Facilities in 2 brm were fine with nice outlook & kitchen/laundry facilities; ridiculously large CD player in a small cupboard. Great pool/spa area with sparse gym. North Tce location is great for Conference centre. Food outlets were adequate with little atmosphere.

The Oaks act as if they were merely managing these apartments for individual owners & whilst appearing like a proper hotel, don't expect the same service. Reception is run by cordially friendly administrative staff with a very clerical atttitude - no semblance of wanting to be of real service or show any enthusiasm. Our conference party rented several rooms- every extra request to front desk was handled poorly - "sorry Sir, no carparks available" (at $15/day) but still charging car parking to the room account; "sorry Ma'am, baby cot you ordered 3 months ago is not on our booking; you should have brought your own!"; "Sorry checkout is 10 AM, every extra hour is $50", even when the room had no booking for the next day.

Great facility, definitely not 4.5 star service. Might stay again, but pretend you're renting somebody else's flat; don't expect anyone to carry your bags, book your tour/restaurant or park your car. They're not good on fixing broken things in apartments either - have had more interest from a Melbourne rental agency.

I just wish I'd heard of tripadvisor and read this hotel's reviews prior to staying here. What a dump! Rooms dirty, bathrooms filthy and so smelly, windows smeared and couches and throw rugs stained (as if previous occupants had been filming sordid films).

Dishwasher had 'out of order' sign, next day it had 'out of order, fuse blown' but still not fixed. Woke up on last morning to find fridge not working and all our food inedible. Came back after day out to find heater on 32 degrees (we wondered if this was this our punishment for complaining so much....?!).

We stayed three days and the hotel had ample time to amend our situation as we voiced our concerns on day 1. All complaints (of which there were many) fell on deaf ears and no apologies or compensation was offered.

DO NOT STAY AT THIS HOTEL UNDER ANY CIRCUMSTANCES.

Whilst checking in with my wife we told the person behind the desk that it was our first wedding anniversary - to the day. Now, mind you, we didnt mention it because we were after an upgrade - we were just happy to be in Adelaide visiting friends on our first anniversary and wanted to share it with someone.
He didnt even look up - I think there was an audiable grunt of recognition. The position of the hotel is good on North Terrace. I only wished that we got a view of the street - even a reflected view of some shrubbery would be nice.
We had booked the room from a popular online discount hotel website- and that is why I suspect we got the balcony views of the brick wall - and the occasional drunk in the middle of the night vomiting his pie floater up in the alley below.
The reservation desk looks with distain on online discount bookings - they would put you in a dogbox if they could. If you pay full price you may get better treatment- but why not spend that money on a more professional hotel with true customer service.
BTW The lifts often dont work - its either a long hike up the stairs or a long wait in the lobby with other disgruntled guests.

Booked the Executive Spa Suite at the Embassy for a romantic getaway for 2 nights. Valet parking does not exist there anymore and had to use dodgy public car park next door which cost us each time we left the hotel to do anything. Checked into our room to find it in a very poor state to say the least. It looked as though a party had been thrown in there the previous night and the suite had been trashed and not cleaned properly. Still had drink stains along one of the walls, a huge crack in the lounge room wall that went from one corner to the other, stained & damaged carpet, cobb webs around a light situated on the wall, the bathrrom vanity had started to rot away at the bottom due to water damage I suspect and the curtains would not close to block out the sun that was blindingly bright. When calling the duty manager, we received no apology and a disinterested attitude toward our complaint. We were relocated to another room which was much better than the first but still no where near the quality that we had previously enjoyed there on a different occassion. You'd be better off spending that little extra and staying at the Stamford Plaza or Hyatt on the same street. I am never one to complain but feel so angered by our stay that I feel it neccessary to warn other travellers of this hotel. Never again.

Minimalist decor...so common yet so blah!!! It also had some nonsensical aspects to it...you couldnt open the door on the cupboard with the cd player in it as the hi fi unit was too big and stopped the door sliding back. You also had to fish around to carefully slide in your CD as there was insufficient room to access the tray. Too weird! Room was dusty...front desk staff very ordinary and not that helpful. Also incredibly noisy (and I'd requested a quiet room) for such a small city. Would I stay again...nope.

We were in a one bedroom apartment decorated in the minimalist 'chic' that seems so popular lately. However, there was plenty of room. The kitchen and laundry facilities were modern and good quality. The rooms were clean. The staff was helpful but reserved.

It is about a 10 minutes walk outside of the central business district including Rundell Mall. Not a problem for us but might be for people who have limited mobility.

I have stayed at this hotel several times on business. About half these times I have been upgraded. Twice I have stayed in the three bedroom spa penthouses - not that I had the time to enjoy the facilities.
I have always found the rooms somewhat sterile, though many guests would no doubt like the minimal modern style of furnishings.
Ironically, even the larger living rooms of these huge suites are sometimes poorly planned making it difficult on occasion to see the TV from the sofa!
On one occasion when I was in one of the huge top floor penthouses I had to summon help to remove several large moths which had found their way into the rooms. Although the staff member was friendly, there was no suggestion whatsoever of an apology, or even an offer of say a free drink or meal, even though I had been extremely inconvenienced (I had made it clear I was no fan of moths!!). I ended up moving rooms, though the new room was also not moth-free.
The restaurant is nothing special and pretty characterless, breakfast likewise.
In this price range I'd recommend the Rendezvous Allegra.
