“Lovely stay”

We were a group of 23 from aged 18 months up to 72 and had 3 properties between us. The welcome packs were lovely and it was lovely to arrive to teabags and milk, and fresh flowers etc. It was helpful to have camp beds etc. provided for the little ones, however the showers were very weak on water pressure and so was very difficult to wash hair under. Slightly disappointed with the dining space in the Farmhouse as it was to seat 20, which it did but not without being rather cramped and those cooking struggled.

Very impressed with games room and swimming pool though, and lovely to have an outside play area for the little ones. It is a lovely place but is slightly overpriced for what is offered; having stayed in other similar facilities in a large family group it was not quite as good value for money as has been paid previously.

Thank you for your review, I am pleased that you enjoyed your stay at Haddon Grove Farm. We cater for lots of groups of up to 25 people, with 3 separate locations on site where larger groups can be accommodated to sit and eat together. By necessity, we are seeking to fit in more people to eat than the cottages will sleep, so there can be less space to sit than usual. There aren't many holiday cottages in the Peak District that can offer similar flexibility to accommodate groups to stay in one place and sit and eat together. I am sorry if this didn't quite meet your requirements.

Our newly-refurbished indoor heated swimming pool is very popular with guests all the year round and is a feature not offered by many other holiday cottages in the Peak District. We do have to include the cost of this in our rates. We work very hard to ensure we are competitively-priced, benchmarking ourselves against comparable cottage complexes in our area. We do not offer budget accommodation, but luxury, very well-appointed properties. As a point of comparison, your stay in November worked out at about £25 per person per night for a group of 23 people. The local youth hostel charges between £18 and £24 per person per night for bunk room accommodation with no other facilities.

I am sorry you weren't able to get sufficient pressure from the showers - they are all electric, so won't compare to power showers, but can easily be adjusted to increase the flow rate.

All our beds are full-sized (6'6") although some have footboards as well. There is a range of styles of bed in the cottages, with many divans as well as more traditional wooden or cast iron frames. We only have 1 single bedroom on site, so it may have been an unfortunate mis-match of guest to bed for the person in this room!

I hope that we can welcome you back to Haddon Grove Farm very soon.

We recently spent a weekend at Haddon Grove Farm Cottages, celebrating our golden wedding anniversary in a family group of 20, ranging in age from nearly 2 to over 70. Every one of us had a wonderful time, enjoying the beautiful countryside and the homely and well-appointed comfort of the delightful accommodation. Louise and James were ideal 'hosts', very professional, always available and helpful but never intrusive - and they seem to have thought of every conceivable requirement for a happy, relaxing and comfortable stay. All four cottages we occupied (Farmhouse, Riber, Chatsworth and Ash) were impeccably clean, freshly decorated and comfortably and attractively furnished. Other reviewers have mentioned the thoughtfully-provided welcome packs, fresh flowers, comfortable beds, indoor heated pool, games room etc; if I had to sum it all up in one phrase it would be 'attention to detail'. This is what made our special weekend so perfect. Thank you, Louise and James - you're doing a terrific job!

Spent a weekend here in the farmhouse and other accommodation courtesy of my brother. An excellent choice able to deal with groups of varying sizes.

Well placed for local sight seeing as well as using the facilities on site. Saw the Four Shires Bloodhounds out on the Sunday. That was very interesting - they have always hunted people it seems. Had a chat with members and they were very friendly.

We were using the farmhouse to the full. Though there is one room en-suite that leaves 3 other twin/double rooms to share the house bathroom. I suppose things are limited in an old property but more facilities or an upstairs shower would have been appreciated. There is a shower/wc downstairs - but, all in, that's a minor gripe I suppose.

Would recommend this well appointed accommodation to anyone looking in the area.

Thank you for your review, I am very pleased your group enjoyed your stay at Haddon Grove Farm. We are well set up to accommodate all sizes of groups up to 25 people with several cottages available to seat larger numbers so that everyone can sit and eat together.

The award-winning Farmhouse consistently gets very positive feedback from our guests - I am sorry it didn't quite meet your needs. It has 4 bedrooms and 3 bathrooms, one of which is on the ground floor. Together with 2 sitting rooms, one of which can be a bedroom, this offers great flexibility to accommodate guests who find stairs difficult and generally offers lots of options for up to 10 people to stay.

Haddon Grove Farm is very well-located in the heart of the Peak District with good access to all the major attractions including walking, climbing, cycling, Chatsworth and all the wide range of activities on offer. With a fantastic newly-refurbished indoor heated swimming pool and games room, Haddon Grove Farm is the perfect base from which to base your Peak District stay!

We visited at the end of October 2013, staying in Monsal Cottage and found the accommodation to be very well planned and carefully prepared, with many personal touches and extras.... such as fresh flowers, and milk in the fridge upon arrival. The beds were comfortable, the water always hot, and the heating system kept us very cosy.
The highlight was definitely the swimming pool, our grandson enjoyed it every day, it was very clean and well organised, and kept at a good temperature, glorious to enjoy the pool whilst admiring the peakland views through the well positioned windows! Thoroughly recommend it.

