The rooms are simple, but tidy. Toilet, shower and kitchen are nice and clean. The area outside is nice and the location in New Farm is very good. There is nice interaction with the other people in the common room, if that is what you want of course.

Overall very good value for money. I rented a dorm room.

I think the previous review by ErikSolum is a little unfair. I stayed at Bowen Terrace just a couple of days before and found the landlady, Maria, perfectly friendly and extremely helpful. Nor did I find dirt, unclean areas or litter in the public areas. Lets face it, this is budget accommodation by Australian price standards, taking into account the outrageously strong dollar. Some folk from Europe may not appreciate that, or that its easy to pay in Brisbane five times what this accommodation costs for a sterile chain hotel.
Bowen Terrace Accommodation offers an unusual chance to stay in an old tradional Australian House from at least a century ago. It has a lovely wide corridor leading straight through the house to a pleasant covered terrace at the back which itself overlooks an inviting small swimming pool. Many of the floorboards are beautifully coloured sanded wood and the place seemed very clean to me. Our room (no 15) had a wonderful old revolving fan, far nicer than air-con. The tiny shower-room was perfectly adequate.
Of course there are drawbacks to cheaper accommodation. In Bowen Terrace's its the sound-proofing. All the walls are very thin and sound travels. In the case of our room, we were woken around 8am by the droning of a washing machine directly below and could identify every part of the wash, drain and spin cycles! However, the management do not attempt to conceal this, mentioning the problem in the blurb on the back of each room's door.
We found this a perfectly useful place to stay on a brief trip to Brisbane. Its a 10 min walk to the nearest CityCat water transport stop in New Farm and although the hotel's situated on a residential street, the area around is crawling with interesting cafes, bookshops, bars and eateries.
You get what you pay for, but this place has so much character that it rather compensates for the drawbacks. Moreover, the manager easily arranges transport from the doorstep directly to the airport, costing $20 per person.

Room Tip: Ask for the quietest room they have. Queen sized rooms are good value.

Thank you for your accurate review of Bowen Terrace, I was stunned and speechless when I read ErikSolum review, as you know Bowen Terrace is cleaned and kept tidy everyday, yes the walls are very thin in our 99 year old Queenslander, Bowen Terrace is located 1.5 ks from the city in Brisbanes most expensive suburb and is in walking distance to all the great things New Farm and the city have to offer, we are not a hotel and dont try to be, we are a guest house where you will meet the most interesting people along the way in a relaxed atmosphere.

Bowen Terrace Int accommodation is located in a very nice old Queenslander and it COULD have been an amazing place to stay if it was not for the bad service.

The landlady was very unfriendly who did nothing to make us feel welcome. When we booked the room we specifically required a quiet room but we were put right next to the reception that opened at 8 am. When I inquired about this the answer was that the hotel was full.

The interesting thing however was that there was never the other guests that woke us up but it was the incredible annoying loud voice of the landlady. We told her that we had just arrived from London and that we needed peace and quiet to relax and shake the jet-lag yet she continually woke us up at around 8am most days.

The hallways and outside space was also generally littered with mess, mattress and rubbish.

The room was nice and spacious but they had not bothered to clean under the bed for the last couple of years. One of the bed slats was also broken but they never came around to fix it.

Also there was not air-con in our room but that was not a problem for us.

On the positive side: The house is lovely, the rooms are nice and spacious, the accommodation has a nice common kitchen and the other guests were lovely.

I know the following is also a little thing, but when you say "Good Morning" to someone you kinda expect a "Good Morning" and a smile in return. Maybe I am old fashion but were I'm from that is just normal etiquette.

It is a shame that such a beautiful place like this can be tainted by poor management with a surly attitude. This could have been an amazing place if the owners could have found a new landlady. I think it is strange that in the current economic climate, management continue to treat clients with such bad service. I am convinced that there are other places in Brisbane that would treat you better and they definitely deserve your custom more than this place.

Room Tip: I think the downstairs rooms are quieter. The walls are quite slim so it can be noisy.

I was stunned and speechless when I read this review.

Bowen Terrace is cleaned and kept tidy everyday, yes the walls are very thin in our 99 year old Queenslander, in the three years that I have owned and operated Bowen Terrace no one person has ever informed me that noise from reception was a problem, Eriksolum never mentioned this on his stay and this is the first I knew about it.
We are not a hotel and dont try to be, we are a guest house where you will meet the most interesting people along the way in a relaxed atmosphere, with plenty of space to sit and relax and unwind

Bowen Terrace is located 1.5 ks from the city in Brisbanes most expensive suburb and is in walking distance to all the great things New Farm and the city have to offer.

Probably a bit expensive for what you get. No air conditioning which was just unbearable in over 30 degree heat. The upstairs bathroom should be a separate shower and toilet as it's very annoying if someone is in the shower for absolutely ages and you just need a wee. There is a shower and toilet down stairs too though, but there would be times they'd all be engaged. Everything else was fine really, lounge, patio area, actual rooms. We saw a cockroach in the kitchen though. And although fairly close to the City Cat, if you want to walk into the city it is a fairly long way there and back, in the heat, up the hill. Lady on reception was helpful though.

If you are travelling to Bris - this is so beautiful hotel to stay - some people are friendly and clean everywhere. always stay at this place - sooo good

The positives:
- The location is great, right near Brunswick Street. There are heaps of amazing restaurants close by.
- The house is beautiful and well maintained.
- The price is reasonable and the staff were friendly.

The negatives:
- There is no air-conditioning in the rooms. It was 30 degrees or so when we stayed and we found it very uncomfortable in the room, it was very hard to sleep.
- The pool doesn't have steps to allow you to enter easily. You have to jump in and then try and pull your self out.
- The next door neighbours house has wire around the windows where pigeons sleep. These pigeons woke us up every morning.
- The fan in the shared bathroom is full of dust and not great for asthmatics like myself.
- The walls are paper thin and most guests didn't seem to realise this. It was very loud at night and hard to sleep.
- We were put in a room right next to the bathroom and could hear everything that went on in there.....

Overall, our stay was fairly average, I will not be going back again due to the negatives outweighing the positives. These issues could be easily fixed and would make everyones stay at the Terrace more enjoyable.

Room Tip: Ask to stay in a room away for the toilet and the main entry.

The accommodations here range from B&B 'style' to budget friendly shared dormitory rooms. It is a lovely old property, clean and very spacious. The downstairs kitchen is large and equipped with basic necessary cooking items and utensils and some essential foods such as: margerine, sugar, tea and coffee. I stayed in the shared 4 person dormitory so I'm not sure what amenities the private rooms contain. A very short walk brings you to good quality and affordable, nearby restaurants and bars. There is a bus stop, just across the street, which takes you into the heart of Brisbane CBD or a short walk to the Citycat ferry. Its in a great location, but quiet enough to enjoy a good nights sleep. However the dorm room does get very hot! There is no air conditioning in this room, though the downstairs common areas do have a/c, there are fans to circulate the air through the room. Overall I was pleased with my stay and the quality of the accommodations.
