We stayed in this hotel for 2 nights whilst exploring Adelaide. The room was tatty and tired which is sometimes expected, but the room smelt damp and was dirty. Broken glass was left on the balcony, along with labels from alcohol bottles on the railings. There were suspicious stains on the cream walls and curtains, the floors had not been swept or hoovered and the work services had not been wiped down. There were three sinks in the unit, and no plugs. Staff were generally unhelpful, uncommunicative and badly trained in customer or hospitality services. Having stayed in other Oaks hotels, I feel that this is an exception, to the normal high standards of staff and accomodations.

Myself and two friends flew to Adelaide for the Cabaret Festival.
We got a really good deal with Oaks and overall were happy to be staying a an apartment close to the theatre and a short walk from the Rundle St Mall.

The apartment was clean and spacious enough for three girls with suitcases.

The living area was a little odd. The TV was very close to the sofa, and there was only one sofa. Meaning only two people were able to watch the TV at any one time.

Our movielink machine was broken, so our girly relaxing evening didn't quite go to plan. The machine was fixed the next day, however we did not have a reason to use it after that.

We called reception wanting mugs to make cup of soups, however they didn't have any and could only muster up one coffee cup.

Overall our stay was enjoyable. The reception staff were very helpful with great restaurant suggestions.

Having read previous reviews I was a little worried about this self-catering apartment hotel, which had been part of my conference package. But when I got there the linen was clean, the bed was comfortable, the shower was hot and the amenities were very good. Staff were helpful and the position, opposite the conference centre was ideal.
There was a balcony overlooking the centre (for smokers) and although in the heart of Adelaide, the positioning of the bedroom was very quiet.
At the time I was there they were doing refurbishments - so one lift was out of commission, but this was a minimal inconvenience. Overall a 4 +.

Where to start,Had no where to park the rental out side of the hotel to even find out where we were supposed to park,ended up outside the drive to the carpark had to leave the car to go into the hotel on the main road and get the key to enter,Hold on! we were given a allocated spot.Once we drove into the car park we found a car parked in our allocated spot,so we parked in another one allocated to guests of the hotel,i rang down stairs on entering our pretty shabby looking room,and told them where i had parked,the response was thank you i'll amend that for you,we went out probably 20 mins later.on return found our allocated, so i thought, spot with another car in it with their parking ticket saying they could park there,while we were looking for a spot the car owner of our first spot came to get his car,not happyJan am i, as it belonged to wait, a trades person who was working on the refurbishing ,of i guess the restaurant of The Oaks,anyway back to my parking story,asked the guy if he was leaving, he said in about an hour ,so once again we found another spot,again but this time i went and saw the reservation staff told them that (A) the trade person was taking up car spots that we had paid to use (B) the second spot we had changed to had also been taken by a car with the same spot allocated so we had yet moved again to another guest spot and this was only day 1 of our 3 day stay.Day 2 was no better as far as parking went again we had lost the whole 3 spots with yet again the tradesperson parking in paid guests parking but the staff didn;t seem to care about this,it was only when i told them that enough was enough and that i was going to park anywhere and they could deal with the person who owned that spot was i told that i could in fact park in any of the spots that had Oaks on it,Why not just tell me this in the first place,and save everybody the bloody grief.
The rooms although big where a little shabby looking, we had a 2 room apartment,the walls were in need of some care, as was the curtains and carpet.The beds had only a white sheet as a bed spread and an inner from a duvae blanket(stained) on it.
the Hotel itself was close to everything,but the reservation staff need to have lessons on customer service,as before and after my stay with The Oaks, we had stayed at some smaller hotels and all i can say is They cared a whole lot me about there guests.
Ahhhhhhhhhh now i feel better, just thought i'd share.

Nice apartment-style hotel. Close to airport, Rundle Mall, and public transportation; there's a free bus there as well that just takes you around the "Terrace" streets. Quiet ambiance and has amenities such as a kitchen and laundry facilities en suite; the suite is quite large. Friendly and knowledgeable staff. Oh, and there's a jacuzzi in the bathroom with jets.

Only gripes are the elevators and floor accessibility. During the day, especially due to the renovation, it takes some time for the elevators to reach your floor when you call it and to access floors, you have to insert your key card first before selecting your floor. Also, you only have access to the floor you are staying on, so if you are going with friends, try to get on the same floor. And trying the stairwell will only get you stuck (as in locked in) and you have to use the emergency box to release the lock. The inaccessibility is due to security reasons, but even in the States, I have not seen this. Normally, inaccessible suites are reserved for the upper levels of the building. Not sure if this is specific to this hotel or a norm for Adelaide and/or even Australia.

This hotel should state upfront (on booking sites etc) that they are in the process of refurbishing. That would at least prepare you for a bit of compromising in terms of the quality and condition of some of the furnishings and features.

We stayed in a 2-bedroom apartment on the 15th floor. We were impressed with the entry foyer and lifts, and when we first entered our apartment we were impressed with that too. A dazzling view from a gorgeous wraparound balcony meant that we had river, city and even distant ocean views. Then we looked a bit more closely at the inside of the apartment and the excitement faded a bit. The carpet was stained and worn and the lounge was so stained and filthy that we had to use a spare blanket to cover it before we were prepared to sit on it. The fixtures and features in both bathrooms were also very worn and in need of replacement (especially the tiles and grouting). Some of the other furniture in the apartment was worn and shabby, however the kitchen had been well maintained, and the TV, dishwasher, fridge, microwave, washing machine, dryer and dining suite were all very nice. With such a fantastic balcony and view, it was disappointing that the only furniture on the balcony consisted of a tiny table and one dirty plastic chair - what a waste of a great space!!

On the plus side, we paid a very reasonable rate for a 2-bdrm, 2-bathroom apartment in a fantastic part of town. The location is truly exceptional if you want to walk near the river, the botanical gardens, into the city for shopping, or the Central Markets (bit of a longer walk). Buses, trams and taxi rank are all just about at the door on North Terrace. Room servicing was prompt and professional, reception staff were friendly, parking was great (ensure you book ahead), early check-in was no problem, the beds were reasonably comfortable, we weren't disturbed by outside noise, and our apartment was huge - really spacious and airy, with three sliding doors to the balcony.

Overall our stay was comfortable and enjoyable but the general standard of some aspects of the apartment (mainly the lounge!) was disappointing. Then again, we agreed that for three of us it was very good value given all the other positive features of staying there, and given some of the alternative (far less appealing) options we had found online at similar prices.

The refurbishment program looks exciting and we hope that we can afford to stay at Oaks Embassy after the upgrade, as it does look like the apartments will be restored to their full glory. In the meantime, we probably wouldn't recommend the hotel (in its current state) for a romantic night away with your loved one - but for a catch-up with friends, a big apartment to share with your family, or a short Adelaide stopover close to everything, it really is ideal.

A group of 10 friends stayed for 1 night before heading off up the Murray on a houseboat. We had also booked and paid for 2 nights upon our return. Being Friday and Saturday nights the noise from the nightclub over on the next street was bedlam until 5 am (even tho we were on the 17th floor). We all departed on the Sunday feeling completely shattered. The apartments were quiet (apart from the nightclub noise) and very spacious but the furniture was stained and the carpets tatty. Staff were only just obliging. All in all a most disappointing stay. As some of us are quite frequent visitors to Adelaide you can be sure the Oaks Embassy will not be seeing any more of this group.
