We booked three twin rooms at a very reasonable rate through Hotelclub.com for six mature women travelling to Melbourne. While Exploration Lane is tucked away and coud be difficult to find (taxi had no problem) this place is very centrally located and in easy walking distance to most things - shops, markets, Federation Square, theatre.

Rooms were spacious and well equipped. Beds and pillows comfortable, good shower, and everything was spotless. Staff were very friendly and helpful. Would definitely stay here again.

The location of the Hotel was crucial for my stay at Melbourne and I was very happy that this accomodation allowed us to literally walk around and shop through the cbd of Melbourne. The rooms were all clean and neatly furnished. Staffs were extra friendly and always willing to go that extra mile to help you out. I would definitely stay here again. Stayed for 3 nights.

Room Tip: Ask for higher floor with CBD side view

Location - convenient, just behind Melbourne state library, only difficulty probably is finding a space to park for those who drive, it does not have a prominent front lobby, it's at a side lane, very inconspicuous. Furthermore when we were staying between 4 to 8 may 2012, it is undergoing refurbishing, so rather unsightly at front lobby. No facilities such as swimming pool or restaurant serving breakfast.

Room - clean & comfortable but does not clean on sunday, so if you are staying over the weekends & need to change your towels. Be prepared to bring it to the front lobby reception to get it exchanged, so it's quite weird for such a situation especially you are not been informed. Service at reception is also pretty slow at times, only 1 staff is working and not all of them are friendly.

Great Place to stay. The staff are very accomodating with help regarding your stay in Melbourne. Fraser Place is so close to everything in the city. Two minute walk down Exhibition Lane to China town and the city. Sits next to a great Jazz club, Bennetts Lane. We have allways stayed when they were doing upgrades. So we have probarbly met the place at it's best and worst. The staff are worth talking to. They love to sell their area and Ubay is an absolute gem with customer service. Pickup from Skybus is easy and much cheaper. Buy a return ticket at the Airport. Looking forward to our next stay when we can again have their great breakfast. You will love the balcony and it's views and the opportunity to go to the market and get fresh prawns and a bottle of bubbly to have in your room. Saves money.

Room Tip: All rooms are normally great when they are not building on. Try for a South facing room above floor...

I thought I'd give Fraser Place in Melbourne a try having stayed at their serviced apartment in Asia and given that the rate for a Sunday night stay was so competitive.

What was good, was that the room was very clean and was of a reasonable size, everything you'd expect from a reasonable service apartment. The staff was also helpful. Location was okay but it is in a very quiet lane way if you're considering wondering back late at night; also you'd recognize the entrance as that's where stacks of garbage bags would be at night time (not a pleasant sight).

The disappointment was the upcoming of facilities. The central heating in my room did not work, which was not good when it's 5 degrees outside. The ironing board (cloth in metal) and iron (the cheapest you could find in kmart) were completely inadequate. I had to request for another only to be provided with something that was worse.

It might seem like minor points but when there are plenty of choices around that's the difference between a returning customer and one that will never return, and one that would pay quite a bit more for a room with everything in Working order. I just wish Fraser charges another $10 and provide their guests with things that work...

Centrally located. Room was clean and had all the requirements but not exactly luxury, no problem as we spend most the time exploring melbourne. Service was exceptional.

Stayed for 2 nights on 10th floor in a room with balcony. We were very impressed with Fraser Place. The apartment was compact but had plenty of room for 2 people, with a great use of space that included a sink, 2 burner hot plate, small fridge and dishwasher, as well as good sized TV, very comfy king sized bed, small table and 2 chairs. Lovely bathroom with nice toiletries provided and room serviced daily. Modern, clean and overall excellent value for a quality apartment in a great location - a narrow laneway leading directly onto LaTrobe and the free city circle tram, not far from Lygon Street, or in the other direction only a short walk to China Town and around the corner from supermarket, food hall etc. We also walked to Queen Victoria Markets via the University with no problem. Booked through Booking.com at a great price and would definitely recommend Fraser Place.