With 11 cottages ranging from 2 people to 10 people, we are able to accommodate most requirements. In particular, we cater for families and groups needing somewhere well-equipped and spacious as well as relaxing and well-located in the centre of the Peak District.

Our newly-refurbished indoor heated swimming pool and games room is very popular all the year round and a great place to relax and unwind after a hard day enjoying all the Peak District has to offer. It is also a good escape when the winter weather is a bit fierce!

We look forward to welcoming you back to Haddon Grove Farm very soon.

We stayed in Chatsworth Cottage for 4 nights and we couldn't fault anything. The cottage was beautiful, it had everything you could possibly need. On arrival James and Louise provide a welcome pack of milk and tea/coffee and biscuits. The decor and finish is immaculate, the beds are comfy and the cottage is warm and cosy. My teenage sons loved the leisure centre and having the use of the pool and games room definitely stands these cottages out from the rest. There is a full instructions folder and there is parking for plenty of cars. I would recommend these cottage to anyone, they have 11 all of different sizes so perfect for hen weekends, family getaways or for family's with teenagers.

All of our 11 cottages have been fully-refurbished and are graded 4 star by VisitEngland.

We try to provide everything our guests need for a relaxing and enjoyable time in the Peak District. We are very well-situated just outside Bakewell giving easy access to the huge range of activities available from walking, cycling and climbing to visiting Chatsworth, Bakewell, Buxton and other attractions.

Our newly-renovated indoor heated pool is very popular all the year round and is a great way to relax and unwind after a busy day enjoying the countryside.

With 11 cottages on site, sleeping from 2 to 10 people and with a number of cottages able to seat groups of up to 25, we welcome groups getting-together for special occasiont, reunions, anniversaries, birthdays and family events.

We look forward to welcoming you back to Haddon Grove Farm very soon.

Visit was to have been 9th to 13th September 2013.
Actual visit 9th to 12th September 2013.
Left a day early.

1. Booking process and payment easy.
2. Officially could not book in before 4pm but were told that there would be no-one to greet us after 4pm so had to be there earlier.
3. There is no resident manager which makes it difficult to get help when the owners have left.
4. Cannot park next to the cottages but James helped us with our luggage and food.
5. Louise asked us to sign a document confirming that we would leave the cottage in good order
6. We were given a notice that the electricity would be turned off between 09:00 and about 12:00 on the 12th. This was not mentioned when we booked.
7. There is a dangerous internal step just inside the door made even more dangerous by the use of three small loose mats balanced on the edge of the door well. If the settee was pushed back it would fall into the door well.
8. The cottage is small, dark and when we arrived very cold. Not what we had expected from the recent reviews. Heating could not be adjusted until the following day and was never satisfactory. No heating in shower room except a small electric overhead fan heater. No heating in upstairs washing facilities.
9. Hot water from taps scalding.
10. Carpets generally grubby, large stain in sitting area, mould on shower cubicle, dust and cobwebs on beams.
11. Loose newel post near steps to lower sitting room which is even darker than the rest of the cottage, we would not consider using it.
12. Floor in upstairs washing facility creaked so loudly that it competed with the sound of the TV downstairs.
13. Pictures on narrow stair well walls are not a good idea, they fall on people.
14. Very small television.
15. Take you own tin opener, ours didn't work and couldn't be replaced until the next day.

We cannot imagine that this cottage would be adequate for 6 people, there were only 2 of us. The washing facilities are sub-standard, small and cold.
Beds were comfortable and the pillows soft, good storage space upstairs.

The games room and swimming pool were good although we did not swim.

We believe that the gold award is not for this cottage but for the farmhouse only, this is quite confusing.

The major problem is that there is no resident manager to deal with any problems.
We left a day early, at about 10:00 and there was no one around.


We had a GREAT day at Chatsworth House which is quite near.

Thank you for your review of your stay at Haddon Grove Farm. I am sorry that your experience didn’t meet your expectations.

We take the comments of our guests very seriously and always try to respond to the feedback we get. In particular, we spend a lot of time when potential guests are planning their stay with us to help them choose the most suitable cottage to meet their needs. It seems that in this case, these guests did not choose the best cottage for their access requirements (which weren’t made clear at time of booking or on arrival) although better options were available at the time of booking. They also did not make use of the extensive information on our website, in the booking confirmation paperwork and the Guest Information Pack in the cottage which would have addressed many of their comments. We will be reviewing how we communicate these details in future and we will also be putting a copy of the Guest Information Pack on the website for guests to read in advance.

To address the specific comments raised:

- Our website has clear access statements for each cottage, highlighting both steps to the cottage and those inside. These are also shown on the floorplans for every level in each cottage. A copy of the site layout is sent with every booking confirmation which shows where are located the 26 marked parking bays on site. The cottages in the courtyard are around 20m from the nearest parking space. We have 2 easy access cottages (Chatsworth and Ash) which have parking spaces right outside and ground floor bedrooms and bathrooms. One of these would have been far more appropriate for their stay. We were happy to help with unloading and carrying baggage to the cottage.

