This is an old house which has been nicely decorated and well presented, if you like old fashioned charm (which we do). I was phoned a couple of days prior to our stay and asked to provide my email address so that an email with arrival information could be sent, which duly arrived, including a passcode for the front door which I thought was a little strange.
As it turns out there is no reception at this B&B so we let ourselves in and retrieved our room key from a box inside the door and showed ourselves up to our room. We found a sheet in the hallway where you could write your breakfast choice for the following morning.
The breakfast room is lovely, with a big dining room table which is a lovely idea, the only problem is that it doesn't actually fit all the guests around it, so if it's fully booked, as it was when we stayed, you might have to wait a little while to be able to sit down. The booklet in our room explained that this was because the proprietors felt it's important for guests to have a place to relax, rather than a room full of tables. I understand this viewpoint but if left up to me, I would rather have a room full of tables, especially as in a city like Hobart you're unlikely to be spending much time at your accommodation. I appreciate the idea but I would give this a rethink.
Breakfast was fine, there were three choices - bacon and eggs, continental or pancakes. Unfortunately we had an early flight home our second morning, so missed musical chairs in the dining room, but what was disappointing was that despite asking a member of staff and writing it on the sheet, our ordered breakfast of fruit and cereal never arrived in our room as discussed and we left hungry. We also left without seeing a single soul and so left our key in the same box we found it in - lucky for them we paid in advance or else I'm not sure how (or if) we would have been able to pay.
The room itself was very spacious and clean, although, being an old house I guess, it was a bit noisy at night, and light could be seen through the doorway all night - which probably wouldn't bother everyone and it's only a slight criticism.
Having said all this, it is a beautiful building, in a quiet but convenient location. But I think for $250 per night, I would expect better service than was offered. Not being greeted by a member of staff or seeing one on departure makes you feel unwelcome, which I don't think is reflective of the staff at breakfast who were friendly and attentive - so I would suggest a couple of little changes and the experience would be much better.
