We loved Casitas Kinsol, and highly recommend it to anyone wanting to experience the Yucatan through locals and staying true to the Mexican ways.

My partner and I had 4 nights in the Yucatan before starting an Intrepid 22 day tour.
Since we were sure to visit the touristic places with our organised tour, we wanted something that is a little off the beaten track.

After extensive research of many accomodation destinations all across the Yucatan, this property seemed to stand out. Not only was the property that stood out, from the minute we started emailing Alain and Christine, the responses we received were very prompt, thoughtful and extremely informative. Prior to leaving home Alain and Christine sent us a "Must do / Must eat" list and a google map link with all restaurants and places marked on it. This information not only made our stay extremely enjoyable but we could also use this knowledge whilst visiting other areas on the tour. I found this information priceless as many of the places listed was not even on tripadvisor. We were able to eat cheaply at local prices along eating delicious non-touristic meals with all the locals which frequent these restaurants/Taquerias.

The rooms in Casitas Kinsol are surrounded by beautiful garden landscaping and leads out to the common area (Christines Kitchen and the table where Alain sits). Every day we would walk past the beautifully decorated common area to have a chat to Alain and hear about the many interesting stories and receive many useful tips. There are three dogs on the property, all beautiful natured even though one of the dogs will greet you with a bark just for the first time.

We had room 3 and was very happy with the cosy and charming room. It is not "luxury" but the price for the room is also no where near the accomodation you would pay for in the hotel strip.
There are mosquitos on the property however did not have a problem with it in our rooms. It's a little difficult to stay away from mosquitos anywhere you are in this part of Mexico anyway so just use a repellant or wear a long dress/pants.

We felt that our choice to come to Casitas Kinsol straight out of the airport with a rent-a-car was an excellent decision as Puerto Morelos was only a short half an hour drive from the airport and the following days we could visit various cenotes, the botanic garden, crococun zoo easily with our car.

I can't thank enough how helpful Alain and Christine has been. You guys really made the start of our trip memorable, tasty and fun!

Awesome cute little casitas in a secure setting in an amazing little town that is safe and friendly. Excellent food, great music and people. Very knowledgeable and helpful hosts and staff. Great experience overall.

I loved it in Casita Kinsol . It was really special. You really have to see it. It is higgledy piggledy, artsy quirky charming. It's not luxury and it doesn't pretend to be. It's friendly and homely and welcoming.

Alain was kindness itself. I wanted to move in for good and become a part of the community. if I lived on this continent I could see myself coming back on a regular basis. The hotel is charming and so is the whole village.I i hired a bike from Alain and spent a happy day cycling around, everybody speaks and smiles. The beach isn't far by bike.

Dog lovers will adore Taxi, Mamie, Tati and Nena. Nena is quite something! The most laid back creature I have ever encountered. A dude dog! Taxi is highly strung and barks and growls and postures when she first meets you, but don't worry she has no ill intentions and settles down very quickly.

Do have breakfast a couple of doors down at Rafael and Griselda's place. It's the cabin with the many shades of blue stripes. they make their own bread and hot chocolate and coffee mix is a great way to start the day. There is a yoga centre which makes great vegetarian food. Alain will tell you where it is. There are lots of other good places to eat and come recommended by other guests. Lovely fruit just on the corner - all prepared and ready to take to the beach.

i gave Casitas Kinsol a good, not great rating for location, in case people would be disappointed it wasn't on the beach. But I could just as easily have chosen excellent because it is in a real village with no tourists or tourist tat. it depends what you want.

Mosquitos were a problem and I was badly bitten on the first night, despite deet and mosquito killer incense coils, but Alain put up a mosquito net on the second night and I slept wonderfully.

Absolutely loved staying here at Casitas Kinsol! We wished we had stayed for more than just two nights! Super eco friendly and beautiful decorated and layed out! Perfect if you have car hire and for the price, it is so amazing!

We came straight to Casitas Kinsol from our flight with prebooked transfer for US$50 with USA Transfers.
It was so quick and easy and wonderful!
Taxis to the beach are so quick and cost nothing- there are awesome restaurants and just loved loved our room!

The hosts of this beautiful place are wonderful and super helpful!
You would be crazy not to stay in this gorgeous natural place!

Room Tip: All rooms are wonderful!

This was our second year in a row to spend time with Alain and Christine at Casitas Kinsol. We will never go anywhere else in Puerto Morelos. The 8 unique rooms are completely charming down to the tiniest detail. We love staying in the Colonia area with the "real" Yucatecans. Every morning we walked to the fruit market and bought luscious mangoes and papayas and also big bottles of fresh squeezed juice for about a dollar. It was heavenly. The people in the area are friendly and you feel refreshingly out of that tourist loop. Alain and Christine are so kind and helpful and never tire of our requests for more information about Puerto Morelos and beyond. It is great if you speak Spanish in that area but don't let that stop you. You won't regret staying at Casitas Kinsol. You will be back again and again. There are plenty of taxis and colectivos to take you to the beach. (5 minute drive). I can't imagine staying in the touristy beach area. It wouldn't be nearly as much fun!

We have stayed numberous places in Puerto Morelos and this was the first time we didn't stay in the beach area. There is a fruit market down the street for daily fresh squeezed juices that are fantastic!! The hospitality at this hotel is excellent. It is a cute basic & rustic hotel that is very clean and a good value. If your looking for a place to hang out with the locals, this is it. Nothing fancy but a great experience.

After ten days of all inclusive accommodations with a group of friends, my wife, my son and I were dropped here for our final night before heading to the airport. It was a bit shocking to the friends as it was very different accommodations than what we had grown accustom to, and I could sense the doubt and fear from them as they left.
But after Taxi the dog quit barking at us and we settled in, we found Alain and Christine and the accommodations to be very pleasant. Alain directed us to a very good restaurant a block and 1/2 away, Fonda American Grill, where we enjoyed exceptional food and service.
We enjoyed the local scene as it was new years eve and many of the Mexican families had stuffed men posted on the sidewalk that they planned on burning at mid night. It was a noisy night as should be expected and when midnight was about to strike I got up and partied with the locals and watched them burn the men. It was a night of Tequila chased with grapes and loud singing. The singing never ended till they shut the power off at 4:15AM. Perfect timing for us as we had just finished our final packing and the taxi had just got loaded for our trip to the airport. You have to love the local scene, to fully appreciate these accommodations. Cheers to 2013

Casitas Kinsol is a Guest House with 8 rooms for rent in Puerto Morelos, on the Mayan Riviera, 25 minutes South of the airport international of Cancun and 4 blocks from the main bus stop in town. It resides in the heart of the “Colonia” of Puerto Morelos conveniently located between Cancun and Playa del Carmen and only 2.5 miles to the beach. Surrounded by many eateries, grocery stands and stores, it offers 8 romantic rooms and bungalows: 4 with kitchenettes and 4 without. All the rooms have basic amenities at low prices for double occupancy. The rooms come with private baths, hot showers, air fans and a unique décor designed by the owners. Most of them come with WI-FI. Room #1:The Master Room is (as well as the room 8) an authentic Mayan hut where Mayan people used to leave until the early 1990's. It has been converted to a large room with its private bathroom. The thatched roof was replaced by a stucco one with two skylights. Two small windows were added to bring some more light to the room. It has cement floor and tiles in the large bathroom. It is a very large standalone, ground floor, hut style bungalow, complete with a full-size (double) bed and one twin-size (single) bed, so it will accommodate 3 persons. Private bathroom and kitchenette. It offers a refrigerator and two burner stove-top but no ovens or microwave. No microwave or standard ovens, no dishwasher either.
