Not expensive, but expected better. First, very difficult to find ....off the main street down a rubbish-strewn alley ...very off-putting. Room was shabby, clean enough though but dark and gloomy. Staff ok. Glad not to have booked for any longer.

Went to Melbourne for a 4 day trip. The only great thing about the hotel is the location. 2 minutes and you are in Bourke Street Mall. The rooms are very average. A lot of the furniture scratched and scuffed. Spa bath in some rooms, definitely made it better. Air conditioning not adjustable!!! Got quite stuffy in the room. Staff not friendly at all - unacceptable for a hotel. Wouldn't stay again.

We booked a suite for a special night. The suite had cheap plastic furniture, the room dark and gloomy....totally basic. Worst of all the breakfast room had the most meagre continental breakfast in what is a very downmarket 'army mess' type room. No style whatsoever and no coffee when we wanted it. Many walls and corridors also scuffed; furniture in suite scratched. The people who rate this property highly must have very low expectations or work for the hotel. Recommend stay away. Worst hotel choice in last 5 years.

Room Tip: Avoid the suites....not up to it...value very low.

Thank you for taking the time to review your stay. It is disappointing to hear of the negative comments you had regarding your stay. Let me apologise for the lack of achieving your expectations during your stay. As we are a CBD hotel, we are surrounded by buildings on each side which does restrict the amount of light entering hotel rooms. We are reviewing the breakfast area to provide and brighter and more variety in what is offered for breakfast.

Prebooked and prepaid through third party website. Booked months in advance non-smoking room - not available! The whole establishment reeks of stale smoke including terrible basement breakfast room. Stayed four nights for conference and day trip sightseeing. Two days room not made up! On complaint was asked "how can you tell?" and "What do you want me to do about it." When I asked to speak to the manager, was told simply "No" Had to argue to get prepaid breakfast and newspaper. As a middle aged professional woman travelling alone on this occasion, I would have to say that this is my worst Melbourne hotel experience of the past 35 years! Such a shame as the place has great possibilities including great location and attractive appearing rooms. Pity about half the staff! Service a bit of a " toss up". One or two had the good grace to appear embarrassed over the appalling behaviour of their worst colleagues.

I stayed here with my two daughters in a triple room. First time entering room was a bad smell. Then we noticed the carpet just outside the bathroom was soaking well. I went to reception and told them the carpet was wet and smelt. They said they would go and check, they did and said that it was because the shower in bathroom was a disabled shower and so the water must have leaked out and put a towel on wet carpet. They said if we weren't booked out we would move you to a different room but oh well. I said I was unhappy with that and all I got was a shrug! They were SO unhelpful and didn't care at all. The smell was really bad and weather was warm and air-conditioning was not effective and was not adjustable. Would not recommend this as a place to stay as price was not cheap. I stayed at an equivalent priced hotel a few weeks previously in Bourke st and it was so much nicer. (Citadines). Will just go there next time. Also sheets and towels a bit dirty. Blood on one bed sheet and towels stained.
