We stayed at the Mantra on the Park as part of a package to watch the Ashes cricket in Melbourne. The location of the hotel was ideal both for the venue and the rest of the city. The amenities in the hotel were certainly more than adequate for our purposes. We certainly don't share the gripes others have put on this site about the state of the rooms. If some of the furniture wasn't of the highest standard then this was more than outweighed by the incredible view from the balcony and the sheer convinience of the hotel's location.

Stayed there for 3 nights.. Stayed in the 2 bedroom apartment.. The location was great, nearby the city.. only 10 minutes walk and you reach the city.. the rooms & toilets were clean.. if you would like to rent a car, there are a lot of car rentals within 8-10 minutes walk.. only one bad experience is that my room key card doesn't work on my 2nd day of stay but I just went to the reception and they replace me with a new card.. The Old Melbourne Gaol is also within walking distance from the hotel and nearby there is also the Dracula Cabaret Restaurant for you to party with your friends..

We based our selection of Mantra on the Park on our need for a 2 bedroom apartment with a guaranteed balcony in the city and close to all transport. There is no doubt these criteria were filled, however there were quite a few minor niggles which did take away from our stay here.
Check in was a dissapointment. We arrrived early (9.00am), fully aware our room would probably not be ready until 2.00pm, which it wasn't. The desk staff kindly took our mobile number and advised they would call us when a room was ready as a number of guests were checking out at 10.00am. A room should be available by midday as no one else had yet arrived to check in for the day.
We didn't get a call (which was fine). So we returned to the hotel at 2.10pm expecting a room to be available. The story had changed. We were told there were no rooms available at that time as a 'large number' of people had checked in. We questioned this as we were told a 9.00am we were the first group arriving for the day. Basically she lied and said others had come in before us.

As we had booked the hotel in September and paid in full in advance AND arrived at 9.00am, we would have thought we might have been given some priority. It became apparent when a large sporting group came down from the elevators where our rooms had gone! We were told we would just have to wait until something was free. No time frame was given. Fortunately another staff member 'remembered' a spare room was available......hmmmmm. Being lied to before you step into your room is not a good start!

As to the accommodation there were pros and cons
Pros:
Good location - very close to Lygon St
Nice breakfast eaterie downstairs. Although not super cheap, you could still get 2 pieces of thick toast and an excellent coffee for under $8. Staff there were very pleasant.
Close to free city circle tram.
Very easy to get almost anywhere in Melbourne on the trams with the tram stop almost at your doorstep.
7/11 next door.
Beds were quite comfortable - nice and firm. Linen was fresh and clean
Cons:
The rooms are borderline clean. They do the bare minimum
Kitchen was dirty, floor sticky and drips of ? running down the doors - I had to wipe them down. No hope of washing any dishes as there was no plug for the sink.
The lounge in our room quite frankly was ready for the tip. Extremely saggy and clear marks of wear.
Dining chairs mismatched and stained.
Chipped tiles in the bathroom.
Overall sense of needing a major overhaul.
Balcony grubby

Overall:
The place needs a major refurbishment. It has heaps of potential. Repaint/deep clean and some new furniture. Just these basic changes and it would have been quite a different review. Not a 4 star establishment at the moment.

I would not recommend this hotel. The rooms were very old and outdated. The bathroom was plastic and had a shower curtain, there was also mould on the walls and a musty smell.

This hotel needs a major overhaul. It is however, close to Lygon street, which was an easy walk.

There are many more hotels that are much better value for money and more modern and cleaner than this one.

Very disappointed with cleanliness of the room. Dishwasher dirty, pots & dishes dirty, carpets dirty, lounge damaged & collapsing, smell of rubbish under the sink, floor dirty in kitchen it is sticky when we arrived, cleaning staff need a good kick up the bum and focus on cleaning these rooms thoroughly, suggest that each room has a proper schedule for full clean once per week or after a long tenancy, very disappointed.

Having thoroughly researced all 2brm apartments in Melbourne's CBD this was by far the cheapest available at the time. I wasn't expecting 5 star rooms or service - i just wanted something practical and close to CBD... and it was. It wasn't fancy but it was clean, it had a full kitchen (although not fully stocked - we had plenty of pot lids but no pots which was quickly sorted out by the staff upon asking) it had 2 bathrooms - one with a bath for the kids, comfy beds and a washing machine & dryer. The free tram was outside the door, it was a shortish walk to a couple of the bigger CBD shopping centres. It had a little 7/11 underneath the building. Overall it was great for what we wanted and for what we paid for it.

Arrived at 11pm. 10-15 roudy, drunk yobs were congregated outside. They looked like they had been there awhile, and weren't going anywhere. They were intimidating when you have young children. At check in we were greeted by a scene where a adolescent thug was arguing with the night manager....expletives abound! Once the thug had left, we were told by the night manager that he had let the man in to use the toilet, although he was not a hotel guest and then had caught him doing drugs in the toilet....not what you want to here, especially with very young children.

As to the hotel, location was good, as was the view of the city. Otherwise it was dated, scruffy and borderline dirty. Certainly the worst Mantra we have stayed in. The neighbors were probably related to the evicted thug, and did not want to introduce them to my young children, so we checked out the next day and found alternative accommodation at any cost!

Please do not stay here, I can't understand the 4* rating of some (very few) of the reviews
