First, the good things. Located on Spenser street, the hotel is just across the road from the Southern Cross station. So for the rail travelleres, that's a definite plus. Getting to the centre of where all the action is, The Federation Square or thereabouts, you'll need to change trams a couple of times. So if you're okay with spending say about 20 dollars more than what you pay here, you may be better off picking something on Flinders street or Swanston street, where tram access is much better.
The hotel room itself is comfortable but quite sparse. You have the basic facilities, so no complaints there, but it's just the way the room's been done up. Rather cold and bare. My room, though,was overlooking the Etihad stadium except that there was a docklands construction site in the foreground and that doesn't really make a pretty picture if you plan to look out of your window. Overall, an average place. I'd probably pick another place if I go visiting again.

The location is good.
However, bad service from the staff at reception. We found problem from the shower, the water was very weak. We reported to the staff and no one fixed it and no recommendation of room changing.
We cannot book a room that exclude breakfast, but the breakfast was only toast, baked beans, eggs and cereals (which costs $12 as it said).
As we are staying during australia day weekend, the price is not cheap.

Good location and friendly staff who accommodated a couple of requests we had in regards to storing bikes and keeping our car parked for an extra 30 minutes after check-out. We didn't have breakfast nor tried any facilities.
Only downside that was a bit disappointed (since we used Best Western Hotels before) were the room's amenities. Very short of towels, soaps and bits and pieces.

We stayed twice at this hotel on our Melbourne holiday, both for two day. The higher level rooms seem to be more modern and nicer, but both sets were fine. We manage to get a really good price for both stays. It is well located to allow you access to the Wharf, Docklands, Swanson Street and Lygon Street. There are free trams which can help you get around the city. You can buy breakfast in the hotel, but there are not too many other facilities. Good place to stay for busy people who just want a good quality bed, good shower and basic facilities. Parking is $15 a day.

Room Tip: Higher floors seem to be newer and nicer, may even have a view if you are lucky.

Very comfortable and clean and central to train station and trams. We had a great stay and staff very obliging. Easy walking around town but if sick of walking the free tram is available. Would recommend to anyone.

We arrived yesterday, asked if breakfast was included, advised yes, didn't tell us where breakfast was held, found on lobby floor near the lifts going to the 10th Floor and Beyond. UHT Milk was due off the day before, being put into all the rooms, curdled and milk spots, went to reception, got some that lasted to March, but no broad message was issued to guests to check their milk supplies. Breakfast, expecting Bacon, Eggs, Sausages, Tomatoes etc. only Toast and Cereal, Young Asian Staff Member pushing in with Guests trying to get a decent breakfast. For a Queen Executive Suite, the room was very small with multiple holes patched on the roof, room 1018, dirty windows and very small bathroom. Young staff upon check-in weren't at all helpful.

Stay here... Its handy to all sorts of stuff, the room is modern & well appointed & the staff super-helpful.

That said, the accessible room has NO WINDOWS (which they make quote clear on their website) & for a lad from the bush like me that's bordering on unbearable. Sadly its typical of so many Australian hotels/motels where the accessible room is the worst room in the place (often street front, beside the janitor's closet or elevator tower...).

The rate was great, good location & staff.

Will come back for sure if the standard rooms are sufficiently wheelchair friendly.
