Stayed two nights and very happy with this hotel. Hotel staff are very friendly and helpful. The room is good, considering that it is a boutique hotel, but the shower door is not working well and the lamp shade is broken. It would be nicer if there is some shelf space in the bathroom for guests to place their toiletries. The public computers at the lounge work well. On the whole, quite good.

Room Tip: Rooms on Bayswater Road side are noisy at night.

This hotel is in a great location with lots of bars, clubs and restaurants nearby. However, with that comes noise, and you can't have it both ways. Our room was on the small side but adequate and the bed was comfy. The view directly into an adjacent apartment was not so great, but that's inner city Sydney for you. The bathroom is TINY. I'm not large by any stretch, and even I felt it claustrophobic. There is barely any room in the shower to move and wash, but again, this is not a deal breaker. What is however, is the horrible creaking floors. Whenever you walk over them, they creak so loudly that it wakes everybody up. The lift is also outrageously slow and it is literally faster to walk up 3-4 floors than it is to wait for it to arrive and get you to your floor. During our stay, there was quite a heavy downpour and I was shocked to see water leaking through the lights in the reception area. A small bucket was placed underneath, but I was genuinely concerned about being electrocuted, as the light was still working. Other than that, you get what you pay for, and you could do a whole lot worse than this place. If you get a good rate, I'd stay here again.

Room Tip: Ask for one with a view (if they exist). Our was on the western side, next to a residential apartmen...

Thank you for taking the time to leave such a detailed review of your stay with us. Of course, we do have larger rooms than the Small Double Rooms and King Standards, the King Deluxe and even Executive King Suites are quite spacious, I would definitely recommend booking one of these for your next stay. Sorry about the floor in your room, this is an isolated issue and we're having it looked at. We absolutely had a major plumbing issue in what can only be described as a small cyclone that passed through Sydney. I can assure you this does not happen regularly.

This hotel was an excellent price, in a spot that was very close to restaurants and nightlife. The hotel had character and was nice and clean. The staff were most helpful and pleasant. Offered free WiFi, which was excellent, as we didn't bring a laptop. Thoroughly enjoyed my stay, would recommend this hotel.

Room Tip: If you dont like any street noise ask for a room at the rear. Was not very noisy at the front thoug...

After comparing prices of hotels in Sydney, I find Bayswater's rates the best option for us. I was considering taking a backpackers hostel but after checking the rates, adding a few more bucks means privacy and comfort of having your own cozy and nice room with an attached bathroom. Stayed in Executive King Suite for free upgrade.

The room is spacious for 2 to 3 persons (sofa converts into queen size bed), bathroom was average w/o bathtub, beddings and room setup was elegant. Our aircon was a bit sluggish but after asking the staffs about it, they were able to rectify the issue. Standalone cabinet is ok, bar fridge is inside it. Work table is quite small, considerably ok.

Best things about this boutique hotel:
-Friendly and helpful staffs.... I am just so forgetful of names but all of them deserves a pat on the back for doing a good job. Special merits for Dion for always responding to all my concerns.
-just 2 minute walk to Kings Cross train station
-café's all around the vicinity
-Coles for all your grocery needs is there in a blink of an eye... roughly 20 meters away :)
-If you love walking, this place is great to stroll going to all those sights to see such as Botanic Gardens, Sydney Opera House, CBD, Circular Quay, Darling Harbour
-Adult fun are plenty, for those who seeks for it.
-Airport shuttle is cheap for Aud 12.00
-Waiting lounge and lobby is nice and cozy... can have some shortbreads and coffee at the adjacent café.

Things to consider
-Kings Cross is quite risky at night as per the information I got from friends and relatives.... being a place of adult fun, pubs and clubs expect drunk people walking along the streets.Just stay clear of them.
-Hotel room don't have a safe box, so better hide your expensive stuffs or bring it along. Bayswater says as long as you make sure your room is locked it is safe. I hope they will be considering to add Safe boxes in all rooms.
-Our floor have creeking noise, tolerable somehow.


I am not aware if other rooms is as spacious as what we had, if you are thinking of staying half the time inside the hotel it is still best to book here.

Surely... I will be staying at their hotel again soon :)

Room Tip: Choose higher floor to have better view... only if you have a window ;)

The bayswater sydney is located at a strategic location nearby the king cross train station. The hotel has nice and cozy design. The room is nice and clean although it is small.
However, it might be a bit noisy as there's a pub next to the hotel.
Highly recommend for single and couple travelers.

We had a great stay at the Bayswater during our first visit to Sydney. The location is perfect if you want to visit the city and be close to bars and restaurants. walking distance to the city center, opera house and other attractions. We got an upgrade to the king room from Lee, who is wonderful. The room is spacious with clean amenities and comfortable large bed.
There is also a super convinient gym available at no cost which we found a big plus.
Lee gave us tips on places to visit and have breakfast and thanks to her we stayed a couple of days more in Sydney!! Thanks Lee!

The boutique hotels I have tried so far have all turned out to be friendly, small, elegant and well located. This one is not an exception. Yes, the rooms are a bit small and you might need to use the bed to open the suitcase on, but if you are not planning on staying a lot in the room, it is not a big problem. The details and style of the room, bathroom and lobby areas are thorough. The staff very friendly and service oriented. The only drawback for me was the total lack of any view out of the window, as I saw straight into a wall one meter away on the other side.

The location is great, smack in the middle of a district with eating places, delis, and a five minutes walk from the train station. Guests can also use a gym which is open 24 hours a day, not far from the hotel (I never did).