- We do not live on site, but are at the farm most of most days excluding Sunday. We provide mobile numbers for guests to contact us when we are not around. These are clearly visible in the guest pack, on the back of the front door to the cottage and in the Leisure Centre. We were on site and spoke to these guests each day of their stay and could have been contacted at all other times in case of any problems. We do not provide 24 hour on-site presence (but neither do the vast majority of holiday cottages). If this is an important requirement for guests, then clearly it should be checked in advance. At no time were we made aware of any of the concerns raised in this review with the exception of the heating (adjusted on first morning - see below) and the tin opener (replaced – see below).

- All our cottages have very efficient thermostatic electric central heating. This is fully-controllable from within each cottage and detailed instructions are in the guest information pack. At this time of year, the temperature can vary considerably on a daily basis and the heating is set to come on if the temperature falls below 19 degrees. The temperature was above this level, so the heating didn’t come on. The heating is easily switched on manually if required (as per the instructions provided) and the cottage also has 2 additional free-standing heaters if “instant heat” is needed. Neither of these options were used. We responded to the guest’s request on the first morning to have the heating on at a higher temperature and for longer and confirmed the next day that this was then sufficient. If the heating is used, all the rooms are cosy and warm – including the cloakroom and the bathroom, although this has an additional efficient hot air heater which provides extra warmth if needed.

- Our terms and conditions say that check-in is from 4pm. Where we are able, as in this case, we try to offer guests an earlier time than this, subject to cleaning requirements. We do not require anyone to have arrived by a particular time – we are very flexible and are able to offer check-in any time after the cottage is ready.

- We are legally required to register all guests on site using a simple form which already has the majority of guests’ information pre-printed. In addition, we include part of the terms and conditions reminding guests of the requirement to leave the property in a reasonable state. This is not something in addition to the existing contract they take out when making their booking, but a copy of it.

- We were informed by the Electricity Distribution company the week before that they would be carrying out essential works during this period. This was entirely outside our control. We told all guests on arrival, both verbally and with a reminder letter that this would be happening. We were on site after power was restored to ensure everything was operating correctly.

- Sycamore cottage has been our only 3 star property (all the others are 4 star). The grading of each cottage is shown on our website with the details of each property. The Farmhouse has received the prestigious Gold Award, and this is also clearly highlighted. Sycamore has been upgraded this year to include a larger kitchen with dishwasher and fridge-freezer and a newly-refitted shower room and WC. It is only a 4 person cottage, not for 6. We are awaiting re-grading this year. The cottage has plenty of lighting (2 ceiling lights and 2 lamps in the sitting room, ceiling light and under-cupboard lighting in the kitchen and ceiling lights and multiple lamps in each bedroom).

- We take the cleanliness of the cottages very seriously as this is a top priority for our guests. Our most recent tourist inspection rated our cleanliness at 100% in all our cottages. The cottages are cleaned very thoroughly after every let. We also have a professional carpet cleaning machine which we use to clean all the carpets on a regular basis. We have inspected Sycamore closely as a result of these comments, and find the carpets to be very clean – they are of a “heather-style weave” which may have made them look grubby as they are not a consistent colour. They have been newly replaced in the last couple of years with a high quality wool-blend and thick underlay. With 200 year old buildings, there is a tendency for more dust to gather on beams than in newer properties. We do find that cobwebs grow frequently and rapidly (sometimes even overnight!) even when the cottages are cleaned at least once per week. We are more than happy to remove these at any time if they cause a problem.

- The TV is 26” with FreeSat and DVD and we find this to be sufficient for most guests. The tin opener was brand-new, but clearly defective. It was replaced immediately (and returned to the retailer for a replacement).

Once again we are sorry that these guests’ stay at Haddon Grove Farm was not to their liking. We would have been delighted to have addressed any and all of their concerns during their stay, had we been given the opportunity rather than having to comment retrospectively on issues which, in general, could have been resolved at the time.

We have just returned from a very happy week staying at Haddon Grove. The website tells the truth about this very well run,well appointed group of cottages. The facilities are exceptionally clean and the swimming pool/ games room was a huge hit for our 10 year old son. We enjoyed the location, as you can walk straight from the door into stunning countryside. The owners were both professional and friendly and we will have no hesitation in returning.

As well as being ideally-located in the heart of the Peak District, with all the many activities on offer (including walking, cycling, climbing or just enjoying the contryside), Haddon Grove Farm has excellent on-site facilities. Our newly-refurbished indoor heated pool and games room are a big hit all the year round.

We have 11 cottages available, sleeping between 2 and 10 people up to a maximum of 50, which means we can accommodate most requirements. We also have a number of group cottages which enable larger numbers to sit and eat together.
