its not possible to change hight. But the room is clean and has everything that you need (soaps, towels, ironbord, iron, hairdryer, tee/coffee, small fridge).

Very friendly and helpful staff!

We did not have breakfast or internet included, and had to pay 11$ each for breakfast - ok price, but WIFI prices are insane: 5$ for 1 hour (1 device), 15$ for 24 hours.

Breakfast was toast, croissant, meat/ham and cheese, different spreads, berries/fruit and yoghurt (jum), tea/coffee.

The hotel is central. Many has written about the convenience of being next to the free tram circle - well, yes, but it is always super crowded, late and it´s not possible to hear the guiding played on the speakers (or yelled out by a lady), and you will probably not see much either. Go over to the immigration museum and up the hill, and you will find the free tourist bus that drives all over the city until 3pm - so much better! And does more of the city then the tram. Or just hit the roads on your legs, about 15-20 mins walk to main street. Melbourne is definitely walkable.

5 mins to walk to where the skybus arrives/departes - very convenient.

We enjoyed our stay!

Honestly booked well in advance for an original room which according to website and direct with hotel was on the ground for 2 night stay special $190 for 2 nights, Sat and Sunday.
Choose this hotel simply because of it's close proximity to the train station and skybus from airport. Only a 4 minute walk with luggage found the hotel no problems checking in very good directions given to attractions when asked.
Given a room on the 1st floor did not ask for an upgrade as knew they were fully booked, got one anyway. The room had 2 windows, 2 beds, 3 bedside tables, wardrobe, ironing board, kettle, toiletries, flat screen tv could be viewed from bed, and an ottoman and bar fridge. Also a A/C which helped take the chill off.
The hotel has an onsite bar and café closed sunday nights, roof top lounge area and lovely common areas which you could use including the lobby very welcoming and 2 lifts.
Ordered from the room service menu for breakfast was hot and well presented and cooked and at a bargain price may I add. No minimum order etc.
The shower which seems to be everyones biggest bugbear is not huge I have stayed in hotels with smaller. The shower can operate without a curtain or screen just adjust the nozzle and put the bathmat down people. The sliding down is slide gently did not make a noise or leave a gap. The handbasin had been lifted as a new fitting was on it and you could tell the difference in the tiles. Could use the toilet and have someone at handbasin no worries.
Loved the feel of this hotel with the open areas, very quiet, keyless entry very secure housekeeping very good replaced what was used made the very comfy bed etc.
Upon checkout left luggage for day no problem and even offered an umbrella for the day to use. Could not of been happier with our stay will return next time in Melbourne.

Room Tip: First floor was fine stayed in 118
